This listing is for the main house, which is 3 Bdr and 2 Ba, 3200 sq. ft. 180 degree views from Fish Rock to Gualala Point, but also incredible privacy, with the house sited on a hill, in the midst of 3 acres of coastal chaparral and expansive lawns. There is a new, huge entertainment deck in between main house and garage, with grill, fire pit and ocean views. The main house can accommodate 8, with a maximum 6 adults. ***** We list 4 BR / 3 bath and 12 people max so that larger groups can find us, because larger groups can be accommodated if they separately book the garage studio. This is a beautiful, two-story 1 BR / 1 BA studio loft above the garage with ocean views, full bath and full kitchen. The studio provides space for up to another 2 adults and 2 children. Please see the end of the listing description for details about how to request the studio as well. ***** This property is not The Sea Ranch (a planned development to the south of Gualala), but the wild, rural Mendocino coast. Stunning ocean views, constantly changing scenery from sunrise to sunset, whale watching and wildlife. In between the main house and garage is a brand-new, enormous entertainment deck with a grill, couches, fire pit , outdoor table and heat lamp, as well as a second deck off the living room with a hot tub and outdoor couch. There is also a wonderfully landscaped grounds with fruit trees, flowers and herbs, vegetable garden, big yard for kids to play in, croquet set, outdoor chairs and couches to watch the sun go down. 3 acres of carefully-preserved native coastal chaparral ecosystem to explore, with short trails opening to clearings, and even a hidden fort for children to find. Famous Cooks Beach is a 5 minute walk, right across the small county road. With the return of the sand over the past few years "Secret Beach," just south of Cooks, is now accessible at low tides and provides a huge expanse of rich tide pools and another enormous beach. A full-house battery backup combined with generator allows you to weather winter storm and summer wildfire blackouts in comfort, and there is a high-speed car charger in driveway. The house itself is a unique, stunning masterpiece with soaring ceilings and massive beams, designed and handcrafted by a noted local architect, who owned the house for decades until selling to current owners in 2017, professors and writers who live there part-time. Upstairs in the main house is an expansive loft and office space with an enormous sunburst window that gives views to the south, as well as large balcony-windows to the west that allow one to step out past the roofline and enjoy dramatic views up and down the coast. There is also a workout area (with a roman chair, exercise balls, mats, free weights and other equipment) and fully-equipped work stations. The master bedroom is also upstairs, with a queen bed, huge vaulted ceilings, skylights and new furniture. It has its own full bath. Downstairs, in their own private wing, are bedrooms 2 and 3, the first with a queen bed and the other full. Both have vaulted ceilings, skylights and ocean views and share a sink, shower and toilet room. The kitchen has granite and wood countertops and is fully equipped with all new appliances, including gas stove. The living room has a stone fireplace with wood-burning stove. In between the main house and garage is an enormous. multi-level deck, with large Weber gas grill, propane fire pit, teak outdoor dining table, heat lamp, ocean views and loads of seating. A separate deck off the dining room has an ocean-view hot tub and outdoor couch. The living room couch folds out into a fullsized bed, a loveseat in the loft opens to a twin. Although the bedrooms are all very private, the house has many windows and skylights and is filled with light as soon as the sun rises, so those who like to sleep in late might want to bring eye-shades. The house is also equipped with Apple TV with Netflix subscription, DVD player, games, and lots of books. Furnished comfortably in contemporary style. There is a full-house battery backup to weather winter storm and summer wildfire blackouts in comfort, and high-speed car charger in driveway. For people working remotely, the house is equipped with the fastest internet on this part of the coast (Further Reach Business Platinum, 110 Mbps upload/download, 60 Mbps minimum) and a cell phone booster that provides the best reception for miles around. The upstairs boasts two desks (one is a brand-new, sit-stand hydraulic desk), both equipped with high-quality monitors and desk chairs, as well as a multifunction printer. (Guests would need to provide their own keyboard/trackpads and adaptors for the HDMI cables.) The house is equipped with a battery backup system that will keep everything running normally (except the hot tub) through the increasingly frequent power outages caused by storms (winter) or wildfires (rest of the year). The battery system also balances out power usage to help take pressure off the grid and powers a fast car charger in the driveway. It can be supplemented with a propane generator during extended power outages. Famous Cooks Beach and newly-accessible Secret Beach are right across the street. Beachcomb, tide pool, fish and crab, forage for mussels and seaweed, surf, or jump in the waves right in your front yard. Slightly further afield, you can kayak the Gualala River or take in world-class hiking, fishing, mushroom foraging, local Sonoma Coast wineries and spectacular Anderson Valley (Mendocino) or