Early-spring stays beneath the dramatic West Hill cliffs in Hastings Old Town. Gloucester House is an elegant Victorian home with sweeping sea views. Sleeping up to four, it’s ideal for settling in rather than simply passing through. A private front terrace & secluded back garden complete with a small natural cave offers rare outdoor space just moments from the sea. Quiet, light-filled & warm year-round it suits romantic escapes, writers or remote workers & families seeking a safe seaside base. The space A historic Hastings house with wide views across the Old Town rooftops to the sea, set within an unusually quiet and private enclave of gardens beneath the West Hill. The setting feels secluded and peaceful, with no through-traffic at the front of the house, yet it sits within the heart of the Old Town and is only a short walk from the seafront and everything the town offers. It’s a place where the town drops away quickly and you’re left with sky, rooftops, gardens and sea. Our Victorian house has been carefully restored and includes a newly fitted, marble-topped kitchen and a beautifully finished bathroom with a large bath, separate walk-in shower and underfloor heating. The open-plan living space combines period furniture with modern comforts. From the front living room, bay windows look out across the private terrace towards the Old Town rooftops and gardens, with wider views taking in the East Hill and the funicular railway as it travels up and down. Through the dining room doors at the back of the house, the setting changes completely: the rear garden sits directly beneath the sandstone cliff face, where the house is nestled into the hill, with its own small cave and a sheltered, enclosed feel. The front terrace is an ideal place to sit with a coffee or a drink and take in the sea view, with working fishing boats, the harbour, beach, church and ancient Old Town rooftops all visible below. The house is well heated, comfortable year-round, and well suited to longer stays, with a full kitchen, washing machine, fast Wi-Fi, and space to settle in rather than simply pass through. Some of the features guests particularly enjoy include: • A beautifully finished bathroom with underfloor heating, a large bath and separate enclosed shower • A private front terrace with sea views, and a sheltered garden at the back beneath the cliff • Views across the Old Town rooftops to the sea, with the dramatic cliff setting behind the house • A quiet, tucked-away position just moments from the High Street, George Street restaurants, bars and vintage shops • Flat screen television with internet access for Netflix and other apps • A well-equipped kitchen with everything needed for cooking • A separate laundry room with washer, dryer and airing space • Complimentary teas, coffee and hot chocolate • A welcome pack with local touches We are happy to answer any questions you have regarding the house and to offer advice on the local area. Guest access The whole property will be available to you including back and front gardens with viewing terrace and table for outdoor dining (subject to no loud noise or music outdoors after 9pm). You also have access to a dedicated laundry room at the back of the house with extra fridge. Other things to note There are two access points to the property, either up a steep old-town twitten at Cavendish Place, or through a narrow twitten at the side of Croft Road. Unfortunately the steep nature of access to the property means it is therefore not suitable for the infirm or for disabled access. Also because we are off-road and situated amongst Old Town gardens there is no parking directly next to the house. The closest free parking is a short walk away at the upper end of Croft Rd. There are pay-for parking spaces in several car parks in the old town or on the seafront and longer stays can apply for weekly permits at reduced prices. Rules: This is a strictly NO Smoking property. If you are a smoker please respect this rule for the comfort and enjoyment of all guests. Smoking is allowed on the front terrace only and only if you carefully dispose of your cigarette ends. No disposable barbecue use. No unannounced guests to stay or visit the property. We only allow named guests who have booked in. Please leave the property as found and report any accidents or breakages before checkout. No shoes inside the house.
