Be our guest in our luxurious home that has all you need to relax and enjoy your vacation. The 2,000 sq. ft. home has 3 bedrooms, 3 bathrooms, a private freshwater Pool(Solar Heated), billiard room, fully stocked kitchen, 200+ Channels Cable TV, Internet &Outdoor BBQ grill. (NO PETS or PARTIES allowed) The house is NOT allowed for rent to host ANY type of gathering or events. 3 Bedrooms Master (Upstairs) has a King bed (Private Bath with Shower) 2nd bedroom - Queen bed (Bathroom with shower right outside of room) 3rd bedroom - Kids room two Full over Full bunk beds (Private Bath with Shower and Tub) Occupancy is 9 persons per City of Anaheim vacation rental ordinance. Including children and infants and day time visitors A unique key code will be provided to you prior to arrival so that you can enter the property only during your reserved dates. Check in is at 4:00 PM and check out is at 11:00 AM. Guests are required to complete a rental agreement after booking. Security Cameras are located facing the driveway, front entrance, and side entrances to property. There are NO cameras inside. No parties or events are allowed. Optional Pool Heating Fee - $50/day. (Optional gas heating is not available from December to February). Pool heating days need to be consecutive. City of Anaheim House Permit/Business LicenseID REG:2015 /12 RENTAL RULES 1. Smoking is not allowed inside or outside of the property. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. The unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. Pets are NOT allowed. 7. Parking – Parking is limited to two vehicle(s) on the driveway. Street parking is available for additional parking. Street sweeping occurs on Thursdays from 11:00am to 2:00pm (These times are estimates), therefore no parking is allowed during this time. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. 9. Swimming Pool: It is the guest’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool. Guest agrees to have a responsible adult supervising minors while they swim in the pool. Guest is hereby notified that the pool can be dangerous and tenant accepts fully the risks involved. Guest is further notified to be cautious when exiting the rear of the home as the pool is open and in close proximity to the entry ways and can be a hazard. There are no rails to prevent a fall into the pool. A swimming pool waiver must be signed by all guests of the property. See attached pool waiver. 10. Noise – Anaheim’s City Loud and Unreasonable noise Ordinance restricts excessive noise between the hours of 10pm and 9am. 11. Falsified Reservations – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. Parking: Pursuant to Section (PHONE NUMBER HIDDEN) of the Short-Term Rental Ordinance of the City of Anaheim, a maximum of 3 vehicles are allowed at the property. Two vehicles of occupants of the short-term rental unit can be parked on the Driveway, with a third vehicle allowed to be parked street side with a parking permit, available at the rental. Pursuant to Section (PHONE NUMBER HIDDEN) of the Short-Term Rental Ordinance of the City of Anaheim, no recreational vehicles or other vehicle used or designed for use as lodging or sleeping accommodations, bus, boat, trailer, camper may be parked at or on the property or on the street. The City of Anaheim requires that all renters sign a Short Term Rental Agreement. The main sections of the agreement is included below, with some additional information included in the actual rental agreement that will be provided after booking. The property is furnished and includes: HDTV’s, Artwork, Billiard table, Kitchen appliances, Washer and Dryer, Central Heating/Cooling, Computer station with scanner/printer/copier, Outdoor BBQ Grill and Side burner, Outdoor furniture, Linens, towels, toothbrushes, tooth paste, shower caps, hair dryer, Ironing boards and Clothes Iron, Board games, books, Wii U, Pool games and safety wear for kids. 1. Rental Party: The rental party shall not exceed 9 persons. 2. Maximum number of vehicles: 2 on Driveway, 1 car curbside on street with STR Parking Permit on Dashboard (permit available at Rental). 3. Maximum Occupancy: The maximum number of guests is limited to 9 persons. 4. Minimum Stay: This property requires a 3 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 3 days, the guest will be charged the 3-night rate. 5. Rental Rules: Guest agrees to abide by the Rental Rules attached at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 7. Damages a. Deposit: Any guest confirming a reservation will be responsible for damages up to $500. No charges or authorizations will be made unless any of the below are discovered. i. damage to the property or furnishings; ii. dirt or other mess requiring excessive cleaning; or iii. any other cost incurred by Homeowner due to Guest’s stay. iv. over usage of electricity. Please turn OFF air conditioners when leaving the property each time. v. the guest is evicted by the owner (or representative of the owner), the local law enforcement, or security company. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. 