The large living room has a sofa and several seating areas, as well as a smartTV with Netflix, Hulu, and an HDMI hook-up to stream from your laptop. The master bedroom is luxurious, with its one-of-a-kind, antique gold bed. It is a king and has an incredibly comfortable memory foam mattress and soft, breathable Comphy sheets, which promise the best sleep away from home you've ever had. The guest bedroom has two full-size beds, each with a memory foam mattress. The bathroom is spacious and spa-like with built-in cabinets for plenty of storage and an updated shower. The apartment also includes a washer/dryer in unit. Guests have exclusive access to the entire apartment. In addition, they share access to the property's outdoor amenities -- hammocks, natural gas grill, outdoor bar, foosball, cornhole and screened outdoor dining room -- with other guests. We will be available via email/messenger/phone during your stay. You may notice members of our team onsite during your stay, but in general, we give you the space to enjoy the property. Eden Brae is on Cliff Road, between the popular neighborhoods of Forest Park and Highland Park. While you are with us, be sure to venture out into the neighborhood. Just a few blocks away, you will find parks, restaurants, coffee, golf, and tennis! Highland Park Golf and Tennis Club is just a block away. Open to the public, it is very easy to play a round of golf or a game of tennis during your stay. With amazing course conditions and incredible views of the city skyline, the Highland Park golf course is beloved by locals and visitors alike. Play 9- or 18- holes or enjoy the driving range. Tee times are easy to book online, in person, or by phone. If tennis is your sport, you are in luck. The Highland Park Racquet Club is next door and easy to access. Clay courts and hard courts are available for single or doubles play. If you are in the mood for something more relaxed, the church around the corner has a beautiful public stone meditation path. Rushton Park, one of the three parks lining Highland Avenue, is just a couple of blocks away. A favorite among locals, it's a wonderful place to enjoy a pretty day. If you are traveling with kids, you will love Rushton Park's gated playground. Or, if you are in for something more active, try the park's basketball or volleyball court. Just outside the park, you will find a few popular local eateries. In the mood for a coffee or pastries, try O'Henry's. Or, stroll next door to Rojo, a popular Mexican restaurant with indoor and outdoor dining. It's dog friendly and regularly features live music and entertainment. On the other side of Highland Park Golf Course, you will find Forest Park, which is home to a couple of cute restaurants and shops. Walk a few blocks further to enjoy the beautiful park, brewery, restaurants, bars, coffee shops, and stores in Avondale. Want to explore further? Rent a Zyp Bike from Rushton Park. Zyp Bikes are Birmingham's public bike share. Stations are placed throughout the city, and you can rent and return wherever you would like. Renting a Zyp Bike is incredibly easy. Just swipe a card and choose how long you would like to ride. Passes to use bikes are available by the hour, day, or week. Eden Brae is just a couple of miles from most of Birmingham's most popular attractions: Railroad Park, the Zoo and Botanical Gardens, Avondale, Sloss Furnace, the Art Museum, Regions Field, Vulcan Park, and Downtown's Entertainment and Civil Rights Districts. All are easily accessibly by bike or by car/Lyft/Uber. Please be sure to include all people and pets (as adults) in your guest count at booking. You should count pets as adults in your guest count. To this end, we ask our guests to follow a few, simple rules to ensure everyone’s safety and comfort. By staying with us, you are agreeing to follow these rules. If you have any questions, please reach out to us. Guests on Property. Please make sure your guest count is accurate and includes all people and pets (listed as adults) that will be accompanying you on the property. No additional guests or pets are allowed, unless previously approved by us. The nightly rate varies based on occupancy. We charge a supplemental fee for each guest to cover additional services, amenities, linens, utilities, and wear and tear. This fee will be calculated automatically when you update your guest count on your booking platform. If you bring more guests than are listed on your reservation (or approved by us), you agree to pay double the applicable guest fee, and if your group is disruptive, your group may be asked to leave the property and forfeit the remainder of your reservation without a refund. You are responsible for all members of your reservation, in addition to anyone who may be invited or allowed on the premises by you or any member of your reservation. No Parties. No parties or gatherings with outside guests are allowed within the home or on the premises, unless previously approved in writing by the host. If approved, events may incur additional fees, including additional guest fees and/or cleaning fees, and guests may be required to provide supplemental insurance coverage. All of this should be negotiated in advance with the host. Pets. The property is pet-friendly. Although we love all pets, we only allow dogs. We ask all guests traveling with dogs to be respectful of other guests -- to keep their dogs on leash when outside or in public areas, to pick up after them, and not to leave them unattended