The highlight of your stay will be the private 55sqm rooftop terrace, complete with a gas grill, dining area with umbrella, and comfortable loungers for soaking up the sun. Ground Floor: -Spacious, air-conditioned living room with a panoramic window, large comfortable sofa, dining area, and a Smart TV with Netflix. -Fully equipped kitchen featuring a dishwasher, fridge-freezer, oven, microwave, and coffee machine. -Two air-conditioned bedrooms, each with a cozy double bed and a private en-suite bathroom. -A washer and dryer for your convenience. Upper Floor: -An air-conditioned lounge that serves as a flexible third sleeping area, with options for a double bed or two single beds. -This space includes its own private TV, a coffee station, an en-suite bathroom, and a dedicated workspace with a table, chair, and strong WiFi. Guest access Guests will have exclusive and private access to the entire two-story penthouse apartment, including the magnificent rooftop terrace. The building is equipped with four elevators for easy access. Additionally, you have full access to the shared complex facilities, which include: -A large, heated communal pool (30 x 10 meters) with complimentary sunbeds. -A relaxing shared hot tub. Other things to note Check-In/Out: Check-in is any time after 15:00 and check-out is by 11:00. We strive to be flexible, subject to availability. Late check-outs may incur additional costs. -Family-Friendly: A baby cot, high chair, and baby dining set are available free of charge upon request. A baby monitor, baby bath, safety guards, and a changing table are also available. -Connectivity: Your stay includes free high-speed Wi-Fi (300 Mbps) and satellite TV (ASTRA 19.2). -Keys: We provide 2 sets of keys (a third is available upon request). A replacement fee of €50 will be charged for lost keys. - Safety & Security: Video surveillance is in use in the public areas of the building. For your comfort, a noise monitoring device (Minut) is installed in the apartment. It only measures decibel levels to ensure quiet hours are respected and does not record any audio or conversations. -Registration Number: VV-35-1-0013120 Casa LEX House Rules (2026) Maximum Guests: To comply with local regulations and insurance requirements, a maximum of 4 guests (icluding infants) is allowed. All guests staying in the apartment overnight must be registered with the host/agent on arrival. Additional guests/visitors are not permitted. If unauthorized guests are found, a fee of €20 will be applied for each extra person. No Pets: Pets are not allowed. Additional cleaning fees will be charged if pets are found to have been in the apartment. Noise Consideration: This apartment is within a residential building, so it is important to be mindful of our neighbors in terms of noise levels as sound transfers through the structure of the building quite easily. Quiet Hours are from 22:00 – 08:00. Please keep noise to a minimum during these times, both inside the apartment and in public areas such as the roof terrace, lifts, stairways, and corridors. Parties & Events: Parties, events, and commercial photography/videography without written permission from the owner are strictly prohibited and could result in termination of the booking. Smoking & Vaping: Smoking and vaping are not allowed inside the apartment or in public areas (corridors, stairways, lifts). You may smoke or vape on the outdoor roof terrace. Smoking inside the apartment will result in additional cleaning costs of at least €100. Fire Safety: For fire safety reasons, candles are not allowed to be used in the apartment. Keys: We provide 2 sets of keys (a third set upon request). All keys must be returned to the checkout agent or left on the table at the end of your stay. A replacement fee of €50 will be charged for lost keys. Check-In/Check-Out Times: Check-in is after 15:00, and check-out is before 11:00. We try to be flexible with these times, subject to availability. Guests who stay beyond the agreed check-out time or delay our cleaning services will be liable for additional costs. Video Surveillance: Video surveillance may be in use in public areas of the building. For the comfort of all guests and in compliance with local regulations, we have installed a noise monitoring device (Minut) in the apartment. The device does not record conversations or sounds but measures the decibel level to ensure that noise remains within respectful limits for our neighbors. Please be mindful of noise, particularly during quiet hours, and respect the peace of the building. Excessive noise may result in warnings or, in rare cases, early termination of your stay. Breakages: Guests are responsible for any breakages during their stay, which will be deducted from their deposit. Charging Electric Vehicles: Charging electric vehicles or other large batteries (e.g., e-bikes) using the apartment's electrical infrastructure is prohibited. Please use external charging stations. Only charging of standard power banks (up to 10,000 mAh) is permitted within the apartment to prevent overloading the electrical network.
