Description

2,000 sq.ft spacious house with driveway parking for 2 cars. 15 minutes from the city centre/beach. Offering a great entertaining space, Bi-fold doors open from the modern kitchen/diner to a 150-ft tranquil garden and 40 sqm sun-trap terrace with luxurious outdoor sofa/day bed and separate dining area. There's a Big Green Egg BBQ, trampoline and swings. The living space has a 76" projector, surround sound, Virgin subscription + movies. 500Mbs Wifi, Netflix, Prime. Separate kid's playroom/TV. The space This is our family home and as such offers more luxuries than a typical holiday home. It's a 4 double bedroom house with 2 reception rooms, spare room, kitchen/diner and utility room. We have closed off one bedroom and the spare room as we have cleared out our personal stuff (as we are away during listing time) so as to make it ready for our guests. Hence listing as a 3 Bed Property... We have recently extended the property to make a 6.5m x 4m kitchen/diner with herringbone wooden flooring, granite worktops and island with bar stools. There is a built-in speaker system which Alexa connects to to play music on demand or you can bluetooth to the amplifier which drives the speakers. All the appliances are top of the range and there is a on-demand boiling water tap, cold filtered water tap and chilled cold filtered water from the fridge/freezer which also makes ice. A separate utility room comes off the kitchen with washing machine and tumble dryer. The Dining table seats 6 and we have 6 chairs, but they are just not shown in the picture. Bi-fold doors open out to the 40 sqm large terrace area which has been relaid in the last month ready for our guests. To one side, the terrace has a large luxury rattan sofa incorporating a daybed and the ends of the sofa recline offering a real relaxing space. To the other side is the dining area with a new table and the in-built seating has been fully restored and re-oiled within the last month. We have a large Green Egg Kamado style BBQ and will leave Charcoal and the appropriate firelighters to use. If you are unaware of the Big Green Egg, give it a search. This area has a bit of a microclimate and so is generally hotter than down by the sea. The terrace is a sun-trap, getting the sun most of the day from 7am to after dinner. We have a 'sail' which provides a canopy to go over the sofa area and a canopy which goes over the dining area if you want some shade. The garden extends to almost 150ft and has a trampoline, ninja line and swings for kids. We grow Lettuce, veg and tomatoes and you are welcome to pick from the garden whilst you stay. The living room has 2 leather sofas and a home cinema projector screen with surround sound driven by B&W speakers. We have a subscription service to Virgin including on-demand movies, Netflix and Prime which you are welcome to use. The property has super-fast 500mbs WiFi, throughout. For the gamers, there is a Wii U and PS3. The second reception room is arranged as a playroom for the kids with plenty of toys and games and further TV on which Netflix and Prime are also available. There is a downstairs recently refurbished bathroom with toilet and shower cubicle including rain shower and good water pressure. Upstairs there is a further bathroom with bath and sink (but no toilet upstairs) Upstairs there are 3 spacious double bedrooms. The main bedroom has a four poster king size bed and distant sea views. The second bedroom has a king size bed. The third bedroom has two single beds. This is usually our children's room, so there are plenty of children's books and toys. Other things to note We have off road parking for 2 cars. On street parking is restricted for 2 hours a day on week days between 9-10 and 2-3 and spaces are easily available. Further free parking is available in the road opposite at the end of the road. There is a bus stop into town 2 min walk from the house that takes 20 minutes and takes you directly into the city centre (number 26 and 46) . The nearest train station is Preston Park or London Road. They are about 15/20 min walk. Whilst we have cleared the fridge and freezer as far as possible, some items (such as sauces etc) will remain, but it's a huge American style double fridge, so you will have plenty of space. Same for the cupboards, we have left the oils, condiments, stocks and spices, tea and coffee which you are welcome to use. We have recently decorated a number of rooms, including the main bedroom where there was not time to have the ceiling plastered, so it is only over-boarded and we thought we should note that so there are no surprises. There is open side access from the front to the back garden with ramped access, should you need to bring around any buggies or bikes etc
