The Hobbit is a small cosy hideaway, located within the grounds of a beautiful English country garden. The space gives the feeling of an old ships cabin, with original oak beams and panelling. The place might be small but still has all the comforts of home, including a standard double bed, underfloor heating and a deep roll top bath. As well as being furnished with antique fixtures and fittings. The Hobbit has a small but lovely garden room, where guests can just watch the world go by. The space The Hobbit is a tiny hideaway and is the perfect place to retreat from the outside world. The place is particularly suited for guests who wish to find a peaceful place to write or study. The Hobbit is small, only slightly bigger than a shepherds hut, with unique characteristics, including original oak beams and panelling. The space offers a cosy space filled with interesting curiosities, with all the creature comforts of home. Including a standard double bed, underfloor heating and a deep free standing bath. The space includes a small garden room, standard double bed (with an electric under blanket), a small basic kitchenette, deep free standing bath with bath shower head and a traditional wooden high level toilet. Heated with underfloor heating and a small wood burner. Guests will also have access to a private patio area, a BBQ upon request and 14 acres of a beautiful extensive garden. The garden is shared but still boasts plenty of space, allowing for few interactions with other people onsite. BBQ utensils and a picnic blanket are provided. We kindly ask guests to bring their own charcoal. If you love both nature and unique characteristics then The Hobbit could be the perfect space for you to either come and explore the Norfolk countryside or just sit back and watch the world go by. The Hobbit is East facing and is perfect for enjoying the morning light and sun. Free secure off road parking is available with electric gates - the parking area is shared with other residents living onsite. Guest access Guests are welcome to explore the main back garden at their leisure. We have a beautiful 14 acre garden for guests to explore. The garden is shared but still boasts plenty of space, allowing for few interactions with other people onsite. We kindly ask guests not to venture directly round to the front of the main house. * It is likely guests will occasionally see people pottering around tending to the garden and grounds. We are a small family run estate and we all know each other. Please keep in mind that we do have 2 long term tenants (who keep to themselves) and 2 other Airbnb properties onsite but everyone is very respectful and considerate of each other’s privacy. There is more than enough space for everyone to enjoy without interacting with each other. Guests will be left to their own devices. Your Host and their immediate family live on-site and are always on hand if guests should need any assistance or if you have any questions during the course of your stay. * There is an outdoor seating area for Peach House guests to personally use, including a BBQ. BBQ utensils and a picnic blanket are provided. We kindly ask guests to bring their own charcoal. There is plenty of space inside and outside for meals, working or to just sit back and relax. * PARKING: Free secure off road parking is available with electric gates - the parking area is shared with other residents living onsite. * TRAVEL: Bus Stop - Mulbarton Roundabout - 20 minute walk. Number 37 - Purple Line Wymondham Train Station - 5.7 miles (13 minutes by car). Norwich Train Station - 7.8 miles (21 minutes by car). * FOOD SHOPPING: Local CO-OP - Mulbarton - 1.2 miles (3 minutes by car). Tesco Supermarket - Harford Bridge, Norwich - 4.9 miles (12 minutes by car). Wymondham - Nearest Historic Market Town - 5 miles (10 minutes by car). Norwich City Centre - 7.3 miles (20 minutes by car). * LOCAL PUBS: The Bird in hand - Wreningham - 1.2 miles (2 minutes by car). The Hobbit is situated in the heart of the countryside on an estate which cares for nature - Please keep this in mind before booking. Please make sure you are happy with old buildings, the odd countryside noise and that nature is right on your doorstep. BEFORE ARRIVAL: Detailed directions and additional useful information will be sent via Airbnb - PLEASE CHECK YOUR AIRBNB MESSAGES VIA THE APP OR ONLINE NOT VIA EMAIL. WE STRONGLY RECOMMEND YOU SAVE, SCREENSHOT OR PRINT ALL THE DIRECTIONS GIVEN BELOW BEFORE YOU TRAVEL. Mobile phone reception and data roaming can be a bit patchy in our area - PLEASE save, screenshot or print all the directions before you travel! * TRAVEL: Bus Stop - Mulbarton Roundabout - 20 minute walk (Number 37 - Purple Line). Please keep in mind that The Hobbit is part of a family home when not occupied by Airbnb guests. It is likely guests will occasionally see people pottering around tending to the garden and grounds. We are a small family run estate, where everyone knows each other. We have around 14 acres of designated garden. The bed also has a double electric under blanket. * WATER: - We have mains water and our own well water onsite. - Mains water is only used if our well water system is being serviced. - The water is completely safe to drink from all the taps. * HOT WATER: UPDATE - January 2026 PLEASE NOTE: We have an immersion water heating system. This means when the hot water tank is empty, the water tank will then need time to refill and reheat after washing up or between running multiple baths for example. - We recommend not using hot water 30 minutes before running a bath. - If you are running a deep bath, we recommend running the hot water first and then top with cold water. - The Hobbit does have two water tanks in the bathroom, one on the wall and one underneath the bath to help accommodate water usage, please keep in mind The Hobbit does have a very big, deep bath which takes a lot of water to fill if you like a deep bath! * THE HOBBIT - HOUSE RULES: - Please take your shoes off inside. - No pets allowed. - No smoking inside. - No parties or events. - Please ask if you would like guests. - Quiet hours are between 9:00PM to 10:00AM. * THE HOBBIT - HOUSE RULES: 1. Please take your shoes off inside. - We kindly ask guests to remove outdoor shoes when inside. - We recommend bringing cosy slippers or thick socks. - We also recommend bringing outdoor waterproof walking boots or