Our home is in a very quiet residential area. The neighbours are very helpful and friendly and there is a sense of community. The property has walls and fencing all around so that a secure and private environment can be enjoyed. The gardens have been created to provide an area of calm and we have many birds that visit. As such you will see plenty of bird activity and birdsong is a pleasure to hear during the daytime. The space A modern home with 10m x 5m swimming pool, gardens and large driveway ample for your vehicles. There is a covered poolhouse where there is room to eat out of the sun. Please note that although the pool is alarmed there is easy access from the house to the pool area. As such we consider that our home is not suitable for children under 10 and those who can not swim. The oak staircase is open and we do not have a stairgate. The house is very light with bay windows opening onto the garden, terrace and pool areas. The reversible air conditioning ensures that you can reduce the temperature inside in the evening allowing for a good nights sleep. Ground Floor The kitchen is fully equipped with quality appliances and there is space for 8 to be seated comfortably in the dining space. In the salon area the television is available with Orange TV and as it is a smart tv guests can access all of their viewing apps. There is an office space on the ground floor for anyone needing a quiet area. There is a cloakroom on the ground floor. First Floor The master bedroom is approximately 20m² with double bed, dual aspect windows overlooking the pool and garden. There is also an en-suite shower room. The guest suite is approximately 16m² with double bed and an en-suite shower room. There are dual aspect windows also overlooking the gardens and pool. The guest suite benefits from a large balcolny. Bedrooms 3 & 4 are almost identicle at 13m² and have twin beds and windows overlooking the rear of the property. All of the bedrooms have air conditioning controllers. There is a family bathroom with an in-bath shower. Guest access The village of Sallèles D'Aude is within very easy walking distance of about 600m. The village is very well supported and has many facilities for the holiday maker. There are three permenant restaurants. Two overlooking the Canal du Jonction and the other in the village centre. There are several seasonal restaurants providing excellent quality food and local wines. The village is also served by a boulangerie, pharmacie, dentist, medical centre, bar, hairdresser and a small boutique selling local and bio produce. There are two wine producers selling wine in bottles, bibs and en-vrac. There is also a medium size supermarket with petrol station. The nearest large town is the ancient Roman town of Narbonne and is 12km away. There are local busses but it is an easy drive and parking is plentiful. Narbonne has a wealth of history, galleries, theatre, cinemas and shopping. Lunch by the canal is always a pleasure. There are numerous beaches close by. Narbonne Plage, Gruissan, St Pierre la Mer, Les Cabannes de Fleury, Serignan and Valras etc are all between 30 and 45 minutes by car. Other things to note Sallèles D'Aude is approximately one hours drive from Carcassonne, Beziers-Vias and Perpignan Airports. It is also only 75 minutes from Montpellier Airport. The TGV also stops at Narbonne station. Car hire facilities can be found in very close proximity to all of the above facilities