8. Insurance: We encourage all guests to purchase traveler insurance. Pursuant to Section Four. zero five . one zero zero. zero one two zero (See below) of the Short-Term Rentals Ordinance of the City of Anaheim, the renter must acknowledge his or her understanding of all City of Anaheim short-term rental rules and agree that he or she is liable for any fines incurred by occupants and legally responsible for compliance by all occupants of the short-term rental unit with all provisions of this chapter and this code. Section Four. zero five . one zero zero. zero one two zero .0120 Prior to occupancy pursuant to each separate occasion of rental of a short term rental unit, the owner or the owner's agent shall enter into a written rental agreement with a responsible person which establishes and sets out the terms and conditions of the rental agreement and requires the responsible person to (1) provide his or her name, age, address, and driver’s license number or passport number and agree to be accessible to the owner, the owner's agent and the local contact person (if any) by telephone at all times, and (2) acknowledge his or her understanding of all City of Anaheim short-term rental rules and agree that he or she is liable for any fines incurred by occupants and legally responsible for compliance by all occupants of the short-term rental unit with all provisions of this chapter and this code, including the requirement that an adult occupant provide immediate access to an enforcement officer to investigate a complaint or suspected violation of this chapter or of the code or any applicable law, rule, or regulation pertaining to the use or occupancy of a short-term rental property. Said written rental agreement shall also include the following terms, notifications and disclosures, a copy of which rental agreement shall be given to each occupant and shall also be posted in a conspicuous location inside the short-term rental unit and shall be readily available for inspection upon request of any enforcement officer or the city's Police Department: (a) The maximum number of occupants that are permitted and notification that failure to conform to the maximum occupancy is a violation of this chapter. (b) The number of off-street parking spaces provided on the short-term rental property and the maximum number of vehicles that are permitted, along with a summary of all applicable parking rules. (c) The trash pick-up day(s) and applicable rules and regulations pertaining to leaving or storing trash on the exterior of the short-term rental property. (d) Notification that occupants may be cited or fined by the city and/or that the owner or the owner's agent has the right to immediately terminate the rental agreement and immediately evict the responsible person and all occupants upon any violation of this chapter or the code by any occupant. (e) The name of the owner’s agent and the name of the local contact person (if any) and a telephone number at which those persons may be reached at all times and 9-1-1 Emergency information. (f) Notification of the city’s Loud and Unreasonable Noise Ordinance (Chapter 6.73 of the code), which restricts excessive noise between the hours of 10 p.m. and 7 a.m. (g) A clear and conspicuous statement that occupants must obey the requirements set forth in this chapter even if these requirements are more strict than the applicable covenants, conditions and restrictions or other rules or regulations of the governing body of any homeowners’ association or maintenance organization having jurisdiction over the short-term rental property. (h) A summary of any applicable covenants, conditions and restrictions and rules and regulations, including pool location and hours, of the governing body of any homeowners' or maintenance association having jurisdiction over the short-term rental property. It is the responsibility of the owner and not the city to investigate, verify with the relevant homeowners’ association or maintenance organization, and determine that the use of a dwelling as a short-term rental does not violate any applicable covenants, conditions and restrictions or any of the regulations or rules of the homeowners’ association or maintenance organization having jurisdiction in connection with the shortterm rental property. Notwithstanding the city's issuance of a short-term rental permit, the city shall not have any obligation or be responsible for making a determination regarding whether or not the issuance of a short-term rental permit or the use of a dwelling as a short-term rental is permitted under any covenants, conditions and restrictions or any of the regulations or rules of the homeowners’ association or maintenance organization having jurisdiction in connection with the short-term rental property, and the city shall have no enforcement obligations in connection with such covenants, conditions and restrictions or such regulations or rules. (i) A copy of this chapter of the code, as the same may be amended from time to time. (j) Notification that no musical instrument, loudspeaker, amplified or reproduced sound, or any machine or device for the production or reproduction of any sound shall be used outside or be audible from the outside of a short-term rental unit between the hours of 10:00 p.m. and 9:00 a.m. (k) Notification that occupants shall comply with “quiet time,” meaning that they may not engage in activities outside of a short-term rental unit between the hours of 10:00 p.m. and 9:00 a.m. that involve the use of swimming pools, hot tubs, spas, 24 tennis and paddleboard courts, play equipment or other similar and related improvements or equipment and other activities that might be expected to cause discomfort or annoyance to any reasonable person of normal sensitivity residing in the area.
