Lympstone is a beautiful village with a harbour, 4 Pubs, train station, amazing links to Exmouth, Exeter. You have it all on the door step; beach, water sports, cycling, walking on Dartmoor - its all close by! The space Designed and created by Architect, Interior and Landscape Design Company In Ex Design. This wonderful property with amazing views is available for you to enjoy for a limited time! A bit about the property: The house is upside down! And when you see the views you will know why! Ground floor: Primary suite includes a separate dressing area and en-suite. The en-suite has a shower as well as a free standing bath. 2 further bedrooms with everything you need. Plenty of hanging space and storage. Each room has a Kingsized bed (one is a zip and link- 2 singles - the listing didn't give this as a tick box option sorry) Each bedroom has direct access to the garden and the sense of connection to the green space is so relaxing! House bathroom has separate shower and a freestanding bath. Utility room with washing machine and tumble dryer. Coat and Boot Cupboard (because its mega practical). First floor: The main open plan living space has 2 seating areas and a large dining table. The kitchen benefits from a larder and a back kitchen. Within the kitchen is a full height fridge, full height freezer, 2 ovens (one includes full steam, one includes microwave functions), dishwasher and wine fridge. Of course there is a Nespresso coffee machine, kettle, juicer, smoothie maker! A separate TV room with 65inch screen with all the bits you would expect (Netflix, Prime etc - subject to you having your own login of course - this isn’t included). Also in the TV room is a desk if you need to work. But each bedroom has ethernet ports so you can work from anywhere so long as you have a portable device! There is a large terrace with outside sofas to chill and soak in the view. Finally a first floor toilet. Other things to mention: Built in speakers run off Sonos - again you will need your account to play Spotify etc, but the basic Sonos app is available. WiFi throughout the house and wired Data in all bedrooms. Super fast fibre with great speeds (this is unusual for Devon still sadly). Outside: Within the landscaped gardens there is a BBQ and fridge are provided in the outdoor dining area. A lawn large enough for some family badminton or simply some sunbathing with a beer! This is in addition to the first floor terrace off the living space. Parking for 2 cars (3 is possible). Guest access You will have full access to the house. The property also has a 1 bedroom guest house, but this is reserved for the hosts and not part of this listing. You can book the entire property - this is listed as Total Relaxation. Please note Bedroom 3 has a zip and link bed which is either a super king or 2 single beds. Other things to note We ask for reservation requests so we can manage bookings for the best possible service to our guests. We will always look to book in blocks where we can have a full day to clean and prepare the house for the next guests. As a preference we would look to block Saturdays to Fridays, giving ample time to ensure all the special touches are in place. This is a very special house, we want you to love it and respect it too. If you need anything that we haven’t mentioned please do ask. If we can help provide something like catering, tickets, help hiring things like Bikes etc we always try to help. A silly thing to note - We have feather bedding so if your allergic you might want to mention that!
