Wheldrake is conveniently situated; 15 minutes drive to York City and University campus. This beautiful, peaceful village, with pub, cafe, local walks & close to Pool Bridge Farm. The property is ground floor: 1 bedroom, bathroom, open plan kitchen, living space & garden. Park & ride at York Designer outlet is nearby with buses every 10 mins to York. Nestled within the village is a nature reserve, woodland & short drive to Thicket priory, Yorkshire Air museum, Elvington Airfield & York Maze The space Overview: Cozy Corner is a self contained small space, with a bathroom including Jacuzzi bath and shower, separate good sized bedroom. The living space is compact but open plan, with a kitchen area, sofa bed and TV and small desk. There is a small private garden with fire pit all for the guests sole use. The annex was built in 2017 and is attached to our home which is on a corner plot. This cosy environment was named 'Cozy Corner ' and it is exactly that: small cosy and perfectly formed. Decorated in a quirky and unique style reflecting nature & York's history. Cozy Corner is a light airy space, with vaulted ceilings and large windows to enjoy the outdoor views. An example of complementary items are: milk, coffee, tea, sugar, cereal, bread, butter, variety of jams, alpine bars, croissants and something sweet. The separate double bedroom has views over the country side, and on clear night offers opportunities for stargazing. The large wardrobe has sliding mirror doors, lots of hanging space. You are also more than welcome to use the blankets outside for cooler nights (please place in the bath if you do use). The restored french dressing table and stool has drawer space, a hair dryer is provided. The tarnished mirror adds character. Above the bed on the wall are feature branches, plants ( on the window shelves) brings the countryside in. Free wi fi booster is plugged into the socket near the bedroom door this needs to be switch on and plugged in at all times ensuring the wi fi signal stays strong. The two bedside tables and lamps finish the ambiance of this room. Door into ........ Open planned living area: Lounge and kitchen Cosy lounge area with a sofa -bed (please let the host know if you need to use this bed so that bed linen can be provided), modern fire, large wall mounted 50inch TV, small desk nook with built in shelves, books, games, Wheldrake to York City bus time table and wi fi code. A small quirky table and floor lamp completes the living space. The kitchen area is situated behind, the lounge area, with double cooker, fridge with a small freezer compartment, microwave, kettle, toaster, sink and drainer. Plenty of utensils and crockery and ample storage space. The breakfast bar and two stools (directly behind the sofa, with view of the Tv screen) is the indoor dinning area. This area with a desk lamp, provides a 2nd work /office space, plug sockets are nearby. The window and glass door with views over the private garden space for guests. Coat and umbrella stand. Glass Door into....... Outside area. 2 chairs and table, shed (padlock and key on kitchen windowsill in key cabinet please note use at own risk). Various plants, flowers and shrubs, herb container. Fire pit (wood not provided and please read rules on this before using). The fairy lights in this area welcomes guests outside on an evening. .....Door back into living area walk passed sofa door on right into bathroom. A 4 piece luxurious modern bathroom with Jacuzzi bath and separate shower, toilet , stand for toilet rolls , storage cupboard, stool, heated towel rail, window. Decorative Mirror (lights not working) with shelf & wall shaver point. Towels are provided: please leave any used towels in the bath. High window shelves has a variety of plants; which is also visible from the kitchen /lounge and bedroom area, a lovely touch bringing the outdoors inside. Guest access The entrance to Cozy corner is situated to the side of the main bungalow which faces farming fields. Turn right into St Helen's Rise, Cozy Corner is directly to the right with a grey tall fence, go through the black gate with a small sign "Cozy corner". Please mind the step as you enter through the gate. Guests have use of a small, private, garden area, table and chairs ideal for alfresco dinning, use of fire pit (wood not provided) and shed. BBQ utensils are provided, if guests choose to buy a disposable BBQ at the local shop. There is ample free on-street parking for guests on a quiet road, directly outside Cozy Corner entrance. The host welcomes you to knock on the front door or message if you require anything. The host is happy to help you enjoy your stay and offer information about the attractions in York and the surrounding areas if requested. Other things to note Complementary essentials are provided for guests to use. Milk coffee, tea, sugar, butter, cereal and bars, bread, jam honey croissants and something sweet. Please let the host know if you have dietary needs. Wood is not provided for the fire pit. Please read the rules on this before use. A shed is in the garden and can be used, but at your own risk. The host considers the environmental impact on individual packaging and waste. All containers are cleaned and disinfected to allow them to be reused for other guests. The host also asks that the guests consider: turning off lights, when not needed or when guests go out. The plastic black recycle boxes in the garden are for glass the other for plastic, card and paper. The front garden and back garden are strictly private.
