The Golf Cart is exclusive to this property and is not via any service and is an additional charge] Upstairs- Living/ Kitchen combo with Smart TV/ cable. Living room couch. Couch is not a pull out. Fully stocked kitchen has all you need to prepare most meals. Keurig Coffee pot, standard coffee pot, Crock pot, stock pot, baking pans, cookie sheets, full set of pots/ pans. Bedrooms- Both upstairs bedrooms feature Queen beds, one closet with hangers. Both have nightstands and an additional small table/ chair that can be used as a vanity or desk. Front deck access via both bedrooms. Great place to enjoy coffee or a glass of wine. The top floor has a screened in deck and an exterior deck where you can enjoy full sun. The downstairs area offers a more open floor and was recently remodeled in 2025. Pictures are being updated soon featuring a fully remodeled bathroom with walk in custom tiled shower, stackable washer/ dryer, new couch in the living area. The downstairs is not connected directly to the upstairs. This area does not have central air and heat. We use a window unit that works very well for the air conditioning in the downstairs area. This system was updated in 2024. Jamaica Beach has a community pool that is open from Memorial Day until Labor Day. The pool charges per person, for daily use. Guest access The guest will have access to all of the home, minus 1 locked owners closet. Please contact us if you need any concierge services for a special event, possible grocery delivery, or additional daily cleaning during your stay. We offer discounted fishing charters services with many local captains. We are happy to assist you with all your vacation activates or special needs, during your stay. By Instant booking you confirm and agree to our rental agreement and house rules. • This property allows 5 guests. We do cater to families. The party booking must be 25 years old. Upon booking we are providing you with the names and ages of all guests. • ALL PETS MUST BE APPROVED BEFORE INSTANT BOOKINGS. Please send a message with your pets age, size, and breed for approval. You are responsible for canceling/ cancellation fees if you book without prior pet approval if approval cannot be granted. 2 dog max for mature/ trained pets up to 35 pounds. No puppies. No dangerous breeds allowed. $500 fee for any pet unapproved pet. • We do NOT allow parties. The City of Jamaica Beach is VERY strict on the number of guests that can occupy each home. Airbnb also does not allow parties. • This is a non-smoking property. A $500 fee will be accessed for smoking violations. • Please review the Hot Tub safety rules upon booking. • Check-in details are provided for our guests on the day of your arrival. • Please bring paper products, such as ample toilet paper and paper towels for your start. We do provide a start-up amount of these items. Please bring what your party will need to be comfortable for the duration of your stay. • Cleaning concerns need to be reported as soon as possible upon arrival. We appreciate you contacting us with any of these concerns so we can address them right away. If cleaning issues are not reported, we cannot refund any money after arrival. • We provide bed/ bath lines with the cleaning fee. We consider all Covid cleaning suggestions and use quality disinfecting products. Your cleaning fee helps over welcome items like coffee, trash bags, some laundry soaps, dish soaps, paper products, cleaning products, general spices, drip coffee and some sweeteners. • We have a fenced area for pets to enjoy but pets must be always watched. • Please use the outdoor shower to rinse off any sand before entering the home or using the indoor shower system. Please do not bring sand into the home or put sandy items into the waster/ dryer. This is a violation of our cleaning rules as it harms the plumbing and is hard to clean. • Please do not take out towels to the beach. We do not provide beach towels. • All food and trash need to be removed upon departure. If excessive trash and found is left behind, you will be subject to a $75 trash removal fee. • You have paid a sanitation and linens fee. We will be cleaning the property upon departure. If the property is excessively dirty, you will be subject to an additional sanitation fee of $300.00. • We provide parking for 3 to 4 cars/small trucks at home. We ask that you do not park over 3 cars onsite. • We provide a charcoal grill for our guests to enjoy. We ask that you clean if after use. Grills that are not cleaned after use are subject to a cleaning fee of $25.00 If a guest books with following respecting any of these rules, they are required to cancel with NO refund depending on the terms of the cancelation in place with Airbnb. HOT TUB RULES HOT TUB RULES AND RELEASE OF LIABILITY: There are health risks associated with the use of hot tubs. Guests agree to use the hot tub at their own risk when booking this home. The Owner(s) will not be responsible for any injuries sustained by the Guest or the members of the Guest's party when using the hot tub. Guests will be responsible for advising all other members of their party of all potential hot tub hazards and rules 1. Before using the hot tub, Guest(s) must completely review and understand the hot tub operating procedures found in the Rental Instructions as well as the safety items listed on this page. The Guest is responsible for operating the hot tub in accordance with the manufacturer's instructions. 