Russian River Valley (Sonoma) wine trail. Or just relax and whale watch from the upstairs loft or while enjoying the hot tub. Perfect for writers, families, reunions, romantic getaway seekers, nature and ocean lovers and those seeking serenity in an architecturally unique house. A family of grey foxes live on the property and, if you get up early enough, you can see them hunting the grounds. Would make an ideal writing or artistic creation getaway, as well as a base for comfortable remote working. The new, large entertainment deck, equipped with couches, chairs, a propane fire pit, heat lamp, and large teak dining table also makes Sunburst suitable for family reunions, holiday celebrations and small events. Events involving up to 20 non-overnight guests requires a separate fee and contract, please see "Other Details to Note" section for details. The house is less than 2 miles north of the town of Gualala. The town offers 2 good markets (one organic), art galleries, great independent bookstore, funky cafes, video rentals, gym, yoga studio, and many excellent restaurants. Quite a few other restaurants in area, including world-class St. Orres (walking distance from house), Vue, Sea Ranch Lodge and Timber Cove Resort’s Coast Kitchen. Parking easily for 2-4 cars. Set back from the road, private estate feeling, on berm above and to the West of Highway 1 with thick forest screen, so almost no traffic noise, which is rare for oceanfront property along this stretch of coast. We are in the banana-belt area of Northern Sonoma / Southern Mendocino, in the fog shadow of Pt. Arena, so usually very sunny and mild. If the studio is occupied during your stay you will have exclusive use of the entire property oceanside of the garage. ** Adding the studio for large groups ** If you have a group larger than 8 people, 6 adults max, you would need to add on the garage studio. Studio availability and rates can be viewed here: airbnb.ca/h/sunburst-studio. If the studio is available for your dates, please only indicate in your reservation request the number of people staying in the main house. For the studio, I will request the total base rate per night plus a $150 cleaning fee through the AirBnB site, there is no need to book it separately, although you can do that if you prefer. Please note that no dogs are allowed in the studio. And apologies for any confusion about main house capacity and how adding on the studio works, the AirBnB system makes it impossible to indicate the full capacity of the whole property without this clunky workaround. *** Other things to note Main house: maximum 8 people, which includes children over the age of two, and maximum 6 adults. Bathrooms have 3 separate areas, lavatory, shower area, and vanity. If your group exceeds the main house capacity, or if you simply want extra space or privacy, renting studio allows up to another 2 adults and 2 children, as well as providing another full bath, full kitchen and access to the small greenhouse. Renting the studio will also give you exclusive access to the entire property. 1-2 dogs are welcome in the main house, and the beach across the street is dog-friendly. There is a $150 pet fee, per dog (if you have a second dog, the second fee is payable to owner through separate arrangement). We'd also appreciate it if shedding dogs are as much as possible kept off the furniture; there is a pet cover for the couch that can be used. Excess cleaning charges (for instance, for fur coating all surfaces of house, uncleaned dog droppings, etc.) may also be held back from security deposit. We are pet friendly; please help us to stay that way. No dogs in studio, please. Note on our cleaning fee, which is relatively high: We’ve stayed in a fair number of AirBnB and VRBO places, and cleanliness levels vary. Sometimes it’s spotless, sometimes you’re not sure what surfaces are safe to touch. How recently was that comforter cover washed? Sunburst is always brought to hotel-level cleanliness, which in a house of this size (especially one that allows dogs) takes time. The spa is also always professionally serviced between guests. We pay our property manager and helpers relatively high hourly wages because they are meticulous professionals, can handle any cleaning or maintenance emergency with grace and aplomb, and because they are great people and our friends. Sunburst could not function as a rental property without them. The cleaning fee is set at what is basically our historically minimum cost, which we very occasionally encounter (2 guests with no pets who don't light a fire, eat out for all their meals, strip their bed as requested, and leave the entire downstairs wing untouched); otherwise we pay the difference. 