WARMLY WELCOME to our brand-new villa "Splendid View" because one has just exactly this directly from our pool and backyard in all directions! Since our house lies directly at a water intersection with access (by a lending boat) from our own boat deck to the Myakka River and then in Charlotte Harbor as well as the Golf of Mexico. However, everywhere for boaters there are still public boat ramps. If you search on the one hand rest lined from palms in own pool and with the best house ambience and comfort and, on the other hand, close beaches and good shopping possibilities, you are exactly right with us! Our villa lies very quietly in the Green without direct neighbours and without a lot of motor traffic. Anyhow are very quickly accessible from us from all shopping possibilities and leisure possibilities as well as many different beaches. Our just in 2014 with the newest standard built villa is including garage 183 square metres (1,966 SqFt. ) largely. Our property is 1000 square metres. The house disposes of a foyer, a living room with additional dining area, an additional sitting room with sleeping couch (Den), 3 bedrooms (the master bedroom with Kingsize bed and direct access to the pool; the guest bedrooms in each case with Queensize bed), 2 baths (the master bathroom with passable Roman shower with bench and the guest bathroom with direct access to the pool), fully equipped (oven, electric oven, microwave, fridge with ice maker, dishwasher, as well as many other household appliances) open kitchen with a bar of granite and bar stools, a laundry room with washer and dryer, flat iron, ironing board and beach towels, as well as a double garage for two cars (with remote control for the garage gate). New Full-HD flat screen television with satellite-TV and more than 190 television channels are in the living room, Den and master bedroom. In the house a modern air-conditioning, Wireless Internet, a modern Home Security system, smoke dispatch rider, variable lighting and nice cover ventilating fans are installed. The whole villa is used only by the guests. One can contact us by letter, fax, phone or best of all by e-mail. Then the other correspondence occurs etc. either with us or for our American and Canadian guests with our American friends on site. A written hire contract from which all essentials arise will be closed. On site you are received by our American friends who also give you all necessary information all around the house and also are with any problems your contacts. In 30 to 45 minutes drive you are on the fantastic beaches of Boca Grande, Englewood, Manasota Key, Venice, Nokomis and Siesta Key with the quartz-sandy snow-white Siesta Beach which was already distinguished several times as the best beach of the USA. The cultivated towns of Port Charlotte, North Port and Englewood between which our house lies offer the best shopping possibilities and restaurants. Very close to us are all well known big shops, in particular at only 10 minutes of us distant the brand-new "Cocoplum Village" in North Port or also in the close "Port Charlotte Town Center " (with big movie theater). "Warm Mineral Springs" also is in close vicinity. Golfers come to close and exclusive "Riverwood Golf Club". At 45 minutes you are in Sarasota with his Marina and the exclusive St. Armands Circle as well as the brand-new and exclusive University Town Centre. Only a little farer and you reach the "Outlet Shops in Ellenton". Or you drive a little more than one hour south to Fort Myers to the "Gulf Coast Town Center" and "Miromar Outlets", or north to Tampa to "Busch Gardens", or even something more than two hours to Orlando to "Disney World", "Sea World" or to "Universal Studios". One needs a hired car in the USA of course. If you should use no navigation system, you receive a road description from us. One can park in ours directly to the house connected double garage or also before it on the entrance. Our house is suitable for up to 6 people. We rent our villa in the main season in Florida from December (including) till March (including) only for whole months. The month rent amounts in 3000$. Beyond this main season we rent our villa also for at least 2 weeks for 900$ per week and for 130$ per additional day. It is to be performed a security deposit of 400$. For the final cleaning 150$ result in addition. 150$ per month or 40$ per week are to be paid in addition for electricity, water, satellite television, Internet, Home-Security, waste disposal, pool service, lawn mowing and pest control.
