Pet friendly, Convenient Chattanooga/Hixson one level 4BR/2BA 2000 square ft Ranch directly on Lake Chickamauga & TN River bordering Chester Frost Park can sleep up to 12 people. Covered 2 Boat dock with screen porch, boat ramp, boardwalk & private lagoon. Large pavilion with, dining, firepit & grill. Other features include: private patio, 5 acre mowed yard, 4 large TV's with Fire TV, .3 gig WIFI internet. The space The large, over 2000 square feet, one story brick ranch house accommodates up to 12 guests. The master bath has a separate jetted tub and shower inside the master bedroom. All bedrooms are very large and include closets, 2 with walk in closets. 3 of the bedrooms have new large tv's with fire stick. 2 of the bedrooms have doors out to a patio or porch which is great for the smokers. The kitchen and family room is combined into one great room. We have .3 gig internet speed, and wireless internet which is one of the fastest in the country. The large covered dock includes covered storage for 2 boats and a screened porch to relax. The dock can handle large boats up to 22 feet. The private lagoon is beside the dock and fairly shallow. Fishing is great off the dock even during the rain during the Summer season. Lake Chickamauga is widely regarded as one of the top 10 bass lakes in the USA. Please be aware that the water level is lower during the months of November through April due to flood control. Chester Frost Park which is 2 miles away offers a free boat ramp and multiple fishing docks. The outdoor space includes a 20 by 32 foot covered pavilion with 5 ceiling fans. Most of the pavilion is screened in with a refrigerator and dining table and chairs. The pavilion is surrounded by a sunny patio and beautiful landscaped yard. Everyone enjoys hanging out at the pavilion. There is a fire pit beside the pavilion. 2 sides of the property are surrounded by the undeveloped portion of Chester Frost Park. Chester Frost Park has a great boat ramp, playground facilities, and a white sand beach, and is only a 1 mile drive by car or a half mile by boat. There are 5 flat acres to roam around in which is great for children or pets. There is plenty of off road parking including space for an RV or boat trailer. There is plenty of space to spread out or a perfect place for everyone to hang out (pavilion). Location may be the best part of this property. Enjoy a 5 acre flat yard area on the Tennessee River and Lake Chickamauga. The Lake Retreat is located in Hixson, TN a popular suburb of Chattanooga. Downtown Chattanooga is a straight shot, 10 miles away. Within 10 minutes of the property is every amenity you could possibly want including: 30 or more restaurants, a large mall with state of art cinema, golf courses, bowling alley, a beach, marinas, multiple churches , parks, tennis, dry cleaner, laundromat, goldsmith, shoe repair, alterations. We have it all. This home is perfect for anyone working in Chattanooga, but wanting to enjoy the water in their back yard on weekends or at the end of a long summer day. Please consider bringing your bicycles. This is a great location for Riverbend or other local festivals, Bass Tournaments, the Tennessee Aquarium and downtown, Lookout Mountain, Ruby Falls, Rock City, Chester Frost Park, outdoor events on the river, or any of the other great attractions and events going on in Chattanooga or Lake Chickamauga. Guest access The entire home is available to the guests except the garages and a couple of locked storage closets. Other things to note The home was originally built for an owner in a wheelchair. The halls are wide, but the bathrooms do not have grab bars or other handicap features. The water level is generally low during the months of November through April, and sometimes during May and October when TVA is lowering or raising the level for flood control. Chester Frost Park which is only 2 miles away by road has a free boat launch and multiple fishing piers to utilize in the Off season.
