The property is reached via a scenic unpaved road, adding to its secluded and peaceful atmosphere. The space With a total surface of 240 sqm, the entire property is exclusively reserved for guests, offering a private and relaxing stay immersed in the Tuscan countryside. The farmhouse features an authentic charm and an irregular layout, spread across multiple levels (3 floors on one side and 2 on the other), with characterful and unique spaces throughout. On the upper floor, you will find a spacious kitchen with a traditional fireplace and two bedrooms, both with independent air conditioning. One of the bedrooms provides direct access to a Finnish sauna (up to 4 people), complete with hot/cold emotional shower and chromotherapy. The middle floor includes two bathrooms, a cozy living area with Smart TV, one bedroom (double bed or twin setup) and a sofa bed for two guests. On the lower floor, there is a second kitchen with direct access to the large panoramic terrace (approx. 60 sqm), a billiard room, and a spacious lounge with piano, darts and table football, as well as comfortable sofas designed for relaxation. In the evening, the lounge transforms into a private cinema with a 150-inch screen and 5.1 surround sound system. Outdoor spaces & relaxation The property offers ample parking, a Weber BBQ, a second traditional BBQ, a wood-fired oven (wood included), and a table tennis area. The large panoramic terrace, directly connected to the lower-floor kitchen, is ideal for outdoor dining. During the day, part of the terrace is naturally shaded by the house, ensuring comfort even in the summer months. The private pool (10x5 m, depth 1.3 m) is exclusively for guests and surrounded by a spacious teak deck with sun loungers, umbrellas and relaxing areas. The pool is not heated and is open from May to September. A hot/cold solar shower is also available. The surrounding park is perfect for walks and relaxing moments, with fruit trees available depending on the season. Access & location The property is set in a panoramic and secluded location, immersed in nature. It is reached via an unpaved road of approximately 2.2 km, with a short section (around 500 meters) requiring reduced speed. Other things to note Due to the multi-level layout and the presence of short but steep internal stairs, the house is not suitable for very young children or guests with reduced mobility. During the winter season (November to March included), heating and energy costs are calculated separately. Full instructions will be provided upon arrival. The last 400 meters, recently improved, can be driven by any car (very low sports cars are not recommended). The house is not suitable for people with mobility issues. Other things to note During the winter season, heating and energy costs are to be considered separately. The swimming pool (open from May to September) requires very simple maintenance to keep the water clear and sanitized. Upon arrival, we will give a brief explanation on how to do it. Inside the house there is a Finnish sauna cabin with a shower equipped with a chromotherapy device. If you are not familiar with its use, we will provide some instructions on how to operate it. Outside the house there is a jacuzzi (with hydromassage) heated by a wood-burning stove: it can be used all year round (even with snow!)
