Lastly, we want this to be a memorable experience for you and your loved ones and we would be happy to provide recommendations in the area. 🔐 PROPERTY AND SECURITY NOTES: LIABILITY NOTICE: This rental cabin is privately owned. A security deposit and renter agreement are required for guests who book The Good Vibe cabin. 🔑 ACCESS Guests will enjoy private entry using a secure smart lock keypad on the front door. A unique access code will be provided at least 48 hours before check-in. ⚠️ IMPORTANT RULES AND INFORMATION 👥 Maximum Occupancy: 12 Exceeding the maximum occupancy may result in additional charges and/or eviction without a refund. 🔞 Minimum Age Requirement The primary renter must be 25 years or older and must be present at the property for the entire duration of the stay. 🚫 House Rules • No pets • No smoking or vaping of any kind • No fireworks permitted • No parties or large gatherings 🔥 Indoor and outdoor fireplaces are turned off during the summer months (May 1- Sep 30). 📡 Internet Service Broken Bow/Hochatown is a rural area. While our cabin is equipped with high-speed internet, outages can occasionally occur. We cannot guarantee uninterrupted internet service, and refunds will not be issued for Wi-Fi issues, including connectivity, speed, outages, or accessibility. 🍔 Grill Use Propane is provided for the gas grill. Please clean the grill tray after use to help prevent flare-ups. 🛁 Hot Tub Cleaning Our hot tubs are drained, cleaned, and sanitized after every guest stay. 🪑 Furniture & Decor Furniture and décor may be updated or changed periodically without notice. 📄 Rental Agreement & ID Verification Guests will be required to sign a rental agreement and upload a valid government-issued photo ID in order to complete their reservation. This will be collected through an Airbnb-approved 3rd-party property management software outside the Airbnb platform. Please watch for an email from our co-hosts, The Utmost Host, after booking. 💳 Security Deposit A $300 security deposit will be temporarily held on your card during your stay and automatically released two days after departure, provided there are no damages or missing items. We understand accidents happen—this deposit is simply a standard precaution. The deposit will be processed through an Airbnb-approved 3rd-party property management software outside the Airbnb platform via a secure email link. If your reservation is made more than 2 days before check-in, the system will place a temporary test hold to verify the payment method. This hold will be released after 2 days, and the actual security hold will be placed 2 days prior to arrival for the duration of your stay. 🎉 Events & Gatherings Parties, birthday celebrations, or large gatherings are not permitted. Please notify us in advance if you are planning any type of event at the property. 📷 Security Cameras For guest safety and property protection, the cabin has exterior security cameras: • One above the main entrance facing the driveway • One on the back patio facing outward These cameras are motion-activated and record video and sound 24/7. There are no cameras inside the cabin. 🔥 Fire Restrictions Broken Bow is a forested area, and the Oklahoma Forestry Service may enforce burn bans during certain times of the year. Fines can exceed $1,000. Please check the current burn ban status before using the outdoor firepit. 🐝 Seasonal Wasp Activity From November through December and early spring, wasps sometimes gather on rooftops during warm daytime temperatures following chilly nights. This does not necessarily mean there is a nest nearby. They typically remain inactive, but we recommend keeping doors and windows closed to prevent them from entering. Wasp spray is located under the kitchen sink if needed. Please do not spray near furniture. Enjoy your stay and your buzz-free cabin experience! Guest access Guests will receive a keycode prior to arrival to enter the cabin. This keycode is changed after every guest for your safety. Other things to note Features Description ACCESS: The front door is equipped with an electronic smart lock keypad. A unique door code will be sent at least 48 hours prior to check-in. USE OF SECURITY CAMERAS: Renters understand and accept that the property is protected with outside security cameras. These cameras are used to protect the property and our guests from potential break-ins and theft, We have 1 camera by the front door, 1 by the back door that are ON and recording 24/7. There are NO cameras inside the house. FIREPLACES: Indoor and outdoor fireplaces are turned off during the summer months (May 1- Sep 30). LIABILITY NOTICE: This rental cabin is privately owned. A security deposit and renter agreement is required for guests who book the cabin. CRITTERS: We have a regular pest control company that maintains the grounds. As we are located in a rural area, please note that bugs may be present on the property. Native Plants and Animals: As such it is important for potential guests to understand before making a reservation that mother nature and her loving family of flora and fauna may make their presence known including snakes, lizards, deer, bears, raccoons, spiders, ladybugs, wasps, bees, rabbits, excessive pollen, poison ivy/oak, chiggers, beetles, field mice, ants, cockroaches, squirrels, opossums, flies, walking sticks, coyotes, moths, and butterflies, just to name a few. And, although, the cabin is on strict pest control and cleaning regimen our native flora and fauna may find a way to join you since you are visiting their habitat.
