Walking distance to the main street shops, restaurants and of course, banana stands of Balboa Island. 3 bedrooms, 1.5 baths (plus outdoor shower), galley kitchen with eat-in banquette, living room and large family room with game area and big cozy couch. House also has BBQ, Stand Up Paddle Boards, Beach toys and more. Feel time slow down in this charming cottage. One of the original Balboa beach houses, this home is beautifully and stylishly updated with fresh paint, sheets, towels, and appliances. Ground floor: Living room, Kitchen and Powder Room: The kitchen is small but well stocked with a water filter, garbage disposal, coffee maker, toaster, slow cooker, and more. (No dishwasher though.) Eat on the patio under the shade umbrella. Open the living room sliding glass doors for coastal breezes. The powder room is tucked behind the kitchen. Second Floor: Main Bedroom, Second Bedroom, Main Bathroom, Large Family Room/Office: The large upstairs family room features high ceilings and ceiling fans, a library of books, games, and large screen TV with a big cozy sectional. The main bathroom has been updated with new floors, paint, fixtures and more. You can hear the barking sea lions at night from the main bedroom which has a queen bed and plenty of closet storage. The second bedroom has a trundle bed, ceiling fan, and blackout shades. Third Floor: Up a ladder-like staircase, is the Loft Bedroom is light-filled and spacious, with bay views and two twin beds (and room for an air mattress or two). Because of the steep stairs, this space is not suitable for very young children or people who have trouble with mobility. Outside there is a bbq, outdoor shower, and a garage filled with beach activities from Stand Up Paddle boards, surf boards, canoes, rafts, inflatables, sand shovels and toys, scooters and much more. The washer/dryer is in the garage which is NOT big enough to fit most cars but there is plenty of street parking since it is a one-way street so you can park on both sides. Guests have use of the entire house. I will respond to communication in a timely manner. Quiet and private street on Little Balboa Island, 1/2 block in both directions to the water with beaches and docks. The island is walkable, and the main shopping street is just over the bridge to the big island, 4 blocks away. Send the kids to town to pick up lunch or stroll the streets and shop the boutiques. A walkable mile away is the ferry to the Fun Zone and bigger Newport beaches Street parking usually isn't a problem but on some holidays, it can be crowded. We have a garage that can fit one midsize (or smaller) car. Watch for street sweeping days and follow parking signs Monday/Tuesday. Once parked, many people bike (bikes not provided) or scooter around the island. The house is also walking distance to the main street with shops, restaurants and attractions We are pet friendly - but ask that the pets are well behaved (don't claw furniture, scratch on walls, or bark too much) and that they are pad trained and given walks. This is, after all, our home.