for extended periods of time. You agree to assume full responsibility for any animals you bring or allow on the property. If your pet causes any injury or harm to other guests or to the property, you will be 100% liable for any necessary treatment, care, or repair. No aggressive or loud animals are permitted. If your pup struggles with these issues, please keep them at home. Disruptive, barking, and/or aggressive pets will be asked to leave, and you may forfeit any remaining nights on their reservation without a refund. If you are traveling with a dog, please let us know when you book or inquire. There is a non-refundable pet fee for each dog to cover additional wear and tear and cleaning. If you list your pet as an adult in your guest count at booking, this fee will automatically be added to your reservation. If you are unsure whether the fee has been assessed, please ask. If there is a problem, we can charge the correct fee separately after your booking is confirmed. If your plans change, you can easily add or remove pets from your reservation. We appreciate your cooperation with this policy, as it benefits us a great deal to know in advance if you are staying with pets so that we can plan for additional cleaning. If you bring a pet without notifying us or in violation of this policy, you may be subject to a penalty, in addition to the applicable pet fees. No smoking or vaping. The property is smoke-free. There is absolutely no smoking or vaping (tobacco, cannabis, or other substances) or illegal drug use allowed inside the property, including in any screened porches or in any interior areas. A $500 smoke remediation fee will be assessed if you or any members of your group violate this policy. If you smoke, do so outside, away from entrances to the property, and dispose of any refuse outside. Golden rule. In general, we try to follow the golden rule: treat others how you would want to be treated. To that end, please treat the property, its contents, and its neighbors with respect. Be mindful of your presence: all of our homes are privately owned and have full-time neighbors. When you are in the property, please be gentle with furnishings and amenities. If you use something, please put it back when you are done. Be respectful of the neighbors and the community. Do not create a potential hazard or nuisance to others. Please keep noise levels to a minimum, especially during our quiet hours, between 9 p.m. and 9 a.m. If you are in a property that shares walls or floors/ceilings with another property, please be especially mindful: loud voices, heavy footsteps or rolling suitcases, and loud music or TV can easily carry. If we receive a complaint regarding noise or nuisance from a neighbor, we will let you know promptly so that you can address the issue. If you are unable to mitigate the noise and remain a nuisance to other guests or neighbors, you may be asked to leave, forfeiting the remainder of your reservation without refund. In addition, if you create a disruption that causes us to have to refund other guests’ stays or causes us to incur other costs, you will be responsible for those expenses as well. Early Check-In/Late Check-Out. Early check-in or late check-out may be available for an additional charge. If you are interested in either, please inquire with us. All requests must be approved by us in advance and in writing. We will do our best to accommodate your requests and appreciate your respect for our turnover windows. Please do not expect to be able to check-in early unless we have told you in advance that we can accommodate it, and please do not overstay your check-out time. The latter is particularly disruptive as it interferes with our ability to prepare the property for the next guests. If you do not vacate by the check-out time (or late check-out time as agreed by us), you will be billed for a late departure fee of up to $50 per hour. We may also remove all occupants and their personal property from the property at your expense. Check-out procedures. Our cleaning fee covers our costs to prepare the linens, disinfect the property, and reset it for the next guests. It is not intended to cover the clean up of excessive messes. We ask all guests to return the property to us in a reasonably clean condition. Before you go, we ask that you wash your dishes, make sure trash is put in bins (you don’t have to take it out, but please don’t leave trash strewn around the place – put it in a receptacle), and clean up any spills or messes that happened during your stay. We will take care of the towels and linens – leave dirty towels in a pile on the bathroom floor and dirty beds unmade. Also, please return items that were moved during your stay to their original places. If you leave an excessive mess, you will be charged for our team’s additional cleaning time. Do not move furniture or decor. Guests should NOT redecorate during their stay, as this risks causing damage to the property and requires additional cleaning time to restore the listing to its original condition. Guests who have moved furniture or decorations during their stay and failed to return them to their original location upon checkout may be charged an additional cleaning fee for each item, in addition to any applicable repair or replacement costs incurred by the movement of furniture or decorations. Property damage. You accept responsibility for returning the property and its contents in largely the same condition you found it. We understand accidents