This listing is for two neighboring homes, and the first home has won several awards, such as the Architectural Digest award for “Most Beautiful AirBNB in Alabama” and is frequently used for weddings, and corporate events, private dinner parties, and photoshoots. The second home is freshly renovated with a completely new kitchen and bathrooms in 2022. Upon entry you will be greeted by a beautiful lawn and landscape. The homes are surrounded by tea olive bushes and azalea flowers which sit atop of Alabama’s state stone Sylacauga Marble. The "Tea Olive" house is a Craftsman home built in 1908 and is a staple piece of this Downtown Birmingham historic neighborhood. At around 4000 sq feet, this home can sleep 16 comfortably with 4 bedrooms, 2.5 baths and plenty of living space. The "Tea Olive" house has 4 bedrooms (1 king, 2 queens and 6 fulls), 2 full baths and a ½ bath. It has a pool table, dining room, fully stocked kitchen. There are two cots available and two air mattresses as well. Perfect for outdoor gatherings or events, with a front porch (½ screened in, ½ open) and a large, open ½ acre backyard with a privacy fence. Explore the huge, beautiful backyard featuring a 50 year old pecan tree! As you walk up the stairs, you will quickly notice the comfort of the front porch. Enjoy the screened in area for a cup of coffee or take a ride on the porch swing. The beauty of craftsman homes is plenty of open space! When you enter this home there is a large, open foyer that leads into the dining area to the left through the original pocket doors, the pool table to the right, and access to the first set of stairs. The dining room has seating for 6, with plenty of extra chairs located in the living room, as well as more available seating upon special request. Off of the dining room, you will find a fully remodeled kitchen with top of the line appliances. Featuring a deep stainless steel farm sink, stainless steel dishwasher, a gas stove and a stainless steel double door refrigerator and freezer. Looking to cook with us or host a group? In the kitchen you will find all your cooking and dining supplies including: pots and pans, cooking utensils, dishes, silverware, wine glasses, coffee cups, cleaning supplies and anything else you may need! The Living area has plenty of seating for a large group and has a pool table, a large Smart TV with Hulu, Amazon, Netflix access and board games. There is a ½ bath on the first floor. The second floor has all 4 bedrooms and 2 full bathrooms. Bathroom 1 (by laundry) has a huge walk-in shower with a custom built- sliding barn door. We provide toiletries such as shampoo, conditioner, body wash and others located in the shelf or under the sink. Bathroom 2 has a restored tub-shower (and fun fact the owner actually had to add a toilet to this bathroom!) Both bathrooms have up to 16 towels and you may use the washer and dryer anytime you need. Bedroom 1 has a King size bed with a new memory foam mattress, Smart TV, 2 dressers and a closet. Extra sheets can be found in the dresser if needed! (Any extra used sheets for air mattresses can be piled by the washer at checkout for your convenience). Bedroom 2 has a queen size bed, Smart TV a dresser and a closet as well. Extra sheets can be found in the dresser. Bedroom 3 has a queen size bed Smart TV, a dresser and a closet. Extra sheets can be found in the dresser. Bedroom 4 is child-friendly and has 2 triple bunk beds. _____________________________________ The "Azalea" house of was built in 1910 and features 3 bedrooms and 2.5 bathrooms. This house offers plenty of space for gathering both inside, with the formal dining room and open living room, and outside, with a fenced-in yard and front porch swings. The Front porch features a large, queen-sized bed and porch swing, ideal for enjoying the fresh air and the scenic view of the Vulcan Statue. As you enter the home you will see the elegant, formal dining room with seating for 6, step through the original pocket doors into the living room which invites you to relax, play games or stream your favorite movie on the Smart TV. Located off the living room you will find a spacious ½ bath, newly renovated and covered floor to ceiling with beautiful peacock wallpaper, you will want to take your time in this bathroom. The newly renovated kitchen is airy and bright. With large windows overlooking the backyard, you can soak up the sun enjoying your morning coffee in the small dining area with seating for 4. You will love the character of the new retro-themed mint appliances! Looking to cook while you're with us? The kitchen is fully stocked with pots, pans, cooking utensils, microwave, and all the amenities to craft the perfect meal! As you make your way up the stairs you will find all 3 bedrooms and a full bath. The Primary suite located on the second floor has a private, ensuite bathroom featuring a unique, vintage design- a large walk-in shower and a double vanity offering plenty of room for you and your guests to store your toiletries. Link up to the ‘Bluetooth’ fan to enjoy music or a podcast while getting ready! Enjoy the view of the backyard and plenty of natural light from the large windows. The master has a king-sized bed with a pillow-top hybrid mattress and plenty of space for your belongings. Relax and unwind to your favorite show on the Smart TV. The primary suite features an additional seating room and desk perfect for "working from home" that can also double as extra sleeping space with a queen-sized murphy bed. The Safari Room, located on the second floor, is rustic, with African Safari -inspired flair, decorated with