Description

A beautiful Grade 2 listed mill workers cottage in a sublime setting, opposite Kelston Weir on the River Avon. The house contains 3 bedrooms affording comfortable accommodation with fantastic garden room and patio, taking in panoramic views along the river. This is a delightful countryside retreat but only 4 miles from the regency city of Bath and is on the footpath leading to the start of the Cotswold Way. The space The house can be accessed from front or rear porch with an allocated parking space up a small flight of steps at the back. There is a wonderful, large kitchen diner with all mod cons, including aga, microwave, toaster, fridge freezer, dishwasher and plenty of cutlery, crockery and cooking utensils. Also on the ground floor there is a cosy living room with wood burning stove, whilst a utility room houses a downstairs WC, washing machine, Belfast sink and coat hooks. A tumble dryer is housed in the back porch. On the first floor is a king size bedroom, with stunning views from two aspects, as well as a TV. The bathroom contains a stand alone, roll top bath, WC, sink and good sized shower with rainfall attachment. On the top floor (up a spiral stair case) is a further double room with the most glorious views over the River Avon to one side and Kelston Hill on the other. There is plenty of storage space and a large TV. Also on the top floor is a smaller children’s bedroom with equally good views of the river. Children’s toys and books can be provided upon request. The garden is to the front of the building and over the river walk footpath (which takes you along the River Avon towards Saltford and Bath). There are twin herb and rose gardens at the front which leads through a gate to a sizeable lawn (feel free to use the herbs for your cooking). Beyond this is a swing area for children and decking area with outdoor furniture provided. To the other side are raised beds, compost area and shed containing the furniture. At the back of the garden is the highlight of the property. A stone built garden room, with bi folding doors opening onto a patio affording stunning views of The River Avon and Kelston Weir. There is little need to move from this area all stay as the room boasts a heater, wood burning stove, comfy corner sofa, hot and cold running water, a kettle and fridge. Relax and enjoy the herons, kingfishers and swans pass by; the sailing boats set off from the boat station to the west, the barges approach Kelston Lock opposite or be soothed by the constant sound of the gushing water steaming down the weir. Guest access The whole house and garden with the exception of loft hatches. Other things to note This is an amazing place. Only 4 miles from Bath and yet in the middle of the country. However, our only penance for being lucky enough to live here is that our WI-FI is inevitably not the fastest. It does work and you will receive the code but we would not recommend you relying on it for important business meetings. This is a very small price to pay for experiencing such a peaceful and beautiful place!
