The open-plan layout has 2 sleeping areas (twin beds & a double sofa bed) cleverly divided by a cupboard. The space Welcome to The Water Tank—a striking 1909 industrial building beautifully converted into a unique, open-plan architectural retreat split over two distinct levels. Because of its historic semi-underground construction, the building naturally regulates its temperature, staying wonderfully cool and comfortable during the peak of summer. Upper Ground Floor (Entrance Level) The Entrance & Kitchenette: Step into the upper level, where you'll find a compact yet highly functional kitchenette fully equipped for preparing light meals, breakfast, and snacks. It features an induction hob, microwave, air fryer, and a Nespresso coffee machine. Bathroom & Utility: The only fully enclosed internal walls on this level house a clean, modern bathroom and a practical utility space, giving you complete privacy where it matters most. Lower Ground Floor The Sitting Area: Descend to the spacious lower level, where a cozy sitting area is positioned by the impressive full-height windows looking out to the garden. The Bedroom & Cinema Area: Cleverly divided from the main space by a large cupboard, this zone features comfortable twin beds alongside a double sofa bed that easily converts for extra guests. This area doubles as your private cinema—beneath the mezzanine, we have installed a projector and Roku streaming bar right where the sofa bed is, paired with full blackout curtains so you can enjoy a movie night at any time of day. A discreet dehumidifier is also provided here to keep the climate perfectly crisp and dry. Outside The Sunken Garden: Step outside to your private, sunken garden oasis. This beautifully sheltered spot features a comfortable outdoor garden sofa with cushions, making it the perfect place to relax with a morning coffee or an evening drink. Parking: Private parking is available for up to two vehicles on the shared driveway directly in front of the property. Guest access The entire Water Tank is exclusively yours during your stay, ensuring complete privacy inside the building and within your private sunken garden. Exclusive Access: You have full, private use of all internal spaces over both levels, as well as the sunken garden with its outdoor sofa. Shared Driveway & Parking: Parking for up to two vehicles is available directly in front of The Water Tank. Please note that the main driveway leading down to the property is shared with the main house. Other things to note Location & Outdoors: We are perfectly situated within the South Downs National Park, making this the ideal Great base for walking and cycling holidays. If you are an avid cyclist, the famous Rogate Downhill mountain biking site is just minutes away. Pet & Family Friendly: The open-plan layout is great for family or friends getaways, and well-behaved dogs are very welcome to join you.
