** Message for discounts for longer stays! **Our Beautiful unit offers a full functioning kitchen, wifi, cable, and a large balcony with chaise loungers over looking the crystal clear waters of the Gulf. Take advantage of our current discounts and social distance yourself with a view. Our complex is not too large and offers a wonderful swim through pool, heated indoor pool, game room, fitness center, and an amazing location. With endless gulf views and just steps to the beach. This listing is for the entire condo. It is located on the 12th floor with breath taking views of the beautiful gulf and just a quick elevator ride down to the beautiful white sandy beaches! You can't get any closer than this! The entire unit, except for an owner's closet. Our interaction will be minimal as we live out of town. However, we are just a short phone call, text or email away. We have Brenda, who keeps the unit clean and running for us and lots of friends and family in the area for any emergency cases or to help check in and/or check ID's. Our location is wonderful, it's close enough to walk to the center of Gulf Shores (being right under a mile) but far enough away to where you aren't exposed to all the noises that accompany the crowds. One of our new favorite places to eat is Picnic Beach, Desotos is also a local favorite. Of course there is the Hang Out as well. The best places for shopping in regards to groceries and items for the beach would be Target, Publix, and Walmart, all of which are located off Hwy 59 before you arrive at the condo. If you're coming during busy season (May, June, July and holidays) it might be best to stop off and pick up the groceries before you reach the complex, as traffic can get heavy. For other shopping, there are the outlets located in Foley, there is also a yoga studio (Glow) right as you enter Gulf Shores on the left side of Hwy 59 that has a little store with Lululemon and other athletic brands and of course great yoga classes! There is also a cute boutique next door. If Orange beach isn't too far of a drive for you, there is a great area called San Rock Cay that has adorable little shops and lots of great restaurants. A little further from there, the Caribe restaurant is another of our favorite places to eat as well. It's probably best to get around by car, but if you're feeling adventurous, there are lots of shops and restaurants just a mile down the way. This is a NON-SMOKING unit, no exceptions. Anyone caught smoking in the unit or beach side balcony by reports from the property manager or cleaning service will be subject to immediate eviction along with loss of remaining rental and loss of deposit amounts. Age requirement The individual making the reservation must be 23 years of age or older (married if under 23) and must occupy the rental property the entire term of the reservation. Singles under 23 years of age are prohibited unless accompanied by parent or legal guardian. Photo Identification must be furnished upon request by owner or property manager. Falsified Reservation Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check in. Check in and Check Out Check in time is after 3:00 pm. Check out time by 11:00 am. This is strictly enforced as the unit may be lined up for cleaning depending on departure or arrival of other guests. If the cleaner arrives after your departure time and you have not vacated the unit there will be a $50 fee taken from your deposit PLUS $50 per hour or fraction of that you have no vacated the unit to potentially compensate the arriving guest for your decision not to depart per this agreement. Please be courteous of others and check out of the unit on time. Pet policy Pets are strictly prohibited in the unit. If you are caught with an animal in the unit you will be asked to leave immediately and your rental and deposit money will not be refunded. Emotional Support Animals require medical documentation along with a stay of 35 days or longer and named policy letter from your insurance company naming Andrew Partin AND Crystal Shores West Owner Association as Named Insured. Service Animals also require a named policy letter from your insurance company naming Andrew Partin AND Crystal Shores West Owner Association as Named Insured as my policy specifically excludes animals claims of any kind. Security Deposit/Payment A $300 Security Deposit is collected upon the rental reservation. It will be refunded by AIRBNB approximately 7 days after your departure presuming no lost/damaged items. Other than making a claim within 7 days for damages we do not receive nor do we control your deposit. Reporting Damage Please note any damage to the property MUST be reported within 12 hours of your arrival to us to avoid any possible liability. If any loss or damage occurs during your stay please notify Kristi Partin at (Phone number hidden by Airbnb) There is no Daily Maid Service While linens and bath towels are included in the unit, daily maid service is not included in the rental rate or available. The towels and linens provided are for use in the Unit, not in the pool or beach areas. Parking Restriction Crystal Shores West prohibits on-site parking of RVs, motor homes, campers, and personal watercraft (boats, trailers, jet skis, etc.). There is a limit of 2 parking pass/Guest Registration Certificate (GRC) per rental. One is included with the price of the cleaning fee. If a second pass is needed, please let us know ASAP so that we can send a request for money via Airbnb. Each parking pass is $25. The parking pass should be displayed on