We are required to inform guests that building staff/leasing has no affiliation with this reservation and will not assist or help you. All communication must be with our team that has booked you only. This is to ensure you have a positive experience without any discrepancies. You will be registered with us as friends of the unit owners. If you have any issues with the above requirements we suggest you not book with us. Please know our priority is customer satisfaction. Violations of house rules will result in immediate removal from the property without a refund of the remaining nights. No Loud Music/Noise(keep noise to a minimum after 9 pm (Loud Music/Noise complaint will get you removed from the premises with NO REFUND!) No smoking inside. No Balcony!! Smoking in the house will result in security deposit loss. No Pets/No Animals No Parties or Events Allowed Treat my place like you would treat your own. Please be respectful & take great care of the place. Thanks for your consideration! Enjoy!:) RENTAL RULES Absolutely no parties allowed otherwise reservation will be canceled without any refund. NO SMOKING indoors or on Patio. All smoking must be done 10 feet from the building. Smoking indoors will incur a $300 Smoking Fee and possible removal and cancelation of reservation with No Refund. Same day/Last Minute reservations require a 2-4 hour window after booking for check-in. Please contact the host for information if booked the same day. Guests: Only the person that booked the reservation is allowed to check-in. If someone is not added to the reservation they cannot check-in. The maximum number of permitted guests is limited to persons confirmed at the time of booking and that amount only, no extra overnight guest allowed without notifying me. Failure to adhere to the guest amount will result in forfeiture of your deposit and removal from the property. Any other visitor on the property is the sole responsibility of guests of the home. The owner is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Keep the property and all furnishings in good order Only use appliances for their intended uses Pets are NOT allowed. Any Undeclared Guests not on the reservation will be charged at a rate of $20 nightly per guest. All guests must be declared on the reservation with Full names and contact info. Any guest not declared on the reservation will be at a rate of $20 nightly per person and could still lead to the removal and cancelation of reservation if any people are deemed unsuitable guests by Host or Airbnb. I reserve the right to refuse service to any guests. Unauthorized Pets/Animals: Any Pets/Animals inside the unit is a violation of the rental agreement and can result in the cancelation of your reservation. Pets/Animals are not allowed at this location. Violation of this policy will incur a $350 Pet Fee per Pet. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Plumbing: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the plumbing system, you could be charged damages of up to $500. Keys/Fobs: Keys not returned upon checkout will result in an $85 lock replacement fee and 1 day Base rate night stay due to you still having unauthorized access to the property. GARBAGE DISPOSAL: Make sure there are no utensils or metal inside the garbage deposal before use. Towel Fee: Any towels damaged, lost, or stained will be charged to guests. Bath Towel $15/ Hand Towel $8/ Face Towel $5. Early Checkin: $65 (if Available) Checkout: 11 am is checkout time. If you hold possession of the property between 11 am-12:30 pm is a fee of $75. After 12:30 pm you will be required to pay the full day Base rate of the unit. This does not award you possession of the place for an additional day it is just a penalty fee for holding possession beyond when you are supposed to and possibly negatively affecting the next guests and costing us money having or cleaning service waiting for you to vacate. The base rate will not be discounted for additional day Must have a current valid Cellphone number listed on your Airbnb profile. No VOIP/Google/App phone numbers Allowed. Existing Food & Alcohol: No food or alcohol already present in the home at the time of arrival besides general cooking spices and ingredients should be consumed under any circumstance. Parking(1 space): All vehicles at the place must park in designated areas on the street or in garage parking with a guest pass given by me. Failure to adhere or any complaints will result in forfeiture of the security deposit and or removal. All guests/other vehicles must park on street. Guests agree to leave the home in the same condition as arrival besides things addressed in a usual cleaning of the home after your departure. Adhering to these requests will ensure a full refund of your security deposit. Check-in: 4PM - 2AM (next day) Check-out: 11AM
