Tuscany - Modern duplex in the city center

Welcome to Toscana , our charming 45m² duplex, refurbished with all our heart in January 2022. Located in the historic center of Rouen, in a typical half-timbered building, it will be the ideal location to discover our city "with 100 steeples" . Less than 5 minutes walk from the train station and close to all strategic points of the city, whether for a tourist or professional stay, Toscana will offer you all the calm and comfort you will need. The space Our duplex is located more precisely at the foot of the charming Place du Vieux Marché siped with history, where today's architecture blends with the city of yesteryear. Now there are many restaurants, cafes, 1 supermarket (closed at 10 p.m. ) , 1 supermarket ( Intermarché at the foot of the building , closing at 9 p.m.) but also the emblematic covered market of Rouen "Le Marché des Halles", including an en primeur, a fishmonger and its famous oyster bar, a cheese maker, a catered butcher and many others... open every day from 7 a.m. to 1:30 p.m., except Mondays. Enough to delight the taste buds of the most gourmet! Proximity and walking: Hôtel de Ville --> 9mn Big clock -->5mn Cathedrale-- >11 min Quais de Seine -->8 minutes Chu -->15mn Zénith de Rouen --> direct bus access 24 min .... Despite the frenzy of the living center, Toscana is nestled in a building overlooking the rooftops in Rouen , sheltered from noise, perfect for resting or working. Access to the building is secured with a badge. Like any building from the time, you'll need to climb a few stairs to reach your cozy nest. No elevator so, but rest assured, the fiber optic for a faster than time broadband connection is nevertheless installed and available to you =) The decor, furniture and all the amenities of this duplex have been carefully chosen to make you feel at your best. With a maximum capacity of 2 people, Toscana consists of: KITCHEN: - A functional kitchen open to living room, fully equipped (fridge, freezer, rotating heat oven, microwave, induction stove, dishwasher, washing machine, Nespresso coffee machine, SMEG kettle, Italian coffee maker, etc ...) All the necessary utensils, dishes, dishes, dishes will be available to satisfy your desire to cook, from breakfast to dinner. LIVING room: - A large living room with a seating area for idleness ( sofa, designer coffee table, comfortable blanket, reading chair, pouf , ambilight TV connected with Netflix included) a desk area for the more studious, facing the Rouen roofs with: ergonomic armchair, lamp, and PC socket, a dining area for your breakfast or meals on the go with: table 60cm in diameter + 2 chairs BEDROOM: - A suite equipped with a queen size bed (160x200 cm) - A dressing room to drop off your personal belongings The bedding, duvet and pillows will be provided for your stay. Bathroom: - Bathroom with Italian brass faucet, bathtub ( 170 x 70 ), designer towel dryer, hair dryer, straightening iron. As in the hotel, bath and hand towels, bath mats as well as bathrobes will be included in your stay ( 1 large bath sheet + 1 towel + 1 bathrobe will be provided per person). The duplex is NO SMOKING. LET'S BE RESPECTFUL OF OUR DEAR NEIGHBORS, BUT ALSO TO PREVENT THE CALM AND WELL-BEING OF YOUR STAY: In order to respect the neighborhood, noise should be limited between 22.00 and 7 a.m. No festive events will be tolerated within the accommodation. In the event of non-compliance with the internal regulations, we reserve the right to immediately terminate the rental lease and to activate the bank guarantee in the event of overflows or damage. Thank you for understanding. Guest access The housing is located on the 3rd and top floor, without elevator . ATTENTION , the apartment does not have a parking space, but many parking spaces are available nearby. The paid underground parking lots of the Old Market and the Place de la Pucelle, and the Espace du Palais car park 2 minutes walk away will welcome you 24/7. Other things to note Our safety for all is the priority, which is why we have worked on a comprehensive health protocol in agreement with the ARS so that your stay with us takes place in the most perfect respect of health safety rules: • Systematic home disinfection We will make ourselves available by phone (sms, whatapps etc. ) and will be happy to accompany you throughout your stay so you can have a wonderful time in our beautiful Normandy. Check-in: Welcome provided between 5pm and 9pm. Check-out: Between 8am and 11am. In case of late check-in or check-out, an extra €20 will be payable.
