Cozy 18 sqm apartment in the annex of the villa, near the airport. Suitable for a maximum of 2 people, including infants (e.g. 1 adult and 1 infant). Non-smokers and quiet guests only. Contactless check-in, private entrance. The apartment has a double bed (140×200), a wardrobe, a shower, and a toilet. A kitchenette with a fridge and a microwave with an oven function. Washing only in the shower. There is a terrace with furniture. The access is via a garden path with several steps, which is inconvenient with heavy suitcases. The space The apartment is located in a newly built house from 2022 and offers 18 m² of fully private space with a separate entrance. The facilities are used exclusively by the guests who book the apartment — there is no shared access with others. The room features large floor-to-ceiling windows with triple glazing, curtains, and pleated blinds. Full blackout is not possible. The windows face west, providing pleasant natural light. During summer, the apartment can get warm, especially on sunny days. There is no air conditioning. In colder months, the indoor temperature is maintained at around 20–21 °C. A portable heater is available for rent upon request (for an extra fee). The apartment is furnished with a double bed (140×200 cm) with a high mattress, a spacious wardrobe, and a small dining area for two. The kitchenette includes a fridge, an electric kettle, and a microwave with an oven function. For light meals, there is a basic set of dishes: plates, cups, glasses, wine glasses, and cutlery. Please note: **there is no sink in the kitchenette** — **the only sink is located in the bathroom**, equipped with a flexible faucet. The stay includes a basic starter set: bed linen, pillows and duvets according to the number of guests, towels, and one roll of toilet paper upon arrival. Additional items and consumables are not provided and should be arranged by the guests if needed. Free street parking is available near the house (subject to availability, no reservation required). The apartment also has a terrace with an outdoor table and two chairs, available during the warm season in suitable weather. Guest access You get a private apartment of 18 m² with a separate entrance and full autonomy — for a comfortable, quiet and contactless stay. – Check-in from 3:00 p.m. at any convenient time, without meeting the hosts. – Mandatory online check-in before arrival. – No staff or reception. – Free Wi-Fi (only for basic needs: messages, maps, etc.). – Free parking on the side street nearby (no booking, subject to availability). – Towels, bed linen, pillows and blankets — according to the number of guests. – Starter kit: toilet paper roll and paper towels at check-in. – Temperature in cold weather is about 20–21 °C. Heater on request (15 €/night). – The sink is in the shower and is equipped with a flexible faucet. – A kitchenette with a fridge, kettle, microwave with oven function, hood and basic dishes (plates, cups, glasses, cutlery). – Cooking is possible, but induction stove and cooking utensils are only available upon prior request at the time of booking or until 10:00 p.m. on the day of arrival. – Hairdryer is available. – Iron and ironing board are available free of charge upon request. – Washing and drying:  • Washing and drying of one load — €10  • Washing only — €7 (on request, subject to availability). – An open terrace with an outdoor table and two chairs for relaxation in the warm season. – Security: CCTV cameras outside the building, one smoke detector in the apartment. Location: – Bus — 50 m. – Shops, restaurants, post office — 300 m. – POP Airport — 900 m. – Airport — 4 km (about 10 € by taxi). – The center of Prague is 14 km away; about 25 minutes by bus to the metro. Important: – Requests after 10pm are processed in the morning. – Check-in instructions are sent 48 hours in advance — read them in advance and save the message. – The code or access to the key is provided only after all guests have checked in. – The guest is responsible for following the instructions and having access to them. Check-in and staff – Check-in is self-service according to the instructions you will receive 48 hours before check-in via the platform chat. – Registration of all guests is required before arrival. Access to the property is not provided without completed registration. – There are no staff in the house, contact check-in is not provided. – Please do not ring the doorbell — check-in is only possible if all instructions are followed. – Booking via Airbnb or Booking means you agree to these terms and conditions. 2. Only registered guests – Only registered and fully paid guests are allowed to enter the house. – We ask that escorts and visitors do not enter the premises. – Unregistered guests are not allowed. Violation of this rule may result in cancellation of the booking without refund. 3. Children – Infants are counted in the total number of guests. – In this apartment, a child can only stay accompanied by one adult. Children under 12 years old are not allowed to be left unattended. – Baby cot is available upon request for an additional fee of €7 per night. Please let us know in advance when booking. 4. Rules of conduct – No smoking is allowed anywhere on the property, including windows, entrance area and garden. Smoking is allowed only outside the site, behind the fence. – No street shoes inside. – Do not throw towels on the floor — leave them in the basket or on the bed. – Quiet hours are from 10pm to 7am. No parties or gatherings. A violation will result in immediate eviction without compensation. 5. Carpark – Parking is allowed only on the side street next to the house. – Driving and parking in front of the garage is strictly prohibited, this is an exit area. 6. Communication – The main way to communicate is via Airbnb or Booking chat. – Calls are not accepted. All requests and questions must be sent in advance. After 10pm, requests are not processed. 7. Heating – During the cold season, the temperature in the apartments is maintained at 19–21 °C. – If you prefer a higher temperature, you can rent a portable heater for 15 €/night (about 380 CZK). Please indicate this when booking. 8. Additional – By default, pillows and blankets are provided according to the number of guests, including infants. – Additional bed linen sets are provided free of charge upon request, provided you notify us in advance.
