The space This is an private free standing house with garden of around 900 m2. fully fenced, the ground floor is sleeping floor and upstairs are kichen, living room and winter garden and balcony. There is only one bathroom and toilet, But with two entrances. The smaller sleeping room can access the bath room from Garten to enter from Garten side. Since we offer bedding without charging standard extra euro 20 per person per stay as the region. At high season, you might have washed bedding hanging at the laundry room. When it rains. We newly installed a washing machine, feel free to use it but bring your own wash powders. New regulation in Italy has rubbish pick up daily per type. Please pay attention in case you want to dispose during your stay. Otherwise we will take care after you check out. Guest access Guests can access the whole house and the garden. The garden is fenced. Laundry services can be provided at extra costs. Guests have no access to washing machine and laundry room. The house is newly equipped with air conditioning to keep you comfortable during warmer days. If you’d like to use it, we offer it at a pay-per-use rate of €1 per hour per unit. To activate the service, we ask for a refundable deposit of €100, after which you’ll receive the PIN to the safe containing the remote control. After your stay, we’ll share a usage summary from our WiFi-connected system and refund the unused portion of your deposit. Other things to note HOUSE RULES 1. Natural Environment The property is located in a mountain and natural reserve area near Lake Garda. Guests may occasionally encounter insects, spiders, wildlife, vegetation growth and weather-related outdoor conditions typical for the region. This is a private holiday home and not a hotel environment. 2. Weather & Outdoor Furniture Mountain weather can change rapidly. When leaving the property, please close all windows and doors and bring outdoor cushions inside during periods of rain, wind or storms to prevent damage. 3. Reporting Issues If anything is not satisfactory, please inform us within 24 hours of arrival. We will make every reasonable effort to resolve any issue during your stay. 4. Bedding & Towels (Complimentary Service) In order to keep accommodation costs competitive, we provide bed linen and towels free of charge. In many holiday homes in the region, linen rental is charged separately at approximately EUR 20 per person per stay. During peak season, when guests check in and out on the same day, the laundry room may occasionally be used for washing and drying bed linen and towels between stays. Thank you for your understanding. Guests who prefer a dedicated linen service without any guest participation may request our premium laundry service for EUR 20 per person per stay. 5. Waste Disposal Italy has introduced stricter waste management regulations and collection procedures. Waste collection is performed according to a daily schedule published in the Airbnb guest information. Guests are kindly requested to separate and dispose of waste according to the local regulations and collection schedule. Your cooperation helps us comply with local environmental requirements and avoid penalties. 6. Check-Out Before departure: • Place used dishes in the dishwasher and start a cycle. • Dispose of household waste according to the collection schedule. • Leave used towels and bed linen in the laundry area. • Return keys to the key box. 7. Garden & Irrigation The garden uses an approved rainwater collection and irrigation system. If neighbours ask about irrigation, please inform them that rainwater is used. 8. Optional Air Conditioning Air conditioning is available as an optional service and is not included in the standard accommodation price. Guests wishing to use air conditioning may request the remote control upon arrival. Electricity consumption will be charged separately based on actual usage. 9. Optional Firewood Firewood for the fireplace is available as an optional extra. Guests using the supplied firewood are kindly requested to contribute EUR 10–30 depending on usage to cover replenishment costs. 10. Respect for Property Please treat the house, furniture and outdoor equipment with care and follow all instructions provided during your stay. 11. Security Cameras Two security cameras are installed outside the property. One monitors the entrance area for security purposes. The second is directed toward the sky and lake for weather monitoring. No cameras monitor interior areas or private guest spaces. 12. Tourist Tax Local tourist tax applies according to municipal regulations and must be paid before or at check-in as indicated in the booking information. 13. Self-Catering Supplies The property is operated as a self-catering holiday home rather than a hotel. Basic arrival supplies are provided for guest convenience. For each stay, we provide: • two rolls of toilet paper per bathroom; • basic dishwashing supplies; • access to a newly installed washing machine. Please note that hand wash liquid, shower gel, shampoo, laundry detergent and personal toiletries are not provided. Guests wishing to use the washing machine should bring their preferred laundry detergent or purchase it locally during their stay.
