This is a unique 2 story house with master down, 2 living rooms, a sunroom and shady tree covered deck with DIRECT access to the local park and greenbelt behind the house. It's family and kid friendly. All hard surface flooring, no carpeting. Smart home with home automation. The open floor plan allows you to connect with everyone from LR, DR and kitchen. Plenty of optional seating for everyone. Large, floor to ceiling windows in our sunken living room (watch your step upon entry) lets in a lot of light. It will brighten your mood immediately. Second floor LR gives separation for kiddos or 2nd party in group but not totally closed off to the main floor. You will not be bored here. Lots to do. You have shopping, dining, events, historical sites, etc all within 2-10 minutes drive. Local convenience store is walking distance. There are board games and gaming console in the house as well. TV's have major network channels (no cable), Netflix and Amazon Prime. Wifi access throughout. Behind the house is the local public park. It has newer playground equipment for the kiddos, walking trails, and a large picnic pavilion with 2 charcoal grills. On the rear deck, you'll find a nice Weber gas BBQ grill, custom built bench, and comfortable patio furniture to relax and enjoy the outdoors. The large maple tree provides a cool shade from the TX sun. If you get bored, there are plenty of local venues to visit. NOTE: please do not use the chimney - it is off limits for safety reasons. You have access to the entire house with garage parking. We value your privacy and want you to enjoy your stay. The house is located in a quiet residential neighborhood. The house backs up to green space and a park (Kensington Trail) that you can access through the rear gate. There are a lot of conveniences located near by. Heading south on Greenlawn Blvd to IH 45, you'll have the Greenlawn Shopping Center. This location offers many amenities such as HEB Grocery store, Starbucks, KFC, Wendy's, Verizon Wireless, sushi, pho, etc. At the intersection of Gattis School Rd and A.W. Grimes Rd, you have Randalls (grocery store), Cafe Java, Wells Fargo, CVS, Little Caesar's Pizza, Dunkin' Donuts, Pizza Hut, Buffalo Wings and Rings, Popeye's, Starbucks, Postal Annex, Taco Bell, etc. Just a short walk away from the house to Greenlawn Blvd and Gattis School Rd, you'll have a liquor store, Shell convenience store and gas station, Jack Brown Drycleaners, bike shop, Domino's Pizza. Lastly, Round Rock wouldn't be without Dell. The main campus is literally just a few blocks away from the house. Being that we are in the suburban part of Austin a car is almost a must, but Uber, Lyft or a taxi are all viable options. There is plenty of parking at the house if you decide to drive. Please do not park in or block any neighbors. RUSH HOUR TIPS: If traveling to Austin during rush hour (7-9:30am & 4-7pm), I would highly recommend taking either the Mopac (FM 1) Expressway Toll or Tollway 130. Avoid I-35 at all costs as it is very accident prone due to it being a heavy tractor trailer route. Please read check-in instructions as soon as you arrive! It is the Guest Handbook (3-ring binder) on the kitchen counter. It will also have house rules, check-out and recommendations. HOUSE RULES - quiet hours are from 9pm - 9am - no shoes inside the house - no pets allowed; however, we do have recommendations for boarding services should you need them - some offer discounts on our behalf - no smoking inside the home, only in the rear yard please; get rid of your cigarettes responsibly; $300 fine if smoke smell is found inside the home - no parties or events permitted - extra guests must be registered 48 hrs PRIOR to check in; unregistered guests or visitors incur a fee of $200/visitor plus additional guest fees - no exceptions - cleaning fee does not cover taking out your trash or picking up after yourselves; if the house is not found in the similar condition that you had checked in, then you are responsible for additional cleaning fees charged by our cleaner. Please be respectful and considerate of this house. The nominal cleaning fee charged to you doesn't cover messes. There are paper and kitchen towels with cleaning products for you to pick up after yourselves. Thank you. - do not use the fireplace --- it is off limits for safety reasons. $500 fee if is found to be used CHECK-IN & CHECK-OUT - refer to House Manual at house (please read upon arrival) - early check in or check out requires prior approval to booking; early or late check out incurs a fee of $75/hour Please use common sense and be considerate of the space provided for you to enjoy. Any reports from our neighbors of loud noise will automatically get you evicted from the house. This is a residential neighborhood so please keep that in mind. Parties and events are not permitted. We do not tolerate rude or disrespectful guests. Please enjoy the house and give us any feedback on improving it.
