The Clubhouse at Kingston Downs is set on a private 5,000 acre farm in Northwest Georgia. Conveniently located 45 minutes from metro Atlanta and Chattanooga and a convenient ten minute drive to downtown Rome. Come relax and unwind where wildlife abounds and the stars are amazing. With exclusive access to our private trails, spend your days exploring, biking, grilling in the outdoor kitchen, or relaxing around the firepit. Check us out on IG @kingstondowns The space The clubhouse is outfitted with a modern kitchen & bathroom, and basic amenities to accommodate you for days away from home. The bedrooms are cozy and spacious, perfect for a good night's rest after a day full of adventure. Spend the evenings preparing meals in our outdoor kitchen or visiting around a bonfire with family and friends. We offer a number of additional on-property experiences including: kayaking, private yoga session, guided fly fishing, and more. These experiences come at an additional cost with the price varying based on the experience and number of guests. Regardless of how you experience your stay, we suggest ending your night fireside at your own private fire pit. We provide a complimentary rack of firewood, and it is $20 per additional rack requested. Please inquire and book your experiences ahead of your stay. Whether it be traversing along the pecan orchard, hiking our trails, observing the honeybees at work, or chatting with friends under a starry night sky, here at Kingston Downs you will experience an unforgettable connection with each other and with nature. At Kingston Downs we embrace the principles of ‘leave no trace’. We ask that you plan ahead and prepare for your day by looking at our property map as it's easy to get lost. If driving around, please keep your vehicles on paved or gravel roads. Drive slowly and follow the speed limit as the property is home to a lot of wildlife. Please be respectful and do not disturb the plants and wildlife. Please dispose of your waste properly in designated garbage cans. We have three cottages located on the other side of the property: The Casa Verde Cottage which sleeps, The Nest Cottage, which sleeps 2, and the Black Fern Cottage that sleeps 4. Other things to note Kingston Downs is a pet friendly property. There is a $75 per pet Cleaning Fee that is charged to each guest bringing dogs. Failure to indicate pets on your reservation will result in a $150.00 fine. We allow a maximum of 2 dogs per accommodation. No cats. Dogs are only permitted in the pet-friendly accommodation assigned to the guest and are not permitted in other accommodations. Dogs are not allowed on beds or furniture. We ask that you please pick-up any dog waste and properly discard it when out exploring the property with your pet. If excessive damage or soil to the accommodation occurs, Kingston Downs reserves the right to charge an additional fee to the card on file to repair damages or for additional cleaning.
