Cozy 18 m² apartment in an annex of a villa near the airport. Suitable for up to 2 people, including infants (e.g. 1 adult and 1 infant). For non-smoking, quiet guests only. Terrace with outdoor furniture. Access via garden path with steps — not convenient with heavy luggage. The space The apartment is located in a newly built house from 2022 and offers 18 m² of fully private space with a separate entrance. The facilities are used exclusively by the guests who book the apartment — there is no shared access with others. The room features large floor-to-ceiling windows with triple glazing, curtains, and pleated blinds. Full blackout is not possible. The windows face west, providing pleasant natural light. During summer, the apartment can get warm, especially on sunny days. There is no air conditioning. In colder months, the indoor temperature is maintained at around 20–21 °C. A portable heater is available for rent upon request (for an extra fee). The apartment is furnished with a double bed (140×200 cm) with a high mattress, a spacious wardrobe, and a small dining area for two. The kitchenette includes a fridge, an electric kettle, and a microwave with an oven function. For light meals, there is a basic set of dishes: plates, cups, glasses, wine glasses, and cutlery. Please note: **there is no sink in the kitchenette** — **the only sink is located in the bathroom**, equipped with a flexible faucet. The stay includes a basic starter set: bed linen, pillows and duvets according to the number of guests, towels, and one roll of toilet paper upon arrival. Additional items and consumables are not provided and should be arranged by the guests if needed. Free street parking is available near the house (subject to availability, no reservation required). The apartment also has a terrace with an outdoor table and two chairs, available during the warm season in suitable weather. Registered Guests Only – Only registered guests who have paid in full are allowed to enter the property. – Companions and visitors are not allowed to enter the premises. – Unregistered guests are strictly prohibited. Violation may result in cancellation without refund. 3. Children – Infants count toward the total guest number. – Children may stay in this apartment only when accompanied by one adult. – Children under 12 must not be left unattended. – A baby cot is available upon request for an extra charge — 7 € per night. Please inform us at the time of booking. 4. House Rules – Smoking is strictly prohibited throughout the property, including windows, the entry area, and the garden. Smoking is allowed only outside the property, beyond the fence. – No outdoor shoes allowed indoors. – Do not throw towels on the floor — please leave them in the basket or on the bed. – Quiet hours are from 22:00 to 7:00. – Parties and loud gatherings are not allowed. Violations may result in immediate removal without compensation. 5. Parking – Parking is allowed only on the side street near the house. – Do not park or stop in front of the garage — this area must remain clear for exit access. 6. Communication – All communication must go through the Airbnb or Booking chat. – Phone calls are not accepted. – Please send all requests in advance. Requests after 22:00 will not be processed. 7. Heating – Room temperature is maintained at 19–21 °C during colder months. – If you require warmer conditions, a portable heater is available for 15 €/night (approx. 380 CZK). Please request in advance at the time of booking. 8. Additional Information – Pillows and duvets are provided according to the number of guests, including infants. – Extra bedding sets are available free of charge upon request, if requested in advance.
