Sits on Captain's Hill in the Vista Del Oro section of San Pedro with city & ocean views from Downtown LA to Dana Point. Each room was designed for luxurious comfort and function. PORCH at front door smoking friendly area. LIVING RM: Z Gallerie 9+ seater couch around a 70" 4k TV. Netflix. DINNING RM: 8 chairs & CASUAL: 5 chairs. BEDROOMS: One bedroom and bath is downstairs and the other 3 bedrooms and 2 bathrooms are upstairs. Sleeps 8 on firm, all queen-sized mattresses with foam tops but 1 king size in the Marilyn Monroe room (the 9 seater living room couch can sleep another 2!) with feather duvets and variety of pillows. 2 TVs upstairs work w Roku remotes. LIGHTING: Push button light switches (some dimmable) recessed lighting. KITCHEN: coffee maker (12-cup or pod capable), microwave, dishwasher, Refrig & Range, wine cooler, cooking essential pots & pans, glassware, bowels & plates, 4 levels of variety of glasses. PARKING: plenty of free street parking (8 cars immediately around property). BACKYARD: Charcoal and propane BBQ grill. Zen garden has stepping stones and sand not kid or pet friendly. Gates divide back half of the property from the front. Fruit in the Backyard (orange, marionberry, tangerine, lemon, fig; & rosemary, lavender, & tomatoes). Swing on the hammock. Get a walk around the property (1 min:)). The studio in the backyard occasionally gets rented out. Please inquire. PETS: please inquire. Upon approval, pet deposit & fees apply. Allowed on couch only as long as the waterproof gray fleece throw (provided) is thrown over the couch to protect back and seat cushions at all times.the backyard is not pet friendly bc sand ; only front yard pet friendly Guest access Guests have access to the entire main house. ZEN garden in backyard is not kid or PET friendly but divided by gates from the frontyard. In back yard, off limits: garages, driveway, garage studio and the garage in back corner of the property. The studio in the backyard occasionally gets rented out. Please inquire. Other things to note Guests need to read and understand the house rules and listing. After welcome message is sent, answering questions to #1-5 will help guests be considered for approval. The cleaning fee covers basic cleaning only and any extra cleaning will be charged at $35/hr. The basic cleaning fee does not cover extra time required to return home back to the condition found. This includes, but not limited to: moving furniture back to original locations, extra cleaning for time to: to remove stains, spots, spills, taking trash out, put dishes away, clean oven & stove stop dirtiness, or evidence of a party. Do not move furniture or Sonos sound system. Min $40/hr painting. Catering: we recommend Arepa Stand: Venezuelan organic (vegan options) gluten-free delicacies Exterior cameras: at all points of entry, garage, backyard areas, ring doorbell camera. Must keep active functional through out stay at all times. Some interior lights are on timers. Living, dining & kitchen. Keep water fixtures free of water stains to avoid corrosion of metal resulting in replacement charges at plumbers rates. If you do not checkout on time, you may be charged up to a full nights stay. The studio in the backyard may be rented if an additional 1-2 guests need a room otherwise it does get rented out occasionally. Please inquire. Up to 2 pets allowed under 20lbs. $150 pet fee. Declawed cats only. The water, gas, and trash are paid utilities but extreme usage will result in additional fees (over 10HCFs water, 300 kWh power in 1 month period). The limit on the internet is 1,280 gigs. If you think you’ll go over the limit, please let the host know beforehand. The upstairs thermostat is in the hallway and if all bedroom doors are closed it may get an inaccurate reading and the rooms may get hot while sleeping at night.
