The carriage house has an independent entrance, 2 private bedrooms, sleeping loft, livingroom, kitchen, dining room & bathroom in a quiet and safe intown neighborhood. 15 min by car to downtown Atlanta & Decatur, GSU, Emory, & Georgia Tech. 1 mile to MARTA & restaurants. Guests love the decor, neighborhood & quiet community. They also love that smoking is not allowed. Hosts live on property, right next door. They greet guests on arrival & respond to questions quickly. No Smoking. No parties. The space The carriage house is a stand alone house with its own entrance, fully stocked kitchen (plates, bowls, wine and champagne glasses, cups, mugs, french press, pots, pans, cooking and eating utensils, can, beer and wine openers, paper towels, etc.), eating area, bathroom with Italian tiled walk-in shower, closet and hangers, sofa sleeper (doubles as one of three beds) in the loft, king size and full size beds in two private bedrooms, armoire and large screen television with an apple TV, wifi and streaming services like Hulu and Netflix. Sleeping. The futon sleeps 1 adult comfortably in the upstairs loft. Downstairs, the bedrooms are converted garages. One bedroom has a king size bed with a pillow top mattress. The other bedroom has a full size bed. The carriage house was built with a high efficiency rating, so it is quite comfortable in the spring, summer, fall and winter especially with the zoned HVAC system. Guests can unplug by catching up on tv shows, reading a book or magazine from the library provided in the suite, or going for a walk in our conservation area. The studio offers lots of natural light, so open your blinds, or close then to take a peaceful nap. It has actually served as the writing retreat for many authors and artists. We hope you will be inspired while you are here. It has also been leased to local nannies, doctors and lawyers working in Midtown, at Emory, Downtown and the nearby neighborhoods. All bedding and towels are available for guests stay. A mix of bathroom toiletries are under the sink. There is a stackable washer/dryer in the unit. Guests who stay more than 7 days are assessed an additional cleaning fee to maintain the cleanliness of the property, refresh towels and bed linens. This additional fee will be discussed with guests prior to completion of the reservation. Smoking is not permitted anywhere in the carriage house or on the property. Absolutely no smoking is allowed anywhere on the property. No smoking inside. No smoking outside. Parties are not permitted. 4 people max in the property. Guest access Guests will park in the back of the carriage house, facing or parallel to the two garage doors. Walk toward the blue garage door and turn to your right. You can enter that door immediately on your right next to the flower pots or walk up the stairs, and the main entry will be on your left. Use the access code provided to you by the host on the keypads. Walk through the ground floor entry rather than walking up the exterior stairs with luggage if you prefer. The ground floor entry takes you through one of the private bedrooms. Other things to note The property has full AC and heating throughout. No more than 4 people are permitted in the property at a time. No more than 1 parking space is available for visitors. Quiet hours 10pm to 8am. Park immediately behind the carriage house, parallel to the double garage doors. Please do not park in the rear driveway. Please do not park behind either of my neighbor's homes. Please only park one vehicle. Guests are asked to use the ground level if sitting outside. Hosts can provide folding chairs. Smoking is not allowed anywhere on the property, inside and outside. If you are a smoker we encourage you to find another listing where you will be more comfortable. Please also be mindful of your electrical and water usage. Adjust the heating and cooling system to a moderate temperature while in the apartment. Please turn lights off when not using them. Atlanta has seen its share of droughts and water restrictions. Please be mindful of your water use, specifically, be conservative with your use so you too can help neighbors and fellow city residents efficiently manage our limited water supply.
