This duplex was recently remodeled with new appliances, fixtures & furnishings. Situated less than 200 feet from the sand, this property is perfect for groups looking to enjoy the sun & sand. With 2800+ square feet and 6 large bedrooms, there is plenty of room to stretch out both inside and outside. Both units come with their own private garage parking, laundry facilities, stocked kitchens, large living areas, and patios with natural gas BBQ's. Central AC is available throughout - a rarity here! This 2800+ square foot duplex is the perfect place for your Newport Beach getaway! The duplex is a traditional duplex (one unit is upstairs and one is downstairs). There are two private garages and room for two small cars behind those garages as well (4 cars total). The downstairs unit has 2 bedrooms with 2 bathrooms and the upstairs unit has 4 bedrooms with 3 bathrooms (the master bedroom has an ensuite bath). Each kitchen is outfitted with high end appliances. Pots, pans, knife blocks (1 per unit), bone china dishware, flatware, and glasses are also provided along with a coffee maker, tea kettle, toaster, and blender. If you have any specific questions on what is provided, please just ask! The beds are new Tuft & Needle mattresses - arguably some of the most comfortable ones around. All bed and bath linens are professionally laundered and are always soft and clean. It is the perfect place to relax after a long day at the beach or at work! Nest toiletries are included for all guests as well as hair dryers and an iron with an ironing table. We do have security cameras on the exterior of the property. Frequently Asked Questions: 1. Are there two units? Are they connected? Yes, these are two separate units. There is an upstairs unit and a downstairs unit, but they are not connected. If you would like to go from one to the other, you will have to walk outside and go up the exterior staircase to do so. 2. Is this listing for both units? Yes, this listing is for both units, i.e. the whole duplex. We have separate listings if you would like to only rent one of the units. 3. What is included in terms of linens? We provide bedding for all the beds. Bedding will include: fitted sheet, flat sheets, duvet, and four pillows with pillow cases. For towels, we provide 24 bath towels, 24 hand towels, 12 washcloths, and 12 beach towels. 4. Is there a BBQ? Yes, there are two BBQ's total. The upstairs unit has one on the balcony and the downstairs unit has one on the patio. The BBQ's are identical and are Weber natural gas 3 burner BBQ's. 5. How far is the beach? The beach is less than 200 feet (walking) away from the property. 6. How much parking is included? There are 2 enclosed garage spots. The garages are completely separate from each other. Additionally, you are able to park 2 small cars behind the garages (as long as they do not block the neighbors). There is street parking all around the area and that does not require a permit of any sort. The garages are for normal to mid-sized cars and SUV's. Any large cars/trucks/SUVs will not fit and will need to park behind the garage or find street parking. 7. Are there any beach items included with the property? Yes, we provide 14 beach chairs, 12 beach towels, and 3 umbrellas. We also have small beach toys for little ones. 8. Do you provide bikes? No, but there are plenty of rental places nearby and some will even deliver the bikes to you. 9. Do you have baby items like pack and plays? No, we do not provide baby items because we do not have the ability to sanitize the items after each guest. There are rental companies in the area that specialize in providing baby items (and have the sanitization facilities) while on vacation and they can deliver the items as well as pick them up. We are licensed with the City of Newport Beach and have an added in 10% tax to the nightly rate that is remitted to the city per short term housing regulations. Permit numbers: SLP12428 and SLP12429 Guests have access to the whole duplex including the garages and patios. Newport Beach is one of the best oceanside towns in Southern California. The sun always seems to be shining! There are also some great restaurants nearby. Mama D's, The Cannery, and The Crab Cooker (to name a few) are all super close! You are also just a few minutes from fabulous shopping at Fashion Island. If the waves are calling, the world famous surf spot "The Wedge" is not far, but you can also catch waves by just walking two houses to the sand. Please know we require a verified ID badge in order to pre-approve or book the property for security purposes.
