The beautiful villa features 3 bedrooms and second floor living room with queen sleeper sofa and 3 bathrooms, including a master suite with walk-in closet and en-suite bathroom. A spacious open plan living area offers seating for a large family and relaxing garden views. Slide open your patio doors onto your own private lanai where you will find plenty of seating. The pool terrace surrounds your private pool and spa with plenty of sun loungers, tables and chairs. With no rear neighbors, the sundeck enjoys peaceful conservation and golf course views. The living room seating includes a 3 piece corner sofa suite. The lanai contains further seating. The dining table can comfortably seat 8 diners, the kitchen table can seat 4 and their are a further 3 bar stools by the open plan bar between the kitchen and living area. In addition, the sun deck surrounding the private hot tub and pool (extra cost for heating) includes further sun loungers tables and chairs. The kitchen is furnished with a range of facilities including stove, microwave, refrigerator, freezer, ice-maker, dishwasher, toaster, coffee maker etc. Laundry facilities include washing machine, tumble dryer, iron and ironing board. The villa has 3 bedrooms and 3 bathrooms, comfortably sleeping 10 people, which is set out as follows: Master Suite 1: (with ensuite bathroom) Queen bed (sleeps 2) Bedroom 2: Queen bed (sleeps 2) Bedroom 3: 2 Twin on Twin bunk beds (sleeps 4) Second Living Room/Bedroom 4: Queen sofa sleeper bed (sleeps 2) There are Flat Screen TV’s in all bedrooms as well as the living rooms and lanai. We also have a Pac-n-Play baby cot, high chair and stroller. The bedroom 3 is themed with Disney, Star Wars and Harry Potter throws, cushions, toys, pictures and books. There is a 2 car garage laid out as a games room, featuring games, activities and a table tennis table. The property offers digital on-demand TV, free Wi-Fi/high speed broadband and free unlimited local & national calls in the US. The villa has off-street parking available for 2 cars. The HOA does not allow parking for any RV's, trailers or commercial vehicles. The community of Highlands Reserve offers a beautiful golf course, tennis courts, Olympic sized swimming pool, playground, golf pro shop and clubhouse. Pool and hot tub heating is an additional $30 a day. There is a security camera situated externally at the entrance to the house. There is no BBQ on site Guest access You are renting the entire house! Other things to note The community of Highlands Reserve offers a beautiful golf course, tennis courts, Olympic sized swimming pool, playground, golf pro shop and clubhouse. Please note that it is not a gated community. The villa has its own pool and hot tub. Pool and Spa heating is an optional extra. There is a separate fee of $30 per day for the pool heater to be turned on, please keep this in mind if you are booking the house for colder months and if you plan to use the pool, it can take up to 48 hours for the pool to reach the desired temperature depending on the outside temperature. The pool and hot tub heating is an air source water heater which heats the water to its optimal operating temperature of 86 degrees Fahrenheit during daylight hours. 86F is the maximum pool heating temperature allowed under Florida law. When we have cool nights, pool heaters will take a few hours to bring the water back up to feeling warm. The hot tub and pool heating are on the same system so one can't be heated without the other being heated. 86-88F is not bath temperature – it is a leisure pool temperature designed for comfortable swim and play and it may well feel cool when you first get in. If it’s below 55F overnight it may take 24 hours to reheat the pool. Please note that if you are booking pool/hot tub heating, it must be booked for your entire stay. The pool is cleaned weekly. The pool deck overlooks the beautiful golf course lawns, trees and bushes. Some of this greenery can end up in the pool area or on the enclosure but does not require scheduling an additional clean. Our spa is set to 100F or 38C and only when the spa jets are turned on the spa heats up to this temperature. You can check whether the pool heat is working by placing your hand over the jets – they should feel slightly warm to the touch if it is getting up to temperature. How does the Spa work? Normally the spa circulates water at the same temperature as the pool. When the spa jets are activated, the pool circulation stops and only the water in the spa is circulated around the pool heat pump in a closed circuit. This allows the spa to get up to a higher temperature – if the pool water was circulated it would never get to temperature. Once the jets stop, the pool circuit is opened again and the normal pool heating resumes. The spa circuit can be turned on at any time of day or night whereas the pool is not heated at night. You can tell if the valve is working because the water stops flowing out of the waterfall in the spa to the pool. The fireplace does not work, it is for decoration only. No pets please. There is no smoking allowed. Strictly no parties. Golf clubs and tennis rackets (see pictures) can be hired for your stay from us at $10 per day or $50 per stay. They must be hired for your entire stay.
