Other things to note You should be made aware of this requirement before you book. I ask that guests sign an agreement as outlined below to ensure certain house rules are followed. "The parties named and qualified above have agreed to enter into this Seasonal Lease Agreement, subject to the following terms and conditions. First Clause - The LESSOR hereby undertakes to lease on a seasonal basis to the LESSEE the property of its property, house, located at Alameda Jupias, 200, modulo 30, Saltos na Riviera de São Lourenço, in the city of Bertioga, State of São Paulo. Paragraph One – The LESSEE hereby declares to be fully aware of the rules governing the Riviera de São Lourenço neighborhood, Bertioga, SP and the Association of Friends of Riviera de São Lourenço, where the leased property is located, and undertakes to observe and comply with them. Paragraph Two - Along with the property, the movable property and utensils that furnish it are leased, namely: 1 refrigerator; 1 stove; 1 freezer; blender; sandwich maker; microwave; coffee maker; water filter; washing machine; barbecue; sauna; 5 televisions; kitchen and barbecue utensils. Second Clause – The term of this lease agreement is nights, starting on the day (check-in time 12 p.m.) and ending on the day (check-out time 5 p.m.), date on which the LESSEE undertakes to return the leased property in perfect condition, as received. Clause Three - This lease is intended for seasonal purposes only, and any change in this destination is prohibited, except with the express written consent of the LESSOR. Clause Four - The Lease Package is R$ , upon payment through the Airbnb platform with confirmation code Clause Five – The LESSEE shall not be allowed to hold EVENTS and PARTIES, under penalty of a fine of 100% (one hundred percent) of the contract value. Clause Six - The LESSEE must maintain the property (sanitary and electrical installations, air-conditioning, locks, glass, faucets, drains, floors and sidewalks, as well as other accessories), furniture and utensils in perfect condition, and in good hygienic conditions, in order to return them, when this contract expires or is terminated. Clause Seven – The transfer of this agreement, or the sublease, assignment or total or partial loan of the leased property, will not be allowed without the prior written authorization of the LESSOR, under penalty of a 100% fine on the value of the agreement. Eighth Clause - It is expressly forbidden for more than the number of people stated in the reservation on the Airbnb platform to stay in the property, under penalty of a 100% (one hundred percent) fine on the value of the contract. Clause Nine - The LESSEE undertakes to respect the law of Bertioga/SP that covers the Riviera de São Lourenço neighborhood, which establishes criteria for the emission of sounds /Law No. 1.501/14 and other laws. Clause Ten - The LESSEE allows the LESSOR to examine and inspect the leased property, when the latter deems it necessary, at a previously agreed day and time, in order to verify the state of conservation, respecting the time from 9 a.m. to 5 p.m. Eleventh Clause - The LESSEE is responsible for any damage that may be caused to the property, or to the goods that furnish it, and must return them in the same condition in which they were received. Clause Twelve - Beyond the pool railings and the land next to the house, there is a green area, which is considered environmental protection by the competent bodies and by the Association of Friends of the Riviera, and cannot be trespassed. Clause Thirteen - Any and all adjustments between the parties, to be part of this agreement, must be made in writing. Clause Fourteen - The LESSOR shall send, along with this signed agreement, a copy of his/her RG / CPF and his/her signature must match this document. In witness whereof, the parties sign this Seasonal Lease Agreement, the first as LESSOR, the second as LESSEE, before two instrumental witnesses, also named and signed below. They elect the jurisdiction of the district of Bertioga – São Paulo, to hear any issues arising from this contract. This instrument is printed in two copies of equal value, content and substance"
