Description
Enjoy a peaceful space on an acre at the foot of the Macedon Ranges. Our home is situated on a 1 acre block in Riddles Creek, at the foot of the Macedon Ranges. Wildlife is at the doorstep including birds and kangaroos who enjoy eating the lawn. The north eastern aspect maximises natural light, winter sun and garden/ bush views. The pool area is a lovely space to enjoy in the warmer months and there are plentiful seating options to soak up the sun in both winter and summer. The space A pack of kangaroos keep the grass in check for most of the year and the bird life is busy dusk (especially kookaburras and cockatoos). We have a variety of vegetables and fruit trees - it's a bit of a work in progress but your welcome to eat from the garden. The pool (salt chlorinated) is available for use and is heated by rooftop solar, however the heating system is switched off generally from late autumn to early spring. We are surrounded by many large trees, which means the property has no shortage of leaves, bark etc. Whilst we try to keep it tidy, this isnt always possible (in particular when it's windy). We live in a residential area with Neighbors - as the area is generally quiet, noise from the Neighbors is more easily heard. The pool also requires plant to operate which provides some background noise. Note, some the images may not accurately reflect the furniture location. Guest access When guests have bookings, we vacate the property for guests to enjoy in peace. The upstairs bedrooms and bathroom (normally used as home office) is thoroughly cleaned in preparation for new arrivals for guests to use. We normally live in the front/bottom level with our son, with these bedrooms and one of the bathrooms not intended for guest use. The doors will be shut to these spaces. The toilet and hand basin off the dining area may be used (it has a few personal items and isn't presented as well as the intended guest bathroom). Showers are anticipated to be had upstairs close to the bedrooms. The main living room includes a gas fire place, billiard table and bar. There is a secondary living room with an open fire place that is for display only. Chromecast is available in both living rooms. The kitchen is well stocked, generally as you would expect for a young family. Other things to note Main Bedroom Contains a couch, queen bed and bedside tables with a balcony. Toilet is separate to the bathroom and a walk-in wardrobe for the main bedroom is available to use. Second Bedroom Contains a queen bed with single pull out trundle below. There is also a built in study with desk chair and monitor with usb-c connection. Bathroom The bathroom is complete with double vanity and bath/shower. Whilst the bathroom is aged, its generally in good condition. Note the spa bath jets are not functional. Cooling There are two evaporative cooling systems, one for the ground floor and one for the top floor. The one downstairs is fairly new and capable of cooling upstairs. It is naturally warmer upstairs than downstairs, which is always the case with double stories. The main bedroom also faces north and west. Upstairs has an older dedicated evap cooler however it only works in fresh air mode (no cooling). Despite this, considered operation means even the hotter days can be comfortable in the bedrooms, such as... -Running the downstairs cooler during the day and leaving only upstairs doors and windows open. -Using internal blinds. -Running the upstairs unit in the evening when external temperature is cooler than internal temperature. Heating Riddells is typically 4 degrees cooler than Melbourne in winter. There is central gas heating in the living areas which runs automatically for a couple of hours in the morning and in the late afternoon to early evening. If guests need additional heating or heating outside of the automatic operation, the gas fireplace is available. A portable oil heater is available for one upstairs bedroom when required. We ask that guests consider energy use in general and try to keep a low carbon footprint. Internet/Phone The location means mobile reception can be patchy. Internet is provided via space X satellites and gives high speeds. There can occasionally be drop outs of a few seconds due to obstructions of the satellite, but it comes back online quickly. It may drop you out of calls. Fire pits You must ask for permission before lighting any fires. We live in a high risk bushfire area and fires need to be considered.