wellington boots. - PLEASE NOTE: The Hobbit does have underfloor heating in the main living space and bathroom but not in the garden room. * 2. Please do not smoke inside The Hobbit or Garden Room. - Smoking is not permitted anywhere inside the property. - You are of course allowed to smoke outside. - Please dispose of cigarette butts safely in the pot outside The Hobbit’s front door. * 3. No Parties or Events. * 4. No unauthorised guests. - Please ask first if you would like to have guests. * 5. Quiet Hours are 9:00PM - 10:00AM. - PLEASE NOTE: We practice a low light system onsite - This lends itself well to star gazing! * ADDITIONAL INFORMATION: * ANIMALS: - Please be aware we have animals including free roaming Peacocks on-site. - PLEASE NOTE: Resident peacocks can be noisy during breeding / mating season between March and July. - For those who are light sleepers, ear plugs and eye masks are provided in a jar beside the bed. - Your Hosts family pets live onsite - including cats and small breed dogs. - The Hobbit is also surrounded by lots of local wildlife and resident animals for guests to enjoy. * THE GARDEN: - Guests are welcome to explore the main back garden. - We have 14 acres of private garden for guests to explore. - There is an outdoor seating area for Hobbit guests to personally use, including a BBQ upon request. - PLEASE NOTE: We kindly ask guests to bring their own charcoal. - BBQ utensils and a picnic blanket are provided and can be found under the sideboard inside The Hobbit’s garden room. - There is plenty of space outside for meals, working or to just sit back and relax. - The Hobbit is surrounded by lots of local wildlife and resident animals for guests to enjoy. * WOOD BURNER: - The wood burner will be laid ready to light before guests arrive. - An ample supply of wood, newspaper, kindling and fire-lighters are provided. - If guests wish to stay in all day with the fire going, additional wood, newspaper, kindling and fire lighters can be provided upon request. * WOOD BURNER ASH: - Should you need to dispose of any ash from the wood burner (normally after 2 days), please ask for assistance and we will be more than happy to come and help. * BOOKS & GAMES: - Books & Games can be found on the bookshelf in the Garden Room by The Hobbit’s front door. - Additional games can be provided upon request. * MAPS & LOCAL ATTRACTIONS: - A box with maps and leaflets on local attractions can be found in a box on the side table inside The Hobbit’s garden room. - Please feel free to borrow these during your stay. * HOBBIT KITCHEN UTILITIES: - The Hobbit has a small basic old fashioned electric cooker, Microwave, kettle, Toaster, small under the counter fridge. - PLEASE NOTE: The fridge does not have a freezer compartment. Complimentary drinks are provided, including: - Tea - Herbal Tea - Instant Coffee - Hot Chocolate We also provide: - Salt - Pepper - Sugar - Long Life Milk Sachets - Oat Milk Sachets * THE ELECTRIC COOKER: We have pre-lined the cooker with kitchen foil. Fresh foil can be found on the top shelf above the worktop at the end to the right (closest to the bed). * FIRST AID KIT & BURN KIT: - First Aid Kit & Burn Kit can be found in the washing up bowl under the sink. - FIRIST AID KIT - GREEN BOX. - BURN KIT - ORANGE BOX. * SLEEPING AREA: - The Hobbit has a standard double bed. - The bed has an electric blanket. - A mini dresser with drawers. - There are two storage boxes under the bed. - 1st storage box is full of extra blankets. - 2nd storage box is empty if you need to use it feel free. - Suitcases can be stored under the bed. - There is a jar on the mini dresser by the bed with ear plugs and eye masks. - A hair dryer can be found in one of the side tables drawers. * BATHROOM: - Free standing roll top bath with bath shower mixer taps. - Traditional high level toilet. - Shampoo. - Conditioner. - Body Wash. - Bubble Bath. - Toothpaste. - Towels. - A tissue box can be found on the windowsill in the bathroom. * REMOTE ACCESS: - Free Wi-Fi is available - the average speed in our area is 24mbps. - Smart T.V. - the smart tv is preloaded with streaming apps so guests can log into their individual accounts. - Please remember to log out of your individual streaming accounts before you leave. - Netflix is a but tricky to log out off but instructions can be found on the inside front cover of the guest guide. * GOING OUT FOR THE DAY: - Please check the wood burner doors are tightly shut if you have lit a fire. - Turned off electrical items, including: lights, electric heaters, cooker etc. * RUBBISH: - General rubbish, recycling and compost bins are available. - General waste - Black Bin - (In front of the sink). - Recycling - Grey Bin - (In front of the sink). - Compost - White - (on the wooden countertop). - It would be greatly appreciated if guests are able to gather and bag any rubbish before checkout. - Please leave any rubbish outside The Hobbit’s front door OR in the relevant wheelie bins next to the electric gates where you come in to park. - There is a small white compost bin in the kitchen - if used please place outside The Hobbit’s front door and we will take it down to our compost after you have checked-out. * ADDITIONAL ITEMS AVAILABLE UPON REQUEST: - Iron and Ironing Board. * CHECK-OUT LIST: If guests are able to complete our checkout list, it would be greatly appreciated but we more than understand if this might not always be possible. 1. Check-out is at 11:00am. 2. Please turn off all the lights and electrical items in the kitchen and main living space. 3. Please log out of any streaming services you might have used during the course of your stay. - Netflix is a bit tricky to logout but the instructions can be found on the inside front cover of the guest guide on the coffee table. 4. Please do any washing up. 5. Please strip the bed. 6. Please place any laundry (including: bedding, used towels etc) in the wicker wash basket - located in the garden room, next to the side table. 7. Please quickly rinse the bath with the shower head if it has been used. 8. Please place any rubbish outside the front door OR in the relevant wheelie bins by the electric gates where you come in to park - either is absolutely fine. - There is a small white compost bin in the kitchen. If this is used please place it outside The Hobbit’s front door and we will take it down to our compost after you have checked-out. 9.
