If it goes down...Most of the time it comes back on within an hour or so. Day time noise is possible. When they complete construction (expected December 2025, according to Royal Beach Club published information) Noise from music, operations, and the unknown is always possible. No unregistered guests are permitted. __________________________________________ By reserving this vacation rental Guest acknowledges and agrees to the following: 1) On Beach Time requires Guest ID verification (all guests over 18-clear photo of person holding their ID), security deposit authorization ($8,000.00) with credit card (front/back) and short-term agreement w/pool waiver for access to the home and boat. License #'s can be covered, NAME, PHOTO, DOB & ADDRESS must be visible. The last 4 numbers of the credit card should be covered before sending. As authorized by Airbnb, a link with the terms of the short term agreement for your review will be sent via the Airbnb chat where you can sign and upload your documents on our secure site immediately following your Airbnb booking acceptance, The short term agreement is available for your review, cancellation is accepted within 24 hours of booking. Id and credit card photo must match. No unregistered guests are permitted. 2) Bookings within 48 hours of arrival require prep time; this means check in time may be after our standard 4pm check in time. **no credits or refunds will be given** 3) Outdoor security cameras are present on the exterior of the villa at the front entrance and the backyard. Security cameras are not actively monitored, however recordings or live view will be accessed if issues arise. Cameras may not be covered or tampered with. 4) 8 guest max (Up to 10 will be considered for families with children under 7) Additional fees may apply. 5) No pets-no exceptions. Service animals are not covered under US ADA laws in the Bahamas. 6) Smoking inside or an upstairs balcony is strictly prohibited. A zero tolerance policy applies. 7) Events/productions/photo shoots/ social media influencers are considered on a case by case basis and not accepted as a vacation rental on Airbnb. The property is videotaped and photographed prior to each guest's stay. Upon arrival, if anything is not as expected, it must be reported within 12 hours. 11) No construction will be planned at Beach House Villas during a guests stay. In the event of an emergency or needed repair, Beach House Villas reserves the right to complete theses repairs. Beach House Villas is not responsible, nor in control of neighboring properties construction projects. No refunds will be provided due to neighboring construction or onsite property repairs. Guest access Guests will receive a welcome email once booking is finalized with short term agreement and required ID verification for all guests over 18 years of age . Arrival day/Checkout Day information will be included in the short term agreement and welcome email. Since no roads lead to Paradise Beach Villa, a pre-arrival planning call will be scheduled to discuss details of your stay and our team works closely with the booking guest in advance, to coordinate for arrival, transportation, excursions and more! Our on-site greeter will welcome all guests and provide a short tour of the property.
