About This Space Atop a picturesque hill on 3 acres and nestled between a neighborhood and Binder State Park our property is peaceful yet close to everything you need. Featuring abundant outdoor space with covered patios, sidewalks, grills, yard games, and more. Each building encompasses 13 private flats on one-level living. Shared common space includes the entry/lounge area, co-working space complete with coffee bar, full kitchen, laundry facilities, and a fitness and entertainment center. Bicycles and kayaks are free and can be used at Binder Lake for your outdoor adventure and can be found in our entertainment center for guest use. All amenities, including laundry, are free to our guests. The Suite Apartment The fully renovated modern suite is designed around the needs of the mid to long-term traveler. Our suite features an open concept kitchenette and living area. The kitchenette comes with a coffee maker, microwave, toaster oven/air fryer, and mid-size fridge. Dishware, flatware, and basic kitchen items are provided. The private bedroom is located off of the living room and kitchenette. A walk-in closet with ample shelving and space is directly across from the bathroom featuring a walk-in shower. All linens are complimentary and provided in each room. For entertainment, enjoy high speed internet and 2 flat screen TVs. All guest have access to outdoor spaces, entry/lounge, co-working, fitness and entertainment center, and laundry. We have 2 separate buildings and 2 suites available at this property, hence, the pictures of both suites and buildings are in listing. Accommodations Mailroom Secure room for mail and packages to be delivered for guests. The mailroom will be accessible using each guest’s specific code and has surveillance camera. Laundry Each building has two washers and two dryers that are free for guests to use at no charge. Dry Cleaning Each building will have a designated dry cleaning drop off location. Guests will be able to leave their garments at the location where a Dry Cleaner company will pick-up and drop off regularly. The cost will be billed to the guest directly and paid to a local Dry Cleaning directly. Fitness Center Building 319 houses the Fitness Center in its basement. The Fitness Center features a Peloton bike, treadmill, plyometric box, cable machine, and free weights. It is accessible using each guest’s specific code. Community Room/Entertainment Center Building 319 houses the Community Room in its basement. The Community Room features a full kitchen, buffet bar, tables and chairs. Guests can reserve the room by completing and submitting the reservation form in their guest portal. Use of this space is free to all our of guests. Full Kitchen Fully equipped with appliances and cooking basics, dishware, flatware, drip coffee maker, spices, blender, ice maker, and toaster oven. Each building has a full kitchen in the lobby area. Please be respectful of your fellow guests when cooking and clean up any messes you create will using the kitchen. Co-Working Space Each building has a large co-working space located in the lobby area with a coffee bar. This area is designed for small group work and individuals wanting to separate their work space from their living space. Printers and small office items are provided to help aid you in accomplishing your work while you stay with us. Parking Each building has a private parking lot free to our guests. A covered entry for loading and unloading is provided. Access Guest access is provided through digital door locks. Unique 4 digit pins grant access to accommodation, exterior doors, and fitness/entertainment center. The digital code will be provided 24 hours prior to your check-in via your email. Check-in is at 4pm and check-out is at 11am. Early check-in or late check-out may be available with prior approval for a $30 fee. Unauthorized late check-out will result in a charge for an additional night. Check-Out Instructions •Checkout is promptly at 10am, your door codes will be removed •Remove all trash and dispose of any food left in the refrigerator/cabinets. • Place garbage in outdoor bins not kitchen/laundry trash • Strip all used bed linens and place them with towels in laundry baskets. • Lock all windows and doors before leaving. Occupancy & Guest Policy • Maximum occupancy: 2 guests. • Only registered guests allowed. Unapproved guests incur a $100 FEE per person if they are staying on the property • Booking guests must be 21 or older. Guests under 21 must be with a parent/guardian • Government-issued photo ID required for all guests over 18. • Valid email and phone number must be provided • Maximum of 2 vehicles allowed. Trailers are not allowed for parking • Guests must provide vehicle make, model, color, and license plate. Quiet Hours & Consideration • Quiet hours: 8:00 PM to 8:00 AM. • Keep noise, TV, and music at a respectful volume. Smoking, Drugs & Fire Safety • No smoking or vaping indoors. Please smoke 25ft from exterior doors • No drug use allowed. • No candles, hot plates, or open flames in apartment. Appliance & Electrical Safety • Use appliances only for their intended purpose. • Never leave washer, dryer, oven, or stove running unattended. • Unplug hair tools and irons when not in use. Energy & Utility Use • Turn off lights when not in use. • Keep A/C or heat between 70–75°F. Cleanliness & Damage • Remove shoes indoors. • Do not sleep on decorative pillows. • Only flush toilet paper. • Guests are responsible for damage or stains. Pets • Pets are not allowed. If any pet or animal is found on property an unauthorized pet fee $300 will apply. Maintenance & Emergencies Fee Schedule • Smoking indoors fine: $300 • Unauthorized late check-out: Full additional night • Approved early/late check-in/out: $30 • Missing/damaged linens or towels: $25/item • Broken dishes/cookware/stains cost of cleaning or replacement Thank you for respecting our property.
