The open-concept layout offers a cozy ambiance, making it a great space to unwind, enjoy your favorite shows, or spend quality time with family and friends. 🛏️ Rooms & Beds The unit comfortably sleeps up to four guests: Bedroom: Queen Bed with plush bedding Living Room: Queen-sized pull-out sofa with a memory foam mattress 🛁 Bathrooms The full bathroom is stocked with all essential toiletries, including a hairdryer, ensuring you have everything you need for a comfortable stay. 🔥 Outdoor Paradise Step outside to the shared backyard, where you can gather around the propane fire pit for cozy evenings, fire up the 5-burner BBQ grill for outdoor cooking, or unwind in the hot tub after a day of exploring. For a more private retreat, enjoy the fenced-in patio, perfect for sipping your morning coffee or enjoying a peaceful moment outdoors. 🍳 Fully-Equipped Kitchen The kitchen is fully stocked with everything you need, including an induction cooktop, pots, pans, and spices, as well as a full-sized fridge, microwave, and countertop toaster oven. Start your day with fresh coffee from the Keurig, complete with complimentary pods and creamer. ❄️ Climate Control A window AC unit in the bedroom keeps the space cool in the summer, while efficient baseboard heating ensures warmth during colder months, keeping you comfortable year-round. 🧺 Convenient Laundry An in-unit washer and dryer make it easy to refresh your clothes, whether after a long day of hiking or an extended stay in Colorado Springs. 📜 Legal Compliance We are legally registered with the City of Colorado Springs, so you can book with confidence knowing your stay is in full compliance with local regulations. Guest access You will have access to the studio and everything in it! There is also a small, fenced patio where you can enjoy your morning cup of coffee! You're also welcome to use the full backyard that is shared with the main house that we also rent on Airbnb. Feel free to make friends with our other guests, cook out on the BBQ grill, cook s'mores around the fire pit, and enjoy the Colorado fresh air! Other things to note 📜 Rental Agreement: For a seamless booking experience, a Rental Agreement is required for all reservations. Once your reservation is confirmed, we’ll provide details for completing the agreement. 🔑 Check-In Process: For a seamless check-in experience, your unique code along with your check-in instructions will be updated into your personalized guidebook on the morning of your arrival. You’ll use this code for entry. ☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay. ⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late 💵 Additional Fees: For guests bringing dogs, there is a mandatory pet fee of $100 per dog, collected after booking. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted. Optional services, including early check-in, late check-out, and additional guests, can be arranged upon request and are subject to availability. These additional fees help cover the cost of reworking the schedule or adding an additional cleaner if needed. Please message us ahead of time for pricing and availability. 📜 City Registration: We are legally registered with the City of Colorado Springs! Don't worry about your booking getting canceled the day before your trip! STR-0558 🚗 Parking: We have one parking space in front of the studio for you, and there is plenty of free street parking right out front. 🚿 Winter Bath Notice: Unfortunately, in the winter, baths will not be possible. We have awesome, fresh Colorado Rocky Mountain water. During the winter, it comes from the city extremely cold. We have a tankless hot water heater that works PERFECTLY for super hot showers and all the sinks! But in the winter with the super cold city water, the tub spout flows too much water and will not be super hot, but the shower will be hot and work perfectly! 💦 Hot Tub: We frequently drain and refill our hot tub so that it is clean and sanitary for all of our guests! Our water comes from the Rocky Mountains at crazy cold temperatures in the winter—sometimes as low as 48°. Our hot tub heats at about 6° per hour, which puts the hot tub heated to 102° later in the evening when it has been drained and refilled earlier in the day. You may see the temperature in the 60s or 70s when you arrive, but rest assured it is heating as fast as possible and will be ready for enjoyment later in the evening. ✅ City Permit: Don't worry about your stay being canceled at the last minute due to a violation from the City forcing the unit to shut down.
