If you're looking for peace and quiet with a touch of relaxation, you've found it! This is our sanctuary, our home away from home, our Rosebud Retreat. We love it here and we hope you find it as relaxing as we do! The space The house is a two story, three bedroom, two bath house with a wrap around porch that sits on almost 5 acres of mostly wooded land. We also have a fenced dog run off the porch and the porch is fenced on both sides. Please note that the walk down to the pond is steep and the trails around the pond are typically muddy. People with mobility issues should use caution and mud or rain boots are encouraged when heading down to the pond and trails. Please keep in mind, this is a house in the country, we sometimes have field mice, spiders and other insects. This is something that we can not control, but will always take steps to prevent best we can. Guest access You'll have the whole house to yourself; we live in Buffalo and we're only a phone call or text away! Other things to note Sit inside, listen to music or silence and read a book. Sit outside on the deck and listen to birds during the day and frogs at night. Our favorite ways to spend the time at Rosebud Retreat are playing pool, floating in the spring fed pond, shooting hoops, catching up on movies/series or playing board games by the fire! Our quiet home is only an hour and fifteen minutes from Buffalo. Walk down to tree-house by the pond at the bottom of the hill. Retreat, recharge, decompress, catch up or just watch the world go by. High speed internet so you don't have to go off the grid. The Village of Franklinville is ten minutes away and Ellicottville is just over 20 so civilization and all that ski county has to offer is close but when you're at Rosebud Retreat you feel like you're a world away! There's a golf course in town, and another in Eville and all the farm stands you can handle along the way! There's plenty of hiking in the area (though the hill from the pond to the house is a workout!) and after a long day of hiking, skiing or shopping, relax in the Jacuzzi tub with a cup of tea or glass of wine. This is truly the retreat you've been looking for! There are sleds and horseshoes (2 pair) for exploring the property in the winter. If you’re there in the Fall, parts of Summer or especially Spring and would like to explore the property behind the pond, as mentioned- bring mud boots as it does get muddy! There are bridges and some nice places to relax in the back of the property, including right near a bubbling creak. There are kayaks by the pond and though the pond is small, it’s nice to float around in! As stated above- please understand that you are likely to come across various critters, this is a house in the country/woods. We have the occasional field mouse in the house. If you have dogs, you’ll see less of them. If you don’t, you may see one or two by the fireplace. If you leave food around and don’t have dogs, you may see more. There are bugs around and sometimes frogs on the deck. If you mind cohabitating with critters, this probably isn’t the listing for you. We take non toxic, humane precautions to limit the sightings in the house. As we said it is a country house and we try to make sure you're not sharing it! The house manual goes into more detail as to what’s around in the house (all safe for dogs and kids). We do not put non humane mouse traps around the house. We welcome dogs of all sizes and children of all ages and traditional mouse traps are dangerous for littles. To that end, do not bring mouse traps into our home. This is a non-negotiable for us. We take the safety of our dogs and our guests very seriously. If you want to stay here you must be comfortable with insects and wildlife! We are in the woods and nature and critters are part of the package. We love it, and if it sounds like it’s for you, we hope you do too!
