Other things to note We prioritise the protection of our properties and ask the lead guest to complete a quick verification after booking. You’ll receive a link from Effective Stays by SMS and/or email to confirm your details, verify your ID and accept the booking terms before your stay. You’ll also have the choice of paying a £350 refundable damage deposit, subject to a non-refundable 2% transaction fee, or purchasing a £25 non-refundable damage waiver. We recommend the damage waiver, as it provides protection against accidental damage during your stay. As a professional software-connected host, we are permitted to manage this process securely outside the booking platform. We don’t include the damage waiver in the booking price because we prefer to give guests the choice between the refundable deposit and damage waiver.
