During the months of November-April the city of Flagstaff does not allow street parking and will ticket. The driveway holds 3 cars. Check-in 4:00PM Checkout 10:00AM More guests means higher costs to clean and prepare for the next reservation. For that reason we charge $25 per night for each guest over 10 people, with a maximum of 12. This is included in the costs you see when booking. Additional unregistered guests are not allowed on the property without prior authorization. Guests take full responsibility for the actions of any unregistered guests. We want to do our best to accommodate all while being respectful of our neighbors. Our neighborhood is lovely! Quiet, peaceful and full of full-time residents, original owners, retirees, and families. Please understand we have a no party/ event policy. The City of Flagstaff also has a noise ordinance. Quiet time is 10:00pm- 7:00am with strict penalties if violated. Please respect this as it a huge factor is what makes our neighborhood and mountain time spectacular. Other things to note Minimum age to book is 25. Identification required. Most mountain residences, including this property, do not have air conditioning. Bedrooms all have ceiling fans and portable standing fans for your comfort. This home is shaded with trees and positioned where windows don't get blasted. It remains fairly cool during the hot summer months. If it snows, there are snow shovels available. If it's an intense storm, we will send someone to help and clear. Otherwise, you may have to move the fluffy stuff if it impacts pulling your car out. We ask you please just not romp over it. That just causes an ice rink. Outside open fires are legally PROHIBITED in the area (in town, in the county, in the forest...everywhere) ! It is a serious issue. They impose heavy fines and possible jail time. Please respect this rule. The only thing that is allowed has to be able to be turned off (heater, griddle). We are not liable for inoperable amenities or failures of any equipment, local power outages, internet outages, or appliances, as some things are simply out of our control and sometimes we are at the mercy of service providers. Major repair problems cannot be foreseen but we do our best to maintain all equipment and will always provide solutions for essentials. Expect to encounter things you may not at home such as varying weather, bugs or insects different than your own. Life in the mountains brings peace, quiet, fresh air, a wide variety of weather along with possible spiders, ants, gorgeous birds and possible raccoon, squirrel or deer sightings. The Forest brings a wide and spectacular variety of nature right to our doorstep. As stated in our house rules, we do not permit parties in our rental. Any guest found to be hosting a party will be evicted by the police without prior warning and 1) You will not receive any refund, and 2) you will be charged a $500 fine for violating house rules and extra cleaning. Dogs, maximum of 2, are allowed (with a small fee). Please note our backyard is not enclosed at the moment, so pets need to kept inside or closely monitored. HOT TUB: Hours available for use 6:00am-10:00pm to align with City noise ordinance. -NO glass may be taken into hot tub. -Children must be constantly supervised. -Children under 5, pregnant women, people with diabetes, diarrhea, heart disease, blood pressure issues, illness or under an influence (alcohol, drugs, medication) should NOT use any hot tub. -Please use the spa towels provided and NOT the white bath towels. -Please be mindful of noise and behavior that would be a nuisance to neighbors. -Please dry off thoroughly before traveling through the home for safety. -Should guests behavior result in damage to the lid or spa require a complete water change a fee guests acknowledge they will be charged $150 water change fee or $250 lid replacement fee. WAIVER OF LIABILITY FOR HOT TUB: Guests understands that there are special risks involved in the use of a hot tub. Guests are aware there are potential dangers to children who are not carefully supervised, as well as any person using the hot tub too long or if a person has health risks, is intoxicated, using any kind of drugs or medication, or is pregnant. Tenant agrees to waive any claim whatsoever against Owner of property for accidents or injury arising from use the hot tub. Guests agree that he/she is responsible and liable for any damages that occur to the hot tub through their or their guest's misuse or negligence. In consideration of my anticipated stay, I agree, intending to be legally bound hereby, that the property owners and their heirs, servants, agents, contractors, and employees shall not be liable for my injury or death, or the injury or death of my invited guests. This Disclosure and Waiver of Liability is incorporated into the Terms and Conditions of my contract through Airbnb.
