Surrounded by a garden and equipped with chairs, tables and two barbecues in stone. The first unit has a large dining room where you can have lunch/dinner together. With good weather, you can make use of the pergola of the second unit. ---------------------------------- UNIT 1 (also called Vacation Home Tuscany Filettole 2) ---------------------------------- Ground floor: Dining room with antique fireplace, kitchen 4 burner gas stove, oven, refrigerator, coffee maker (coffee pod Lavazza Jolie), microwave oven. Double sofa bed and washing machine. 1st floor: 2 bedrooms: first room with a double bed, second room with two double beds and one single bed, air conditioning in both bedrooms. 2 complete bathrooms (toilet, shower, sink and bidet on 1st floor), one on each floor. ---------------------------------- ---------------------------------- UNIT 2 (also called Vacation Home Tuscany Filettole 3) ---------------------------------- Studio apartment: Dining room with antique fireplace (only decorative) KITCHEN: four-fold induction hob, oven, refrigerator, moka and washing machine. Bathroom (toilet, bidet, shower, sink). The room features one large double bed and one single bed on one side, another double bed on the other side, and an additional single bed available upon request prior to arrival. ---------------------------------- Normal capacity : 1-12 people, max : 14-15 people (requesting a single bed in the 2nd unit, recommended for children). ---------------------------------- EXTERNAL BARBECUE IN STONE ---------------------------------- INCLUDED: -linens, blanckets (winter) ---------------------------------- PARKING One normal car parking space reserved in front of the house, if you have more than one car you can use the main street, it's free and safe. The parking space provided is for normals cars, for big vehicles there's a square few meters away. ---------------------------------- HEATING: Heating system with radiators. AIR CONDITIONING (for the summer period only) Unit 1: both bedrooms have air conditioning. Unit 2: air conditioning. Consumption to pay separately via Airbnb, ask for more information. ---------------------------------- INTERNET WIFI ---------------------------------- PUBLIC TRANSPORTATION: -BUS 80 from/to PISA (30 min), few minutes walk -Train station: RIPAFRATTA (10 min), 1 km away -I recommend renting a car (directly from the airport for example) because it's cheap, practical and that's the only way in Tuscany to discover all nice villages around. -25 minutes away from the airport ---------------------------------- NOT INCLUDED: -towels (unfortunately we don't have any towel, constantly stolen) -salt/oil/coffee and so on (forbidden by the law in Tuscany) -wood for the fireplace (you can buy it nearby) -detergent for the washing machine -wine glasses/corkscrew/kettle/tablecloth -TV KITCHEN Only basic stuff like: cutlery, glasses, cups, salad bowl, plates, pot and pan standard size only. If you are a big group we recommend bringing your own stuff, thank you. ---------------------------------- ANIMALS: Your animals are welcome, let us know about them before booking; extra cleaning fee. The property has a gate and a fence. ---------------------------------- FIREPLACE (unit 1): -it's forbidden to cook inside the fireplace, you can use instead the external barbecue, thank you -it's an ancient fireplace so a perfect functioning is not always guaranteed because windy wheather can result in smoke into the kitchen, it is provided for free and it is not included in the rental cost -it's not necessary to warm up the house, it has its own heating system -please do not rent this house if a 100% functioning fireplace is your main reason to come, unfortunately we cannot guarantee that, thank you. FIREPLACE (unit 2): -it's not necessary to heat the house, it's mainly a decoration -it's forbidden to use it (the fireplace is blocked by a small wooden door) because the house is a studio apartment and the smell can last for long, thank you for your collaboration. ---------------------------------- NOISE AND NEIGHBORHOOD -it's mandatory to respect the silence hours, thank you. -no music or loud noise after midnight, thank you. ---------------------------------- ATTENTION Not suitable for people with allergies (rural area surrounded by nature). ---------------------------------- COUNTRYSIDE: My house is surrounded by nature, if you don't feel confortable in a natural environment please do not rent this place; butterflies, squirrels, field mice, ants, mosquitoes, geckos and so on are typical little animals of this area. By renting this house you accept their presence. ---------------------------------- EVENTS Costs are different for private events and extra guests, let us know in order to receive the full price, thank you! ======================== Other things to note ======================== EXTRA INFORMATION ======================== TV There's no TV. ---------------------------------- FURNITURE Furniture and all stuff is constantly renovated so it's possible that some object has a different coulour size or shape compared to the pictures but they are always replaced with something with the same or better quality. It is not possible to call a professional photagrapher for any replacement inside the house; take the images as indicative visual description of the house. If you have any special need or request please let us know and we will provide you all details before booking. ---------------------------------- GARDENER There's a gardener who is in charge to clean the hill behind the house, he will just pass sometimes to do his job. ---------------------------------- PARKING The parking space is in front of the house, if you want you can also park your car on the main street and use the parking space in a different way. ---------------------------------- VENUE My houses are located in the historical part of Filettole at the end of a private courtyard, all three are indipendent houses however they are not isolated from the village. We clearly don't have any control of the neighbours' gardens or of their private properties.
