Farmhouse above Lake Trasimeno - Starlink WiFi

This large farmhouse is located near the top of Parco Montecastelluccio at 700m above sea level. There are breathtaking views over Lake Trasimeno, Umbria and Tuscany from all around the property. The house is situated less than ½ mile from the border between the two regions and is perfectly positioned for visiting the major tourist sites in both. The house benefits from energy efficient air conditioning units in the upstairs bedrooms and Starlink mesh WiFi internet throughout the house. The space History The house was originally built in the late 18th century, around the year 1770. It is a listed building and included in the "Catasto Leopoldino", the first register of properties in Italy dated around 1865. You only have to look at the beams in the kitchen and downstairs bedroom to see how old the house is. The farmhouse is very large at over 350m2, and still boasts many original features. There are, as mentioned previously, incredible beams in the kitchen and the downstairs bedroom. There are substantial walls throughout the house which keep it cool downstairs even in the fiercest summers. Upstairs there are four double bedrooms, three bathrooms and a second lounge area. with two sofas and a Smart TV and DVD player. There is also a large pool table in one of the upstairs rooms. All the windows incorporate insect nets. All the bathrooms in the property have been tastefully refurbished and modernised in the last few years. Downstairs there is a very large open plan lounge/dining room of 70 sq. m which has a Smart TV, a woodburning stove and a large sofa as well as a dining table with 12 chairs. The kitchen is large and modern and can sit eight people comfortably with plenty of additional space. Furthermore there is a fifth double bedroom/study with an additional wood burning stove and a luxurious bathroom. A utility room in the garage area has a washing machine and a clothes dryer. There are also two completely separate high speed internet WiFi systems available in the house. One is Starlink (circa 110MB) and the other is Tecno ADSL (30 MB/sec). Outside the main entrance there is an enormous terrace where you can relax after returning from your trips. It affords the best views from the whole property over the lake and across to Passignano, Spello and on a clear day even to Gran Sasso d'Italia, the highest peak outside the alps. It is located over 80 km away, to the East. The property is South facing. Also on the top terrace is a large gazebo with table and chairs. Below this first terrace is the swimming pool area and the pool house which is reached through a gate after descending a few steps. The pool area has a further table for outside dining which can seat up to twelve people. There is also a further table and chairs on the swimming pool terrace with some reclining loungers. The table is situated underneath a structure which affords shade in the summer. The pool is maintained regularly and is kept to a very high standard. It has a constant depth of 1.5m. The pool is open from mid-June to mid-September. The house is situated in grounds of 0.5 hectares (approx 1.25 acres). Up to five cars can park comfortably on the premises. There is a remote control electric gate at the entrance. Lake Trasimeno is the 4th largest lake in Italy. The location of the house is strategically placed on the border between Umbria and Tuscany, and in fact it is less than ½ mile from the Tuscan border. The house itself offers delightful walks into Tuscany and Cortona to the rear of the property as well as absolute silence and tranquility when relaxing in and around the swimming pool and gardens. Guest access Guests rent the whole property but there are fences up to stop children going into areas which could be harmful to them including the pool area. Other things to note Care is needed when raising the offset umbrella and care should be taken to not overstrain the unit when raising it. Umbrellas must be closed when not in use especially when the wind picks up substantially or a storm is forecast. The unit should be slackened off or folded up if there is a chance of strong winds.
