Guests love this North Lake Tahoe home located just 2 blocks from the lake and a favorite for those who love Kings Beach (an eclectic, charming & historic neighborhood), Lake Tahoe and all it has to offer. Guests rave that you can park at the house and not drive at all and easily walk to the lake, restaurants, cafes and shops … amazing in the winter for snow or the summer for the fun lake activities. Guests often book this home for 2 families, or a group of friends (parties not allowed). TOUR: Once you open the door to this lake house, you can go upstairs to enjoy the great room, kitchen, dining and TV space, go outside on the back deck (grill some food on our gas BBQ or just sit on the deck, hang out and enjoy the surrounding trees). You can then go down the hallway, passing a powder room on your way to the primary bedroom (with en suite full bath with deep soaking tub). Guests love how the other two bedrooms, an additional full bath (with laundry area separated by an accordion door) and garage access are all downstairs. One of those bedrooms has a king bed and the other has a queen bed and a day bed with a trundle (making it a room with two twins and a queen). Guests love that this layout makes it easy to enjoy the great room upstairs after the kids go to sleep or early birds have already decided to call it a night. DESCRIPTION: Guests rave about this open concept living/dining/ kitchen area (stacked stone fireplace, hickory floors, granite countertops, stainless steel appliances and blackout shades in every bedroom), and many return year after year (and tell their friends and family about it). We love hosting and our guests love the space and amenities provided. This home sleeps a maximum of 8 adults and guests have said it is perfect for two families or a group of friends (over age 25). Guests love the spacious primary bedroom with a king bed, flat screen TV and a couch that folds into a twin bed, if needed. Guests say the primary bathroom is like a spa retreat, spacious and lovely, with a large soaking tub, double vanity, ginormous shower and separate water closet. On this floor, you’ll also find the great room/living area/dining room/kitchen (no sofa bed) and 1/2 bathroom, as well as the outdoor deck with table, chairs, bar area and grill. On the floor below, you'll find the 2nd bedroom with a king bed and the 3rd bedroom has a queen bed and a day bed with trundle (2 singles and a queen). The day bed and trundle was replaced Dec 2023 so note photo of metal day bed is the new one and the wooden day bed has been removed. A full bathroom, laundry room and access to the garage round out the lower floor.  Linens and decor are regularly rotated and may be different from what is in the picture.    With plenty of counter space and wonderful appliances, guests regularly cook gourmet meals in the kitchen, relax by the fireplace with a book or watch a movie on the 65 inch flat screen TV (includes YOUTUBE TV and you are welcome to login with your own ROKU/Netflix/Amazon Prime Video/HBO Max/Disney+ accounts). Or hang out on the back deck and grill up some steaks on the BBQ (we have 2 propane tanks onsite, but cannot guarantee they will be full if prior guests don’t tell us they’re empty). This vacation stay will be your perfect home away from home for the ultimate Tahoe getaway. The dining table (being replaced Feb 2024) is right off the living room and can accommodate 6-10 people along with a breakfast bar that seats several more people. The kitchen and dining space are open to the living room, so guests can enjoy everyone's company (or take your feast to the back deck where 6-8 can dine comfortably). Note that the sectional was replaced Jan 2024, so note the pictures of the gray sectional are current (blue denim sectional is the old sectional). NOTE RE FURNISHINGS: Contents, furnishings, decor and placement may change and does not constitute grounds for cancellation. Guests are not to move furniture, except converting the sofa in primary bedroom into a bed and the trundle bed in downstairs bedroom (but we ask that it be put back after use). LOCATION/AMENITIES Located in Kings Beach (you can actually see glimpses of the lake from front steps and the master bedroom), this home can be your year round vacation home base. You don't need to drive once you arrive. The lake, shops, restaurants, cafes, grocery stores, ice cream shops and adorable miniature golf course are within a few block walk.  Bring your beach toys (or use ours) if visiting in the summer, and skis or sleds in the winter. You can also find 5-6 teen/adult bikes in the garage for you to enjoy during your stay (3 beach cruisers and 2 hybrid/mountain bikes… we have helmets you are welcome to use). We have a pack and play, dining booster, bathroom step stool, outlet covers and nightlights for families with young children.  