The quiet, modern apartment is located in the beautiful Fichtel Mountains. On 100 m² of living space, it offers two bedrooms, a bathroom with a rain shower, a fully equipped, high-quality kitchen & a living room with a fireplace for romantic evenings. For an extra charge with sauna and hot tub in the garden. The space ♡ The vacation rental is located in the attic of a three-sided courtyard with a turnaround and a view of the countryside. The location is very quiet and the surroundings invite you to rest and relax - a feel-good oasis in the beautiful Fichtel Mountains. ♡ The apartment was completely renovated, expanded and furnished to a high standard in 2021. The roof is also new and well insulated. ♡ It has two separate bedrooms with comfortable beds, a large bathroom with rain shower, a modern fully equipped kitchen and a cozy living room with fireplace for relaxing evenings. A comfortable extra bed for two additional guests is possible in the living room. ♡ On the Dreiseitenhof live your host family, two horses, rabbits and chickens. The shared balcony invites you to relax. Behind the house is a cozy sitting area overlooking the countryside and barbecue facilities. The courtyard and common room with darts, foosball, ping pong table, tree house, basketball hoop and two MOUNTAIN go-karts invites young and old to let off steam. Amenities include: ♡ Large living room with LED lighting, flat screen TV, DVD player, board games, fireplace and comfortable sofa corner ♡ Bedroom with double bed and wardrobe ♡ Bedroom with two single beds and chest of drawers, farm with stealth animals and wooden building blocks for the children to play ♡ A comfortable extra bed in the living area for two people if necessary (for five or six guests) ♡ Modern kitchen with dishwasher, large refrigerator, and all basic amenities, plus a coffee maker (coffee beans are required), kettle, toaster, egg cooker, and baking utensils ♡ Ensuite bathroom with rain shower, hairdryer, toilet, waterless urinal, and sink ♡ A washing machine can be used at a fee of €8 per wash in the basement (by arrangement with the host on site). Also a dryer at 8 Euro per drying cycle. ♡ There is a parking space in the courtyard. ♡ On request a children's travel cot may be provided (excl. Duvet & pillows). A highchair can also be provided. ♡ One hand towel and one bath towel per person will be provided once. Upon departure, the apartment must be left swept clean and tidy. Trash disposal is for the tenant. Appropriate disposal options are available in the courtyard. Please note that there is a steep staircase in the hallway of the apartment. You have to be careful here with toddlers. Guest access ♡ The shared balcony with comfortable lounge furniture invites you to relax. Behind the house is a cozy sitting area overlooking the countryside and barbecue facilities. Firewood can be purchased on site for a fee of €10 per box. ♡ The common room with darts, foosball, ping pong table, billiard table and two BERG go-karts invite young and old to let off steam. ♡ As a special highlight, a wood-heated hot tub with a bubbling system and underwater lighting in the garden can be booked. Treat yourself to this unique wellness pleasure under the (starry) sky. The hot tub is filled with fresh water and is therefore completely chemical-free. Of course, it is available for exclusive use when booking. On request, Andy - our local host - can preheat the hot tub for you. He would be happy to receive a small tip for the effort. Otherwise, you can heat the hot tub yourself and should allow about three hours for it. Around the hot tub there is a privacy screen, which guarantees the necessary privacy. >>> ATTENTION < Only upon availability and upon request! The hot tub can only be booked if the Fichtel POD is available. The price is 99 euros/night, for each additional day we charge 59 euros. For a water change we charge €10 (if desired, if the hot tub is booked for several days, the water can become cloudy because it is not chlorinated). The hot tub is located behind the barn about 30 m from the house. The surcharge is €99 per night, for each additional day we charge €59. Of course, the hot tub can also be used the next morning for an overnight stay. Simply cover the hot tub with the lid, so the water stays warm until morning. ♡ For an additional charge, our outdoor sauna, a wood-heated barrel sauna, can be booked (available from October to April, only on request). The surcharge is €59 for three hours incl. tea and high-quality essential infusion oils. Please note that this is only available from October to the end of March. It is also possible that the barrel sauna is no longer available on the desired date. >>> If you would like to book the hot tub or sauna, we ask that you ask about its availability before booking. << Other things to note ♡ The apartment was completely renovated and expanded in 2021. The floors, furniture and furnishings are very high quality and almost exclusively made of solid and partially untreated wood. Careful handling of the entire inventory is essential. ♡ We ask our guests to treat the rental property with care and to ensure that fellow travelers and relatives also comply with the rental conditions. Liability insurance is necessary. ♡ The apartment must be left neat and tidy. The kitchen is to be cleaned and tidied up. Cleaning agents are provided. In the event of non-compliance, we will charge for the extra effort. ♡ A security deposit of 200 euros in cash must be deposited at check-in and a rental agreement must be signed. If the apartment is left tidy and no damage is caused, you will get the 200 euros back at check-out. In the event of damage, you are generally insured through Airbnb, but in the event of damage, we will keep the deposit until Airbnb or your liability insurance has paid for the damage. ♡ If you want to use the fireplace, we will be happy to provide you with wood. We will give you instructions on how to use it for the first time. ♡ Pets are not allowed in the apartment. ♡ The forest and rocky Fichtel Mountains in northeastern Bavaria are the ideal starting point for various leisure activities in nature. There is a dense network of hiking and biking trails and even in winter all active vacationers will get their money's worth when skiing, cross-country skiing or snowshoeing. The Fichel Mountains also have plenty to offer in the cultural field, such as the renowned Wagner and Luisenburg festivals. In the Rosenthal Outlet in Selb, you can experience porcelain up close. With 13 shops, the Selb Outlet Center offers a large selection of brands and products (Ravensburger, Lindt, Tom Tailor and many more). There are also various thermal baths in the area, for example the "Siebenquell" thermal bath in Weissenstadt with a beautiful sauna area or the "Sybillenbad" in Neualbenreuth. Pandemic/Corona: If the overnight stay cannot take place for official reasons, the booking can of course be canceled or postponed free of charge.
