The space This is a property with full privacy with its bathroom, kitchen, dining table, and living room, as well as a garage. Guest access The building has an elevator, green areas and good connections, both with the city center where you can carry out your work, and with other areas of the region. Other things to note BINDING NOTICE FOR TENANTS OF PROPERTIES MANAGED BY THE ADVERTISER. A- The property issues the corresponding invoice for the stay to be deducted in the income statements, or Corporate Tax, so that in cases where the stay is linked to an economic activity, the expense will be deductible. B.- The building HAS AN ELEVATOR AND GARAGE AND IS NOT SUITABLE FOR PEOPLE WITH REDUCED MOBILITY. C.- That, due to the modification of the rules governing the rental of real estate in the Spanish State, and in particular to the advertising, object, purpose and nature of the contractual relationship, the property informs its potential tenants of the following: FIRST.- That as a consequence of the transposition of the Regulation of the European Parliament and of the Council 2024/1028 of April 11, 2024, Royal Decree 1312/2024 of December 23 regulates the procedure for the single registration of leases and creates the digital one-stop shop for leases related to Law 29/1994, of November 24, on Urban Leases and the Royal Decree of July 24, 1889, text of the edition of the Civil Code, where the requirements and procedures for advertising, contracting, leases for purposes other than leisure, as is the case, including office or coworking properties, so that short-term lease applicants are informed that the ownership of the properties advertised are in full ownership or assignees of the undersigned firm. SEGUNDO.- That the reservation request will only be accepted once the tenants have been informed about the detail of the lease, they expressly accept the same, which must be by means of the expression, "I accept" and tacitly not withdrawing the reservation request within the first 60 minutes of receiving this message. The same value will be applied to continuing with the reservation, protecting you, where appropriate, with the ability to withdraw up to 24 hours before the start of the lease, which will be at 3:00 p.m. on the date selected as the start on the corresponding platform. THIRD.- That the aforementioned contracting modality is with free cancellation for the lessee up to 24 hours prior to the entry into the leased property, which will be at 3:00 p.m. on the start day set on the platform, so that, once the lease request has been accepted by the property, if the lessee is not satisfied with the identity, purpose and object, they may still request express clarification by any means of communication enabled, or the message line of the rental intermediary platforms, without prejudice to the right of free cancellation that may be verified up to 24 hours prior to the start of the occupation of the property, presuming full acceptance of the lease for purposes other than leisure, once the aforementioned period has expired. If nothing is stated, express acceptance with respect to the object, subjects and purpose of the lease will be presumed. Fourth.- Which consequence of the referenced regulatory body, and given the obligation to make the corresponding self-declaration by the property for the rental of short-term accommodations, this completes it for the purposes provided by current legislation. FIFTH.- That the lease object of our attention is that of an urban property held for a season, be it summer or any other, and whose purpose is not to exercise an industrial, commercial, artisanal, professional, recreational, welfare, cultural or teaching activity in the property, but as a mere stay for their own educational, health, work or any other purposes that justify a temporary stay outside of leisure, a circumstance that the tenant accepts and whose consequences he assumes, committing himself to prove it in the event that any legitimate authority requests such data, indicating that the permanent residence of the tenant is at the address provided for the preparation of the corresponding invoice. Sixth.- Consequence of the above, the leases for use other than the housing are governed by the will of the parties, and specifically by the provisions of the Civil Code, expressly excluding, as far as is allowed, the application of the LAU, and article 5 of the aforementioned normative body not being applicable, to enjoy these leases of their own sectoral regulations. Seventh.- That, in the light of the above, the Lessee is exempt from bail of any kind, the tenant formalizing the lease according to the Royal Decree of July 24, 1889, text of the edition of the Civil Code, specifically according to its article 1565 referring to its duration, so at 12 hours of the expiration day outlined in the reservation the property will be occupied by the property without requiring a request. EIGHTH.- Regarding ordinary repairs, it will be the responsibility of the property, in order to guarantee the proper use of all the facilities, except those derived from the improper use of the facilities. NOVENO.- The deadline set is the one indicated in the reservation, without any extension except for express agreement, and in any case the lease ceases, without the need for a special request, fulfilled the term. Twelfth.- The lease also includes the furniture, the lease of these will be understood as the duration of the leased estate. ELEVENTH.- That in accordance with the sector regulations, the property has the corresponding registration number for the purpose of being able to offer its services through online platforms, a circumstance reflected in the advertising of each link, and consequently having completed all data referring to the qualifying title, and in particular to the provisions of Article 6 referring to the category and types of lease that justify obtaining the registration number, being compatible with the corporate purpose of the platform on which the property is advertised, that is, the intermediation in the temporary lease in the terms indicated in the body of this document, as it is the only existing channel in the market and the most suitable for perfecting short-term and remote leases for purposes other than leisure.