antique art, you can imagine you are on the plains of the savannah. Featuring a queen bed with a pillow top mattress and a small closet area. The Floral room, located on the second floor, is whimsical, bright and fun! This room offers 2 twin mattresses in a trundle bed, a small closet, ample drawer space as well as a Smart TV to wind down before bed. The full bath located in the hall, has breathtaking floor-to-ceiling marble tile, and a tub/shower combo perfect for a hot bath after a long day. Additional towels and toiletries are provided for your convenience. As hosts we want to make all of our spaces accommodating for our guests and strive to provide an experience that leaves guests wanting to stay with us each time they're in town! Guest access There is an electric lock on the front door. This is a private home. Other things to note Here are some answer to some common questions from quests: Additional Guests on Property: You are responsible for all members of your reservation, in addition to anyone who may be invited or allowed on the premises by you or any member of your reservation. The guest count on your booking should reflect the number of guests in your group. Unless previously approved by us, no other guests are allowed. The nightly rate covers the minimum occupancy for the listing, and we charge a supplemental $25/night fee for each guest beyond the minimum to cover additional linens, cleaning, utilities, and wear and tear. This fee will be automatically calculated when you update your guest count accordingly. If you bring more guests than are listed on your reservation, you agree to pay double the applicable guest fee, and if your group is disruptive, your group (and any visitors) may be asked to leave the property and forfeit the remainder of your reservation without a refund. *No parties are allowed within the home or on the premises, unless previously approved in writing by the host. Events may incur additional fees, including additional guest fees and/or cleaning fees, and guests may be required to provide supplemental insurance coverage. All of this should be negotiated in advance with the host. No Pets. Due to the nature of hosting weddings and private events we do not allow pets. If you have a service animal, please contact us for a special arrangement. Smoking--NO smoking inside the home or on the front porch. We are fine with smoking in the backyard area away from the home. Vaping is ok in the home. Keep in mind AL is not yet recreational, so state laws apply for cannabis usage. A $200/night penalty will be incurred for any violation of this policy. Check-out procedures. Guests agree to follow the check-out procedures: to place all trash in appropriate receptacles (large trash bin on street, please put all trash here upon checkout), wash any dishes/utensils used during their stay, and to put used linens on the bedroom floor and pile used towels in showers/tubs. If guests fail to follow check-out procedures, they may be charged an additional cleaning fee. Guests also agree to comply with our check-out time of 11 AM CST. Guests leaving after this time (or the time agreed to by the host) are overstaying their reservation, and they have no license to stay in the accommodation after this time. Overstaying impedes our ability to prepare the listing for our next guests and presents a material inconvenience to us. For each 24-hour period (or any portion thereof) that you overstay, you may be subject to an additional fee of up to two times the average nightly fee paid by you to cover the inconvenience, plus all applicable guest fees, taxes, and any legal expenses incurred by us to make you leave. Quiet hours. Our local HOA rules state that quiet hours begin at 11PM. Any outdoor event/music will have to end at this time. Outside of these hours, we ask that guests keep noise to a reasonable level and do not pose a nuisance or disturbance to others. Guests who do not adhere to this policy may be asked to leave, without a refund, forfeiting any remaining nights on their reservation. Do not move furniture or decor. Guests should not move any furniture or decor during their stay, as this risks causing damage to the property and requires additional cleaning time to restore the listing to its original condition. Guests who have moved furniture/decor during their stay and failed to return them to their original location, may be charged an additional $50 cleaning fee for each item, in addition to any applicable repair or replacement costs incurred by the movement of furniture or decorations upon the owner's discretion. Property damage. You accept responsibility for returning the property and its contents in largely the same condition you found it. We understand accidents happen and ask that you please inform us immediately if anything breaks or is damaged during your stay. Our staff takes inventory of our property before and after each stay, and if property is damaged or goes missing during your stay, you may be responsible for its replacement or repair. Outdoor areas - We ask each guest to be respectful of the property and to be sure to clean up after themselves. Please do not leave any trash outside and clean up after any spills (we work really hard not to attract bugs and pests). If you use the grill, please be sure to clean when you are done. Heat the grill on high to burn off any remaining food and scrub until clean. Do not engage in any illegal activities on the property. Any guests found to be in violation of this policy will be asked to leave immediately, without a refund, and will forfeit any remaining nights on their reservation.
