Description

Boatmans sits above a large private garden rolling down to the river Deben with its own mooring and small rowing boat. A cosy detached 15th Century cottage surrounded by lush countryside, enjoying superb elevated views of the river and woodland beyond. "Doorstep" activities: boating, fishing, birdwatching, walking, cycling, or just rest and relax! Storage shed for bikes, paddleboards, tackle etc. A secluded hideaway, with lots of wildlife, Boatmans is a fantastic rural escape. The space Boatmans is a charming detached cottage within the small rural hamlet of Letheringham - a designated Special Landscape Area. From the large private driveway (taking four cars), a path leads to the secluded 'sun-trap' patio area outside the conservatory. The Conservatory - perfect for inclement weather, whilst still being able to enjoy the river/woodland views, includes a dining table, sofa, armchair and bench. The kitchen includes a further dining table, electric double oven, grill and hob, microwave and fridge freezer (no dishwasher). One window over looks the front garden and the other faces into the conservatory and river/woodland beyond. Off the kitchen is a small bedroom with window into the conservatory. There are two standard single beds (one pull out); note there is little space if the second bed is out (see floor plan), however, the door converts into a bi-fold to maximise space (not shown in photo). If for two, it is best suited for 6 - 12 year olds. There is a small chest of drawers and hanging rails. The cosy, heavily beamed living room, has soft seating for four, Smart TV and a multi-fuel fire. Note there is also oil fired central heating throughout (including conservatory). A front door leads into a porch/boot room off the lounge (with log supplies for the fire) and to the front garden, with path to the quiet country lane. A surprisingly ample five piece bathroom includes a full-length deep roll top bath, large power shower, toilet, bidet and sink. The upstairs bedroom has a super-king size bed, with Hypnos gold mattresses, 100% cotton linen and choice of thick or thin pillows! There is a further TV/DVD player and a large dormer window providing stunning views of the river and woodland beyond (there are two other windows). There are steps between some rooms due to Boatmans' hillside nature. Please see the floor plan for full details. Guest access Boatmans is a detached cottage, set within its own private undulating grounds, with own drive, large riverside garden and landing stage/mooring. Small rowing boat provided (bring your own paddle-board, canoe, etc). Note the rear garden is on two levels, the bottom (river level), has substantial river frontage which provides for on site fishing and watercraft launches, with immediate access to approximately two miles of accessible river. There is a shed between the drive and top level of lawn for guests to use for any storage. Guests will be able to access all areas within this private curtilage. Included with every stay is either entry for RSPB Minsmere (or gift card to same value for members), or a day pass to Ufford Park Health club. Minsmere is one of the richest areas for wildlife in the UK and has been the location for the BBC's Springwatch. The Ufford Park pass provides access to the pool, gym, sauna, steam room, jacuzzi and two mile running track. Other things to note April - end of October: minimum stay of 7 nights, Friday arrival. November - end of March: minimum stay of 3 nights and we are flexible on arrival days, please enquire (I've not yet managed to get the system to show this!) To reiterate, the downstairs bedroom has little floor space if the bottom bed is pulled out (see floor plan). If a family with two children (6 years + only), Boatmans is best suited for outdoor/active groups (Wifi can be slow). Note the upstairs bed is super-king size. The washing machine is in an external wash house in the neighbouring garden - this is easily accessible from Boatmans' garden. There is no dishwasher. ITEMS INCLUDED: - Small rowing boat (moored at Boatmans) - You are welcome to bring your own watercraft (i.e. paddle boards, canoe etc) - Various sized life jackets - Fishing is permitted and the catch can include roach, perch, tench, dace, pike, carp and sticklebacks. Please note: no fishing equipment is supplied. - Shed storage - Logs for fire Included during the Summer months: - Two sets of tables and chairs (for patio and large private garden) - Two benches - Barbecue, coal and implements - Picnic rug - Sun umbrella Arrival welcome pack: - Minsmere or Ufford Park entries/voucher (don't forget your binoculars or swimming/gym kit!). - Wine - Orange Juice - Milk - Crisps and Biscuits Guests say that Boatmans is extremely well equipped (we used to live there!) - a "home away from home" we are regularly told. Prior to your stay you will receive a list of basic household items included (coffee, tea, salt, pepper, kitchen/toilet paper, tin foil, firelighters, matches, etc, etc....!).
