Secure your dates today and invest in a retreat that nourishes your body and soul. 6 miles from Watchtower Farm Guest access Smart wifi lock keyless entry Guest have full use of property Private oversize driveway Other things to note I) SAUNA USE AGREEMENT, ASSUMPTION OF RISK, RELEASE & INDEMNIFICATION PROPERTY ADDRESS: 113 River Road, Wallkill, NY By booking this property, entering the premises, and/or using the infrared sauna and/or red light therapy equipment (collectively, the “Sauna”), the undersigned guest (“Guest”), on behalf of themselves and all occupants, invitees, and visitors, expressly agrees to the following terms: 1. ACKNOWLEDGMENT AND ASSUMPTION OF RISK Guest acknowledges that use of an infrared sauna and red light therapy involves inherent and significant risks, including but not limited to overheating, dehydration, dizziness, fainting, burns, increased heart rate, changes in blood pressure, cardiac events, and other serious injury or death. Guest knowingly, voluntarily, and expressly assumes all risks, whether known or unknown, foreseeable or unforeseeable, arising out of or related to the use or misuse of the Sauna. 2. HEALTH & SAFETY WARNINGS The Sauna and red light therapy are not medical treatments and are provided solely as recreational amenities. Guests are strongly advised to consult a physician prior to use if they have any medical condition or take prescription medications. Use by pregnant individuals is strictly prohibited. Never use the Sauna under the influence of alcohol, narcotics, or substances affecting alertness or blood pressure. Minors under 18 must be continuously supervised by an adult; use by children under 12 is prohibited. Maintain proper hydration before, during, and after use. 3. OPERATIONAL RULES Maximum session length: 30 minutes. Exit immediately upon discomfort, dizziness, or nausea. Sit on a clean towel at all times. No lotions, oils, or flammable materials permitted. The Sauna must not be operated for more than two (2) consecutive hours without a 60-minute cooldown period. 4. RELEASE OF LIABILITY To the fullest extent permitted by New York law, Guest releases, waives, and discharges the property owner, host, managers, agents, and affiliates from any and all claims arising out of or related to use or misuse of the Sauna, including claims based on ordinary negligence, but excluding gross negligence or willful misconduct where prohibited by law. 5. INDEMNIFICATION & HOLD HARMLESS Guest agrees to defend, indemnify, and hold harmless the Host from any claims, damages, losses, medical expenses, attorney’s fees, insurance claims, or third-party actions arising from Guest’s use or misuse of the Sauna, use by Guest’s invitees, or violation of this Agreement. 6. SEVERABILITY If any provision of this Agreement is held invalid or unenforceable, the remaining provisions shall remain in full force and effect. 7. GOVERNING LAW & VENUE This Agreement shall be governed by the laws of the State of New York, and any dispute shall be brought exclusively in a court of competent jurisdiction located in New York State. 8. SURVIVAL This Agreement shall survive the termination of the reservation and Guest’s departure from the property. 9. ENTIRE AGREEMENT This Agreement constitutes the entire understanding between the parties regarding Sauna use. II) Parking- Please park in the first driveway when arriving at the home. Your door code is the last four numbers of your registered telephone provided on site. You will use the same code when exiting. When locking the door when exiting, pull the door toward you before entering the code. This code only unlock the main door only. You will need to operate the downstairs door manually. III) Temperature- If you need to adjust the main living room temperature, use the white thermostat close to the kitchen switch. Each bedroom is also operated with the white thermostats. During the winter months, we may ask you to use the black thermostats during extreme cold snaps. You will be apprised before your stay begins. IV) Furniture- Please refrain from moving any of the furniture. Any damage caused will be at the renter’s expense. V) Fire pit- Although we try to provide firewood for our guests, I suggest picking up firewood at the local gas station if we are low on firewood.. There is a welcome manual with any additional information needed. VI) Checkout Instructions- a) Please leave all the bedding on the beds. The cleaning crew will handle all the stripping. b) If the dishwasher needs to be started, please select the 60-minute cycle. c) There are garbage cans on the side of the house if you need them. d) CHECKOUT IS AT 11:00AM Thank you, Joe and Kelly
