All amenities: high speed WiFi w/business connection, stocked kitchen, private patio, reserved covered parking, 2 king beds, queen sofa bed, blackout curtains, 3 smart TVs w/cable. The space The condo is spacious, with a large covered patio. It's perfect for couples, friends or families. Receive the personal attention and service of an owner/manager who lives close by. I am not a property manager for a huge company; I will do all I can to make sure you have a comfortable and fun stay in my condo. Business internet connection with dedicated modem and router service to ensure consistent High Speed Internet for all business needs. System has 8 ports and an Ethernet system. Great for all business needs, or for simply kicking back and enjoying games or videos. Desk in main bedroom. Close the door and have your own private business office. If you are traveling with small children, this is the place for you. I have a pack and play crib, high chair, stroller, baby gate, and children's toys and games. Let me know what you want, and I will have them in the condo when you arrive, at no extra charge, subject to availability. This space is good for adult travelers needing some extra assistance. The parking space is very large and right next to the ground floor condo. There's a grab bar for the shower. A shower chair is available upon request, subject to availability. Both bathrooms are newly remodeled. There's a welcome book in the condo with suggestions for places to eat and go out, along with activities. I am an Arizona native, and I can give you ideas on what to do and see in my lovely state; please contact me for ideas. No Parties Are Allowed. Guest access You have access to the entire condo, patio, and covered parking. The condo complex has a large heated pool, fluffy pool towels, a spa, a gym with new equipment and barbecues. Other things to note Parties are not allowed. Please follow all HOA rules (They are posted and in the Welcome book.) The HOA may assess fines for violations which will be charged back to you. The smoking or vaping of any substance in the condo is prohibited. No incense or candles allowed in the condo. If you plan on cooking frequently with lots of spices, or frying food, this probably isn't the right place for you. Doing any of these things within the condo may require a deep cleaning of drapery and upholstery, or even repainting condo, which will be charged to you. Wipes (even "flushable" ones) will clog the pipes; please do not use them. Dogs are not allowed without my written consent, and will require an extra cleaning fee. Bringing one without my specific written consent on this platform may cause you forfeit your reservation with no refund and get charged an extra cleaning fee. No other pets besides adult dogs will be considered. Cats are not allowed; I am severely allergic to cats. The air conditioning and heating are seasonal, and controlled by the complex management. Usually the change from a/c to heat around November 1, and the heat to a/c is around March 1. There are portable fans in the condo so you should be comfortable. I have portable a/c and heater units you can request; just let me know. The pool and spa are controlled by the management and may be closed for repairs if necessary. There are no refunds given if either is not in working order during your visit. Please follow all HOA rules (They are posted and in the Welcome book.) The HOA may assess fines for violations which will be charged back to you. I'd like to call special attention to the following HOA rules and regulations in regard to the pool and spa areas. I'm sending these because the HOA has video surveillance cameras in these areas and is recording activity 24/7. Community members can be quick to report violations which can be tracked back to my condo through the fob access and video footage. I'm so sorry to seem like such a stickler, but the fines are up to $300 per occurrence. I pass along any fines to guests. While there are a number of rules, these are the ones that are the most important to be mindful of. They are mostly common courtesy rules. 1. Pool and spa compounds are open from 8AM-10PM. Accessing outside these hours or remaining past 10PM is prohibited. 2. No smoking, chewing tobacco, or vaping (e-cigarettes) permitted within pool or spa compound. 3. Observe all posted regulations, including but not limited to: - no excessive noise, no running, no diving, no cannon balls, no jumping in, no rapid throwing of objects; no unattended minors; no music/radios without use of headphones; no horseplay, shoulder rides, dunking, excessive public displays of affection, abusive or foul language, or fighting. 4. NO GLASS ITEMS of any kind shall be permitted within the pool and spa areas. 5. Food and drinks shall be kept and consumed a minimum of four (4) feet away from pool or spa edge, as per Maricopa County code. No food or beverages allowed IN pool or spa or within 4 feet of the pool or spa. Water does count as a drink so please be sure to keep even that at least 4 feet away. 6. Residents may not reserve any part of the pool or spa areas, including loungers. If you’re traveling with children, I understand that some of these guidelines might feel limiting at times. The goal is simply to help ensure an enjoyable experience for everyone at the pool. As long as children are being considerate and not disruptive, there shouldn’t be any concerns. If you are traveling with a baby and want to have the baby items such as a crib, high chair, baby gate, infant bath, toys and a stroller, please let me know which items you would like when you make your reservation. I will place them in the condo for you when you arrive; they are not in the condo at all times. The condo complex is in the heart of Old Town. While the unit is quiet, it's possible you may hear some neighbor or street noise. Packages can be delivered to the door, but there is no USPS mail service available. There have occasionally been porch pirates, as there are everywhere. There is an Amazon locker close by in the Staples store. (Please ask for FedEx or UPS delivery when ordering online.) For long term stays of one month or more, USPS mail service is available. Please ask for instructions. The quilts on the beds may not be the same as in the photos. I change them frequently to make sure they are perfect for my guests. TPT license number: 21641522