happen and ask that you please inform us immediately if anything breaks or is damaged during your stay. If property is damaged or goes missing during your stay, you may be responsible for its replacement or repair. Outdoor areas. We have furnished several outdoor areas for our guests’ enjoyment. To make sure we can keep offering these amenities to all of our guests, we ask each guest to be respectful of others and to clean up after themselves. Please do not leave any trash outside and clean up after any spills or messes. If the property has a grill, please be sure to clean the grates when you are done: heat the grill to high to burn off any remaining food and scrub the grates with the provided grill brush (in the grill cabinet). Don’t leave candles or open flames unattended. Please be careful. If you are lighting candles or using any open flames, please make sure you know where the fire extinguishers are in advance (check under the kitchen sink, in the laundry room, in the pantry, or on the patio), and do not leave any flames or other potential hazards unattended. Do not engage in any illegal activities on the property. This includes drugs, illegal internet activity, underage drinking, and other illegal activities. Any guests found to be in violation of this policy will be asked to leave immediately, without a refund, and will forfeit any remaining nights on their reservation. Cancellations. Your reservation may be refundable under narrow conditions. Please review the cancellation policy on the listing prior to booking. We have strict cancellation policies because we are a small business with a limited number of unique places to stay. We do not oversell our listings: when you reserve with us, we hold your dates and turn away other potential guests, who might have been interested in those dates. If your plans change and you cancel, there is a real cost to us, so we charge for the hold service we have provided. If you are unsure of your travel plans, we encourage you to purchase trip insurance. We do not provide trip insurance, nor are we affiliated with any provider; however, there are a number of insurance providers on the market with a variety of coverage options, including those that cover cancellations for any reason. Maintenance or Housekeeping Issues. We strive to maintain our properties and their systems in the best shape possible; however, unforeseen maintenance and housekeeping issues may arise. If that happens, we will do our best to resolve the issue as quickly as possible. We are not responsible for the inoperability or unavailability of any amenities during your stay. If an issue arises during your stay, contact us as soon as you notice them. The sooner you notify us, the sooner we can address the problem. We will do our best to fix things as quickly as possible, and we appreciate your understanding that repairs and remedies may take time and coordination. We will take appropriate steps to remedy any reported problem as soon as we can. We may need to enter the property, at reasonable times and with reasonable notice to inspect, maintain, or repair the property, and to address any situation that we reasonably deem an emergency that threatens persons or property. If the property has access to amenities that are shared with other properties, such as a shared pool, hot tub, parking lot, or fitness center, the availability and condition of those amenities is outside our control. No permanent residence. You agree that your use of the property is on a temporary and transient basis only; that you may not use the property as a permanent residence; and that your permanent residence is and will remain elsewhere than at the property. Acknowledgment & Disclaimer. Your use of the property is entirely at your own risk, and you assume full responsibility for any damages or injuries that may occur during your stay. By renting with us, you acknowledge the property may have features, amenities, and conditions that are unfamiliar to you and other occupants you invite to the property. You further acknowledge that your use of the property and its amenities may carry inherent risk, including risk of bodily injury, illness or disease, disability, or death to yourself or others. For example, some properties include natural habitats for wildlife, insects, and pests that may expose you to injury or disease; or stairways, porches, bunk beds, ledges, decks, rooftops, hot tubs, and other unmarked natural or manmade features, amenities, and conditions that carry inherent risk. You agree that, by using the property or any of its amenities, you voluntarily and willfully assume those risks and assume full responsibility for the choices you and any guests make before, during and after your use of the property and its amenities. You also acknowledge and agree that you and any other adult occupants are solely responsible for closely supervising and protecting the health and safety of any and all occupants that are minors or pets throughout the duration of your stay. Finally, you acknowledge and agree that you will not create hazardous or nuisance conditions for neighbors, passerbys, or the general public or neighboring properties during your stay. For example, you will not leave grills or open flames unattended, bring objects or furniture onto rooftop decks, block traffic or prevent access to the property or neighboring properties. You agree to assume full responsibility for any damages or injuries caused by or during your use of the property.