11% local Mendocino tax for any rentals under 30 days is included in your AirBnB charge. EVENTS AT SUNBURST Sunburst is our home, full of our furniture, plates and bowls, art, books, etc. For this reason, as well as because of serious liability and logistical concerns, we’ve long resisted allowing events. With the new entertainment deck, however, and expansion of our outdoor spaces we’ve decided that we’ll give it a try. We are going to experiment with allowing small (< 20 outside guests), low-key events only under very specific conditions. Please be sure to read through this document carefully before signing and booking your event. Again, this our home, so please respect the guidelines below. House booking Guests wishing to host a large group meal or other gathering (hereafter: “event”) involving up to 20 people who are not overnight guests must book the main house and studio for a minimum of three nights. Accurate headcounts for both main house and studio overnight guests and non-resident event guests must be provided at booking. To repeat information available on the booking site, main house maximum capacity is 8 people (max 6 adults), studio is 4 people (max 2 adults). Deliberate attempts to understate these numbers (this has happened!) will result in partial or full loss of security deposit. Event Fee The event fee is $1500; if you are booking through AirBnB we will request this as an additional charge. We will also ask for a refundable $2000 damage deposit which will be returned within 48 hours of your checking out if there is no damage to the house or abuse of the event rules. This fee includes: • Use of all of Sunburst’s outdoor areas: the courtyard entertainment deck with fire-pit, pergola, couches, large teak table and heat lamp, the side deck with hot tub and couch, lawn and ocean-view clearings (including Fish Rock sunset clearing, which has a large couch), and vegetable garden with small dining table (see photos below). • All available Sunburst outdoor seating. The main deck dining table can seat 10, there is additional seating on the main deck for another 10, the side hot tub deck can seat 6, the vegetable garden seats 6 around the glass table, and 6 people can fit on the couch in the Fish Rock sunset clearing. We have limited additional outdoor folding seats and Adirondak chairs in the yard that can be moved. • Use of main house and studio kitchen and outside grill for event preparation • Use of downstairs of both main house and studio; any guests walking on carpeted areas must remove shoes. • Parking for any additional cars (up to maximum 5 on site) • Property manager hours for site visits before, during and after event • Dedicated “dump run” to dispose of garbage and recyclables from event, to be picked up at 10 a.m. the morning following event. Guests are responsible for having garbage and recyclables gathered and ready for pick-up, with recyclables in blue recycling bags. • Event insurance with $2 million coverage (we will arrange for this) Required Services Event organizers are responsible for arranging for their own catering and any required event furniture besides that provided. For more than very small additional groups we strongly recommend that you also book a portable toilet for outside guest use, which are available from Eric at A&E Porta-Potty. Septic System Considerations Sunburst has a rural septic system that, in a pinch, can handle the maximum 12 overnight guests. The septic system will struggle to handle the increased inflows that would result from more than 12 people, and the consequences of overloading the septic system would be dire, extremely and immediately unpleasant for you, and very damaging to the system. Overloading the septic system will result in an automatic loss of damage deposit. Please inform your guests of the situation and encourage them to take care of any major transactions, as it were, before they arrive on the property. It is also essential to avoid any showers or running of the washer or dishwasher during the event. You’ll have full run of the property, so you can also encourage male guests to grow acquainted with the more secluded parts of the property to take care of their urinary needs. Event organizers are responsible for renting a portable toilet if they are concerned about this issue and educating their guests about the situation. Toilets should be picked up and removed from property by noon the day following the event. Parking The property can accommodate a maximum of five (5) cars at any given time (or a smaller number of vans, etc.). Under no circumstances should event guests park on the grass or anywhere near the property, including along the driveway, in neighbors’ yards, or anywhere on CR-526; cars violating this regulation will be ticketed and towed. Events guests should park either in the town of Gualala and get ferried in (3-4 minute drive) or the large turnout south of the junction of CR-526 and Hwy 1, which is a walkable distance from the property. Regulations All events are subject to the following regulations • Maximum event length is 6 hours, between 10 a.m and 10 p.m. All attendees who are not overnight guests must arrive after the beginning of this time period and leave before the end. The scheduling of the event will be agreed to in advance at time of booking. • Events must conclude, and all non-resident guests be shuttled off the property, by 10 p.m. at the latest. • If the inside dining table is used, it must be covered by a table cloth. • No pets, other than agreed-upon pets accompanying overnight guests • No loud amplified music • Absolutely no event guests allowed upstairs in either the main house or studio. Shoes must be removed if they will be walking on carpets downstairs. • All outside event furniture, equipment, etc.—everything other than the personal possessions of overnight guests—must be removed from the property by 3 p.m. on the day following the event (or 10 am if you are checking out the day after). • The owner or his agent can and will visit the site at any time before, during or after the event to verify that regulations are being followed and the headcount is accurate, and they reserve the right to terminate the event if regulations are not being followed or the actual number of guests exceeds the agreed upon limits.