2. The hot tub is cleaned and chemically sanitized by a professional on a regular basis. Because this is a home with maintainable the pool man may be here on a day during the guests stay to tend to the hot tub. Personnel will be on property for no longer than 45 minutes. 3. Shower before and after using the hot tub. There is an outside shower next to the hot tub for guest use. This is because some lotions or makeup mixed with the hot tub chemicals can cause a rash. Showering after hot tub use will lessen the likelihood of rashes related to exposure to the hot tub chemicals. 4.Never wear jewelry into a hot tub due to the chemicals used. Hot tub chemicals can also affect color-treated hair or damage swimsuits. 5.If you have any medical condition (such as but not limited to, heart disease, low or high blood pressure, circulatory system problems, diabetes, pregnancy, obesity) or are taking any type of drugs please consult your physician before using the hot tub. People who have skin sensitivities or open wounds should not use the hot tub. If you have consumed or are consuming alcoholic beverages or drugs or have a medical condition that in conjunction with hot tub use may result in drowsiness, do not use the hot tub due to the possibility of losing consciousness with the possibility of drowning. Guests agree not to use and not allow members of Guest's party to use any type of soaps, shampoo, lotions, bubbles, glitter, or bath oils in the hot tub, as damage to the hot tub and/or skin irritation may occur. 6.If evidence of use of shampoo, bubbles, lotions, bath oils, or other substances is found in the hot tub, your entire Rental (damage) Deposit will be forfeited. Do not take any products or items into or around the hot tub, including glass, which may clog the filter, damage the hot tub, endanger people, or cause injury, or skin irritation. 7. Do not submerge your head, ingest the water, or allow the water to contact your eyes. The Guest is responsible for keeping the hot tub clear of debris and keeping the area around the hot tub clear of obstructions, neat and organized. 8.Guest is responsible for the full cost that may be due for repair and/or replacement of the hot tub that is required because of negligence or misuse by the Guest, or the members of the Guest's party, above and beyond the amount of the Rental (damage) Deposit. 9. Minors must be always supervised by a capable adult aged 23 or over while in and around the hot tub. 10. Inspect the hot tub water before use. If it is to hot, cloudy, dirty, gritty, smells unusual, or you have any concerns about the water quality, DO NOT USE THE HOT TUB and call the owners or maintenance for service. 11. The cover must be placed back on the hot tub when not in use or not supervised. This keeps the water warm, prevents debris from entering the water, and keeps minors or unauthorized persons from entering the hot tub. Do not use the hot tub if any of the suction fittings have been removed. DO NOT CLIMB, LEAN, SIT OR STAND ON THE HOT TUB COVER. A damaged/broken hot tub cover will result in charge to the Guest. 11. Guest understands that the hot tub is strictly an amenity, and the use of the amenity is not guaranteed under the terms of the Rental Agreement. Any interruption or non-availability of the hot tub will not violate the terms of the Rental Agreement. 12 Chlorine or bromine is used to chemically shock/sanitize the hot tub water when refilled. If a guest has sensitivity to one of the products, please do not use hot tub. 13 If the hot tub is used frequently during your stay, be aware that the build-up of bacteria, body oils, and other foreign matters may overwhelm the hot tub's ability to neutralize the bacteria and properly sanitize and filter the water. 14. If you notice any water quality issues, such as cloudy, dirty, gritty, or smelly water, DO NOT USE THE HOT TUB and call the owners or maintenance for service. 15. If using the hot tub after 10:00 PM, be considerate of the neighbors by keeping all noise to a low level. Failure to comply may result in denial of continued occupancy per the Rental Agreement and forfeiture of your Rental deposit and rent. 16. In case of an emergency call 911.