Family games are in the great room on the bottom shelf of the cart/end table (we check these regularly but can’t guarantee all pieces are there unless guests put them back). Brockway Golf Course is a 3 minute drive; there is plenty of hiking, mountain biking and water activities. Winter brings on a whole new range of activities, with North Lake Tahoe Skiing and Snowboarding just minutes away, ski, snowboard, snowshoe, ice-skate or just build a snow man in the backyard. Regardless of what season you enjoy our home, you have unlimited options for fun! If you drive an EV, we have a Level 2 220V charger in the garage, which you are welcome to use (but we cannot guarantee it will work with your vehicle, so check photos to see if it will work … you may need an adapter for a Tesla). You will be able to access the entire home, except for the locked owner's closet/cabinets and locked owner items in garage. We will not be in Tahoe when you are there, but we have a local house manager who can respond to any urgent needs. We are also readily available via text or phone. Guests love our Tahoe getaway retreat as much as we do. Guests feel like they’re away from it all while also being close to everything! Once you park, you can walk to restaurants, cafes, shops, the lake and lovely hiking. Many in Kings Beach live there year-round and have been in Kings Beach for many generations. We love the neighborhood feel, diverse eclectic vibe and proximity to all that Tahoe has to offer in every season! Quick drives to Incline Village, Tahoe City or amazing hiking spots to explore, vistas to take a deep breath and enjoy the beauty of Tahoe ... or simply just relax and take advantage of all that Tahoe has to offer. Guests don't need to drive once they arrive, in order to enjoy all of Kings Beach! Guests are welcome to ride our bikes and can easily walk to various shops, restaurants, cafes and the lake. Bike riding is at your own risk, as are all activities around Tahoe. Public transportation is pretty good around the lake, if you'd like to explore, or a car will get you where you want to go. It is important during the winter that you have 4WD, AWD and chains/cables that fit your vehicle. Note that we have a 220V outlet/charger in garage in case you have an EV! WINTER: If you are visiting during the winter, we will have a snow plow service to clear the driveway and it is probably easiest for you to enter and exit through the garage (app or keypad access). If you would like to use the front stairs, we will have de-ice salt available for use (located in garage), but urge you to be careful, since temperatures can change dramatically and exterior stairs can become slick in the snow/ice. Our fireplace is gas and we have been told it should work for heat, we have flashlights provided and extra blankets. Due to extreme weather conditions, there are occasional power outages, road closures and we do not provide refunds for any power outage, road closures or chain controls, since it is outside of our control. If you are not comfortable driving in the snow, or don’t want to risk a road closure or other weather related delays, please purchase trip insurance that covers weather conditions. WILDFIRES AND OTHER RISKS (*Buy Travel Insurance*): As Guest starts planning their trip, Host asks that Guest *PURCHASE TRIP INSURANCE*. Traveling to the Sierra mountains at any time of year has *INHERENT RISKS and UNCERTAINTY*, such as SNOW, AIR QUALITY, WILDFIRES (some experts now say *FIRE SEASON* is year round with peak fire season running from July-October), ROAD CONDITIONS, or some other reason (Covid or other health concern for you, your guests or close family member). All of these risks, except perhaps health concerns, are FORESEEABLE. As such, it would NOT be considered an "extenuating circumstance" (under Airbnb's policy) and Host expects Guest to mitigate these risks by purchasing trip insurance (in particular, "cancel for any reason" insurance). Host’s cancelation policy is clear and Host abides by those terms agreed to upon Guest’s booking. Doing this will ease both parties’ concerns and help Guest should Guest need to make changes to their plans for any reason. BEARS/NOISE/OTHER: Bears are indigenous to Lake Tahoe and although we have not had any up close interactions with bears, they are occasionally seen in the area (although less likely during the winter when hibernating). We have seen one bear in a 12 mo period. Therefore, it is important to always put trash in bear proof container next to driveway and not leave trash/wrappers (or anything scented) in the garage/lower level of home/car. We have also heard that leaving cups of Pine-Sol by your vehicle or outside the perimeter is effective at deterring bears, we will regularly stock Pine-Sol for your use under our kitchen and downstairs sinks. In addition, Lake Tahoe is home to lots of wildlife, which may include animals (in addition to bears) and insects, etc. and while we regularly inspect the home and take measures to mitigate pests from entering the home, it may be unavoidable on occasion, given the natural surroundings. We expect guests to do their part by keeping doors closed/locked and closing/locking windows when guests aren’t home. Noise: this home is in a residential neighborhood and while it is often quiet, there can be sounds of people or nature. Thanks!!
