We take care of our guests by providing a house with a fun, relaxing environment at an affordable rate. They are not looking for an upscale, updated, everything perfect type house. Rates are kept low by re-purposing materials and spreading out maintenance throughout the year so it will never be advertised as a pristine, resort style space. HOUSE DESCRIPTION - 2 bedroom, 1 sitting room, 1 1/2 bath We can accommodate up to 6 guests. Lower floor holds (2) bedrooms, (1) bathroom with tile shower (no tub), and 3 smaller decks. Each guest room is set up as follows: - King in master bedroom - Queen in 2nd bedroom - Futon in sitting room - Daybed (2 twin mattresses) in the living room The living area is furnished with a couch, love seat couch, daybed, big screen TV (Roku) DVD /VHS player and dark wood furniture. Off the living room is a tree shaded balcony overlooking the lake -- a great place for morning coffee. Right off the living room is an octagon shaped Sitting Room with views of the lake. This room has a Futon and a work space table -- great for checking email or relaxing with a book! The kitchen is fully equipped with everything you need to prepare meals. Appliances include stove/oven, refrigerator (smaller condo-size), mini fridge, microwave, small appliances including coffeemaker, blender, toaster, etc. (no ice maker or disposal). There's a complimentary tea/coffee basket and a well stocked spice cabinet. Dining area is set up with a rattan style table with chairs plus breakfast bar with bar stools. Hallway off kitchen has half bath (sink/toilet only) and game/toy/movie cabinet for kids. You'll find many conveniences of home including high speed wireless, IPOD dock, iron, cleaning supplies -- all the little extras you don't have to pack. LOCATION The location is considered close-in to "town". It takes about 15 minutes to drive to Zilker park. Mapquest puts it at 15 miles to downtown. You can get to shopping and restaurants within 10 minutes. We will text the access code day of arrival and can be available to meet up as our schedule permits. Our lake house is in a cool, eclectic neighborhood of Austin and super convenient to town, shopping, restaurants and more - just 10 minutes to Bee Cave Galleria, One World Theater, County Line Barbecue. The 290 wine trail starts just 30 min from house -- great wineries and a scenic drive too. Lake Travis is close by - check out the Oasis for views! And best of all downtown Austin is just 20 minutes - it's a straight shot to town and you can experience all the cool Austin spots - soco, barton springs, rainy street even East Austin and still get back to the lake for an evening relaxation without having to drive far! Best to have a car but Uber and Lift and local ride shares will pick up there! please note: we have a no pet policy and can not make exceptions. please do not inquire if you are wanting to bring an animal to the house. Thank you. Also, so sorry but we do not have a boat lift or way to secure boats at the house so if you have a boat we will not be able to accommodate you. We follow many of the provisions in the Texas Standard Residential Lease Agreement and will require our guests to sign and return a lease agreement with us prior to occupying the house. We will require the full name of all occupants and day visitors. Our lease agreement is below. Also, We adhere to the City of Austin's short term rental regulations including occupancy and noise: No parties, gatherings or noise of any kind that will disrupt neighbors. 2 cars maximum. Please note: the property has steps throughout. They are not steep but if guests have canes, walkers or other mobility issues it will not be suitable. Children are welcome but please know that the property is not suitable for very young children and that the house is not child-proofed and is in very close proximity to the lake. Children must be supervised at all times while outside. We will require a signed liability waiver from parents of children who are staying at our visiting the house in the event these children are not members of the family renting the house. It will the guest's responsibility to provide this waiver to the others parents and to secure the signature and return to host before rental begins.
