Experience the beauty and serenity of the Hill Country on our 10 acre, oak-covered property. We're minutes away from the start of the 290 wine trail with dozens of wineries between Johnson City and Fredericksburg. *1 mile from Exotic Resort Zoo, a fun family destination. *4 minutes outside Johnson City with Pecan Street Brewing, Pedernales State Park and charming restaurants in the town square. *20 minutes from Marble Falls with beautiful lakes and dozens of cute shops and restaurants. The space The main house is perfect for entertaining a large group of family and friends with an open living room, kitchen and dining area, expansive front porch with lots of seating, and backyard with more seating around the fire pit. The house sleeps eight with two queen size beds and two full beds and features two and a half bathrooms. Guest access Entire home. Feel free to walk about the 10 acre property. Storage buildings, mower and golf cart are for owner use only. Guest cabin and hot tub can be rented separately and may have guests present during your stay. Other things to note There is another Airbnb on the property where other guests may be present. We have security cameras outside of our property at the entrances for added security and your peace of mind. We do not have any cameras inside, respecting our guests' privacy. 1) No smoking allowed (of any kind) ($350 fine) 2) No loud noises after 10 PM per city ordinance 3) No events or parties. Additional day guests must be approved by host. 4) No pets allowed 5) The cleaning that you pay for is to clean the home prior to your stay. If you do not pick up after yourself sufficiently when you check out, you may be charged an additional cleaning fee - price depends on how long it takes to clean up after you. We don't expect you to scrub the home, but simply pick up your trash and put everything where you found it 6) Minimum age requirement is 25 7) If you do not check out on time (11AM) you will be charged an additional night 8) Firewood not provided.