the dashboard of your car. Failure to do so may result in a fine to the owner of $50/pass which will be taken from your deposit. . Provided in the unit Each unit is supplied with towels, bed linens, and all necessary kitchen eating and cooking supplies. Other items provided are as follows: ONE roll of paper towels, ONE ROLL of toilet paper per bathroom and 1 bar of soap per bathroom, one plus trash bags. If you feel that you will go through this during your stay, it is recommended you bring extra or purchase extra at the grocery store. In addition, we TRY to keep the unit stocked with laundry pods and dishwasher pods. However, these are provided by the cleaning company and they are sometimes missed and not always guaranteed. Beach Chairs/Towels Suncoast Beach Services provides rentals of Beach Lounge Chairs and umbrellas for daily use directly in front of the condo March to November. Beach Towels are not provided unless specifically contracted for and/or returning guests. Changes Furnishings, descriptions (including bed sizes), and amenities (including pools, hot tubs, etc.) are subject to change without notice. No refunds will be made for changes or unavailable amenities. Maintenance Working condition of pools, hot tubs, air conditioners, TVs, DVD players, phones, appliances, etc. are not guaranteed. No refunds or rate adjustments will be made for mechanical failures. In the event of a breakdown, the owner will make repairs as soon as possible after being notified by you of the problem. If the unit is in need of repair or service please call (Phone number hidden by Airbnb) Occupancy The total number of persons allowed in the property at any one time is restricted to 8. Property Rules Guest agrees to abide by the Rental Rules posted on the property at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. **Please note, the property is sometimes under regularly scheduled maintenance to keep the grounds updated and nice. This sometimes includes construction and/or heavy machinery. This does not happen often, but as owners we cannot control when this happens. We try to forewarn guests when we know, but refunds will not be issued due to this. Parties NO HOUSE PARTIES allowed. An atmosphere conducive to quiet enjoyment of guests in surrounding accommodations must be maintained. Violations are grounds for immediate eviction without refund of rent. Departure Responsibilities Include: • Leave the property reasonably clean • Load dishes into the dishwasher and turn it on • Dispose of trash in the trash chute located in the breezeway at East end • Close and lock all doors and windows • Place all dirty towels and washcloths in the bathtub • Remove all personal beach items such as rafts, sand buckets and toys from the balcony. Failure to remove such items are subject to a $ (Phone number hidden by Airbnb) removal fee. • Dispose of all perishable items upon departure Damage/Liability By renting this property you are assuming all risk of and liability for any damage done to person or property, agents, employees, or visitors occasioned by the present or future condition of the premises both latent and manifest. The owner will not be responsible for accidents or injury to guest or persons they invite into the unit or loss of money or valuables of any kind. You are responsible for all parties you allow into the unit. Cancellation Policy. Stays of less than 4 weeks may be cancelled 30 days prior to arrival date will receive a 100% refund. Stays of less than 4 weeks may be cancelled between 30 and 15 days of arrival and receive a 50% refund. There is no refund inside of 15 days of arrival. Stays of longer than 4 weeks may be cancelled 180 days prior to arrival and receive a 50% refund. Stays of longer than 4 weeks may be cancelled 90 days before and receive a 25% refund. There is no refund inside of 90 days for stays of longer than 4 weeks. Storms If there is a storm or hurricane, no refunds will be given unless: • The state or local authorities order a MANDATORY evacuation then. Any remaining FULL day’s rental less the full cleaning fee will be refunded. Any unused FULL days portion of rent from a guest that is scheduled to arrive, but comes in after the Hurricane Warning is lifted less the full cleaning fee. Insurance We encourage all renters to purchase traveler insurance if they have any concern about their ability to honor the terms of this contract. Access Guest shall allow Homeowner and Management Company personnel access to the property for purposes of repair and inspection. Homeowner and Management Company personnel shall exercise this right of access in a reasonable manner. Eviction. Please note YOU ARE subject to following ordinances of Gulf Shores Suntan Lotion Please do not use spray suntan lotion if you intend to stay in my unit. Spray suntan lotion sticks to the floors/windows of the unit attracting/adhering sand/dirt. Spray suntan lotion discolors sheets as well as can ruin washcloths and towels. You will be billed for damages (cleaning or ruined items) from your decision to use spray sun tan lotion while staying in this unit. Failure to check this website for these conditions does not release your obligation to know/follow them. Association rules are posted on the second floor with respect to access/hours/use of the Common Elements. Failure to follow these rules may restrict your use of those Common Elements. Those rules are outside the control of the Owner. We appreciate your choosing our unit to vacation in as well as respect the same of others who are vacationing here as well.
