The space This 600 sq ft private studio with an ensuite bath is located on the 2nd floor, partly above the garage. There are no shared walls with our living quarters. The main shared keypad entrance opens up directly to the flight of stairs that will take you up to the suite. Set up to accommodate solo travelers with one vehicle. We can potentially accommodate an additional guest for a fee, for up to one week, at our discretion. COMFORTABLE INDOORS The building is equipped with a commercial-grade HVAC system for excellent air quality and central cooling/heating. We are on city water from Manchester. TEMPUR-PEDIC BED The suite is outfitted with a queen-size bed, double blackout curtains, and blackout blinds for restful sleep. WORK-FROM-HOME SETUP / DINING AREA The work-from-home elevated desk setup can be converted to a dining setup. There are sitting areas both inside and outside on the spacious outdoor patio. KITCHENETTE Appliances include a microwave, convection oven, PUR water filter, egg maker, French press, and other basic food prep equipment and pantry essentials. Used kitchen items are replaced on demand so you don't need to wash them. WEEKLY LAUNDRY Laundry service is provided for every week of your stay and linens can be replaced as needed. Guest access You'll have the suite and patio with mountain and water views all to yourself! The only shared spaces are the front door entry and driveway. Our property line ends at the end of the retaining wall. Please stay on the gravel access road when venturing out and respect the private property of our neighbors. During your stay We are friendly and want to be helpful, and always happy to lend a hand and chat further in person. Our basic expectation is that you'll read through our listing and be respectful and thoughtful neighbors to us and our dear neighborhood. We value honest and direct communication, especially regarding any expectations you may have, and if/when issues arise. If for some reason something is not up to your expectations, we'd appreciate it if you could let us know and give us a chance to make things right or make it up to you. If you notice something that needs attention, please let us know and we will take care of it promptly and in a way so as to not disturb your stay. Please knock or call out a “hello!” first before wandering into other parts of our home just so that we can keep Suna from sneaking up on you! She is very obedient, does not bark, and not allowed on the 2nd floor, but would love to greet you on the main floor if you'd like. Other things to note HOSTING PHILOSOPHY When you stay with us, we'll treat you like family -- the only thing we ask for in return is that you treat the space, property, and our neighborhood with respect. Every house rule was conceived out of past experience. We appreciate your understanding and thank you for your cooperation with our house rules during your stay. We're eager to help you make the most of your trip so please don't hesitate to ask us for tips and recommendations and if there is anything we can do to make your stay special! BOOKING INSTRUCTIONS In your booking message, please introduce yourself and mention: + The purpose of your trip + Any special requests/circumstances + Requests for early check-in/late check-out + Any communication limitations during your stay, especially if you're an international visitor + If relevant, accommodation request for your animal CANCELLATION POLICY EXCEPTIONS We have a no-refund policy for cancellations, early departures, and guest changes. You may want to purchase trip protection or look into your credit card company for trip cancellation or trip interruption insurance. In the event that you need to cancel dates that you've booked, we will reopen the dates on the calendar; if some or all of the dates are re-booked by another party, then an appropriate refund will be considered. We do not have to do this per the Airbnb cancellation policy, but we are always willing to go above and beyond to make accommodations for exceptional guests. EXTENDED STAYS For longer stays, guests may be asked to sign a simple short-term rental agreement confirming house rules, stay duration, and responsibilities. Guests may not use the property address for mail forwarding, official documents, or residency purposes. The standard cleaning fee covers normal turnover. Additional cleaning or damage beyond typical use may incur extra charges. ANIMAL POLICY: PRIOR APPROVAL REQUIRED & PET FEE We can accept one well-behaved house-trained adult animal on a case-by-case basis. Please introduce your companion and tell us what measures you will take to help keep the carpet clean, prevent property damage, and ensure their safety. - Animals must be on leash in our neighborhood and in public settings and you must pick up after your animal (Kitsap County code chapter 7). - Animals must be sufficiently groomed, with claws trimmed short. No cats with intact claws. - Animals must be supervised at all times for their safety. - We cannot accommodate animals with separation anxiety, aggression tendencies, and those who bark excessively in a new environment. - Animals are not permitted on the bed or furnishings. - Please discourage animals from urinating on house structures and plants. - We can provide extra pet sheets and towels to cover furnishings during your stay. Please use them to minimize animal hair, etc.. The pet fee is $60 + $15 for each additional week of your stay. The pet fee goes towards carpet shampooing required after all animal guests, as we typically do not allow animals on the 2nd floor. Evidence of animal on furniture, waste not picked up, messes, and destruction of property (e.g., digging) will incur additional fees at a rate of $100/hr. You will be billed for the replacement value of damaged property per Airbnb policy. Pursuant to the Airbnb Terms of Service, no animal, including service animals, may be left alone without our consent. By booking the suite, you are hereby expressly agreeing that we may enter the suite without your further consent to remove any animal that has been left alone without our permission and turn it over to the authorities as an abandoned animal. Unapproved animals will incur a $150 fine and the reservation will be terminated without refund.
