Summary: This 4 B/R home is located in a quiet neighborhood within a gated community. The home has been recently furnished and upgraded. It features a backyard near the South Mountain Park Preserve, heated swimming pool (heating optional), and BBQ grill. The Space: Welcome to our property! Please read our policies before booking. They answer most of the questions our guests have and provide important information regarding our properties. This property cannot be used for purposes identified in the City of Phoenix Ordinance Section 10-195(c). The City of Phoenix short-term registration number for this property is [SR#2023-3475] This listing is for the entire home including the backyard with a swimming pool (HEATING OPTIONAL), gas barbecue, and lounge areas. The home is 2150 square feet with vaulted ceilings, a large kitchen with granite counter tops and new appliances and a fully stocked laundry room. There are 2 bathrooms total (1 off the master suite and 1 for the guest rooms). All the essentials are provided such as sheets, blankets, towels, bath and shower toiletries for your entire group. There is off-street parking available for up to 4 cars (2 garaged). There are no trailer, camper or RV parking accommodations available. SLEEPING AREAS: Master suite with king-size bed and attached full bathroom Private bedroom with queen size bed Private bedroom with (2) twin size beds Private bedroom with full size sofa bed w/ memory foam mattress COMMON AREAS: Large kitchen and breakfast area featuring a separate dining room, living room with separate family room. A fully stocked laundry room, hair dryer, iron & ironing board, and vacuum cleaner are also available. (Children supplies such as high chair and pack n play are available for rent, please ask if needed. $3 per day per item, plus a $20 delivery charge. All fees subject to Arizona sales tax.) PARKING: Driveway can accommodate 2 vehicles and the Garage can accommodate two vehicles. No overnight street parking allowed. **No RV Parking available** ENTERTAINMENT: 55” HDTV in living room 50” HDTV in Master Suite 42” HDTV in Guest room #1 POOL: The swimming pool (heating optional) is not normally heated and time to get up to temperature can vary with the weather as well as other guest stays (may take up to 24 hours). Please let us know at booking time if you are interested in the heated pool (winter months) option. Guests requesting this option are responsible for a service fee ($60/night - 1 week minimum plus tax and fees) added on to your reservation cost. BACKYARD: Gas BBQ Patio seating Lounge Chairs Pool PETS: Please let us know if you have pets as dogs only are welcome to stay here. There is a per pet fee of $10 per day (plus tax). We do require that you have a place to keep your pet (i.e. dog crate, pet carrier, etc.) while you may be away from the house. We also need to know a few things about your pet (color, breed, weight, and age). Please let us know these details at booking time so that we are able to inform the community of your pet. Please note that guests are still responsible for picking up after their pet. Additional cleaning fees may be charged for pet messes left behind. *We do our best to ensure guests have a 5 star experience. Guests will be provided with a start up supply of household items such as laundry soap, dish soap, paper towels, toilet paper etc so that upon check in you do not need to run to the store. If you have a longer stay planned you may need to purchase some of these items. When booking, please let us know how many guests will be in your group as well as how many vehicles you will have on-site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc. WE are happy to answer any questions you may have. LOUD PARTIES AND LARGE GATHERINGS ARE NOT PERMITTED. Please only book this home if you will respect the neighborhood and its residents. Saguaro Lake is not far away as well. This home is also located an easy drive to Major League Baseball spring training stadiums, the Barrett Jackson auto show, the Arabian Horse Show, the Fiesta Bowl and all the other great area events. If you are going to be travelling around the Southwest after your time in Phoenix, you can feel free to leave bigger bags here and use this as your base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2-4 hours. Take your carry-on and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit. Please note, because Phoenix is so spread out, we advise having a vehicle if you stay with us. Public transportation is not far away from our home, but it takes a while to get to most parts of the city from our home. With a car, we are convenient to most parts of the Valley, including downtown Phoenix (sports, restaurants, and arts), Tempe (shopping, restaurants, nightlife), Glendale (sports and shopping) and Scottsdale (shopping, arts, sports, nightlife). OTHER THINGS TO NOTE: *Pool Heating Optional *Pets / Dogs only are welcome with an additional fee *Noise ordinance set in place 9pm-9am. Subject to additional fees if not followed* *Property vendors (pool, landscape, pest control, etc.) may access the grounds up to once/week and have access to the back yard. * Please note: this home does have a few cameras on the exterior of the home only. They are located at: - exterior of the entryway facing the street - east side of home facing the pool equipment STR LICENSE: 2023-3475 USING THIS PROPERTY FOR THE FOLLOWING PURPOSES ARE PROHIBITED: - Any nonresidential use; - Holding a special event that requires a permit or license pursuant to a city or town ordinance or state law or rule; - Operating a retail business, restaurant, event center, banquet hall or similar use; - Housing sex offenders; - Operating or maintaining a sober living home; - Selling liquor, illegal drugs or pornography; - Operating a nude or topless dancing; - Obscenity; - Adult-oriented business; or - Other uses prohibited by A.R.S. 9-500.39 Disclaimers This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $400, the tenant pays any utilities over cap. The Neighborhood: This is a quiet neighborhood in a gated Phoenix community. Multiple grocery stores are within 5-10 minutes driving, and numerous restaurants are nearby. Getting Around: We HIGHLY advise having a car if you stay with us, and we have off-street parking available for you. Phoenix is a SUPER spread out city (50+ miles in all directions), so while we do have public transportation near us, it can take a while to get to your destination by bus.
